3 COBie Requirements COBie Requirements Objective A building s value t an wner is nly realized by thse buildings that are easily maintained, perated, and managed fllwing the building turn-ver when design and cnstructin teams depart frm the jbsite. The Cnstructin Operatins Building infrmatin exchange (COBie) is a specificatin fr the delivery f building infrmatin during design and cnstructin t rganize and ultimately replace current dcument-based cnstructin handver deliverables. The bjective f COBie deliverables is t capture data that is already fund n drawing schedules, cnstructin administratin frms and handver deliverables. The result is a single, cnsistent, penstandard, fr cnstructin handver infrmatin. All prject stakehlders shall have dwnladed, read, and understd the COBie standard and these instructins. Since engineering cnsultants and cnstructin subcntractrs have a critical rle in helping designers and prime cntractrs meet COBie deliverable requirements, participating engineering cnsultants and subcntractrs shall have dwnladed, read, and understd the COBie standard and these Instructins. COBie Standard NBIMS-US V3 may be dwnladed frm Free registratin is required prir t dwnlad. Fllwing dwnlad, the COBie Standard is fund in chapter 4.2 (and related Annexes). Architects, engineers, and cntractrs will find mst value frm NBIMS-U V3, chapter 4.2, pages 1-46 and Pages in the center f the COBie standard are f primary interest t business prcess analysts and sftware engineers. There are fur frmats in which COBie data may be delivered. These frmats are fund in Table 81, page 214. The frmat required by the Prvince is identified in this dcument. The requirements fr COBie deliverables during design and cnstructin are fund in Table 89, page 229, and Table 90, page 230 f COBie Standard, chapter 4.2. 6 COBie Requirements 3. Space and Rms 3.1 Space and Rm Requirements.1 All rms in the Cnsultant s rm finish schedule, shall appear as rws in the COBie.Space tab. All ther disciplines mdels and subcntractr shp drawings must include space names that exactly match the flr and space names fund in the designer s rm finish schedule..2 Shuld there be mechanical r structural access spaces, such as plenums r under flr spaces, that require intensive management, and if agreed t by the Prvince t d s, these additinal access spaces shall be included as rws in the COBie.Space tab..3 T ensure the prper identificatin f assets placed under, utside, r abve the building a minimum f ne COBie.Flr shall be prvided fr Fundatin, Site, and Rf. One COBie.Space rw shall be prvided fr each f these COBie.Flr rws. Any COBie assets fund in thse regins f the building shall be identified as being within thse COBie.Space rws. 4. Assets and Prperties 4.1 Asset Exclusin List.1 The list f building assets and prperties t include in a COBie file cannt be stated fr all buildings due t the varying design requirements fr types and uses f buildings. The Cnsultant and Cntractr shall:.1 Refer t the COBie standard list f excluded building elements (NBIMS-US V3, Chapter 4.2, Pages )..2 Include all ther building assets present in the design dcuments in the COBie file. 4.2 Large Equipment Spatial Cntainment 5. Building Systems 6.1 System Requirements.1 The number and descriptins f the building systems shall be defined by the Cnsultant and listed in the AEP..2 The specific value fr COBie.System.Name assigned t each relevant Cmpnent shall be determined by the system n which that cmpnent is installed..3 The COBie.System.Name shall be named t match system names in the cntract dcuments..4 The COBie.System.Catagry shall be classified in accrdance with the Prvince s Asset Classificatin Standard. 7. Classificatin 7.1 Classificatin Requirements.1 The prject shall utilize the Prvince s Asset Classificatin Standard t assign classificatin standards t the prject facility, spaces, and assets. 8. Resurces 8.1 COBie Standard.1 The COBie Standard is fund in Chapter 4.2 (and Annexes) f the Natinal Building Infrmatin Mdeling Standard - United States, Versin 3. These instructins will facilitate the exchange f building, system, and prduct infrmatin thrugh the prject life cycle. COBie Instructins This sheet cntains the instructins, the required sheets per prject phase and the legend indicating the clr fill fr field infrmatin.
