1 ORDNANCE AN ORDNANCE OF THE CTY OF GRAND PRARE, TEXAS, AMENDNG THE ZONNG MAP AND ORDNANCE TO REZONE THE SOUTHERN HALF OF LOT 5, BLOCK 38, DALWORTH PARK ADDTON, CTY OF GRAND PRARE, DALLAS COUNTY, TEXAS, FROM MULT FAMLY- ONE ( MF- ) DSTRCT TO A PLANNED DEVELOPMENT ( PD) DSTRCT WTH SNGLE FAMLY- 6 ( SF- 6) DSTRCT USES; SAD ZONNG MAP AND ORDNANCE BENG NUMBERED ORDNANCE NUMBER 779 AND PASSED ON NOVEMBER 2, 99; REPEALNG ALL ORDNANCES OR PARTS OF ORDNANCES N CONFLCT HEREWTH; CONTANNG A SAVNGS CLAUSE; AND TO BECOME EFFECTVE UPON TS PASSAGE AND APPROVAL WHEREAS, the owne of the popety descbed heen below fled applcaton wth the Cty of Gand Pae, Texas, pettonng an amendment of the Zonng Odnance and map of sad cty so as to change the zonng desgnaton of sad popety FROM MULT FAMLY- ONE ( MF- ) DSTRCT TO A PLANNED DEVELOPMENT( PD) DSTRCT WTH SNGLE FAMLY- 6 ( SF- 6) DSTRCT USES; and WHEREAS, the Plannng and Zonng Commsson of Gand Pae, Texas, held a publc heang on sad applcaton on Apl 2, 28 afte wtten notce of such publc heang befoe the Plannng and Zonng Commsson on the poposed zonng change had been sent to ownes of eal popety lyng wthn 3 feet of the popety on whch the zonng change fom Mult Famly- ( MF- ) dstct to a Planned Development PD) dstct wth Sngle Famly- 6 ( SF- 6) dstct uses s poposed, sad Notce havng been gven not less than ten( ) days befoe the date set fo heang to all such ownes who endeed the sad popety fo Cty taxes as the owneshp appeas on the last appoved Cty Tax Roll, and such Notce beng seved by depostng the same, popely addessed and postage pad, n the Cty Post Offce; and WHEREAS, afte consdeaton of sad applcaton, the Plannng and Zonng Commsson of the Cty of Gand Pae, Texas voted 9 to to ecommend appoval of the equest to allow a zonng change fom zonng change fom Mult Famly- ( MF- ) dstct to a Planned Development ( PD) dstct wth Sngle Famly- 6 SF- 6) dstct uses; and WHEREAS, Notce was gven of a futhe publc heang to be held by the Cty Councl of the Cty of Gand Pae, Texas, n the Cty Hall Plaza Buldng at 6: 3 P.M. on Apl 7, 28, to consde the advsablty of amendng the Zonng Odnance and Map, and all ctzens and pates at nteest wee notfed that they would have an oppotunty to be head, such Notce of the tme and place of such heang havng been gven at least ffteen( 5) days po to such heang by publcaton n the Fot Woth Sta Telegam, Fot Woth, Texas, a newspape of geneal cculaton n such muncpalty; and WHEREAS, all ctzens and pates at nteest have been gven an oppotunty to be head on the matte of the zonng change, and the Cty Councl of the Cty of Gand Pae, Texas, beng nfomed as to the locaton and natue of the use poposed on sad popety, as well as the natue and usablty of suoundng popety, have found and detemned that the popety n queston, as well as, othe popety wthn the cty lmts of the Cty of Gand Pae, Texas, has changed n chaacte snce the enactment of the ognal Zonng Odnance, changng the zonng fom zonng change fom Mult Famly- ( MF- ) dstct to a Planned Development ( PD) dstct wth Sngle Famly- 6 ( SF- 6) dstct uses; and, by eason of changed condtons, does consde and fnd that ths amendatoy Odnance should be enacted snce ts povsons ae n the publc nteest and wll pomote the health, safety and welfae of the communty.

That Odnance Numbe 779, beng the Zonng Odnance and Map of the Cty of Gand Pae, Texas, showng the locatons and boundaes of cetan dstcts, and sad Zonng Odnance and Map havng been made a pat of an Odnance enttled: THE UNFED DEVELOPMENT CODE OF THE CTY OF GRAND PRARE, TEXAS, AS PASSED AND APPROVED BY THE CTY COUNCL ON THE 2TH DAY OF NOVEMBER, 99, TOGETHER WTH ALL AMENDMENTS THERETO AND ENACTNG A REVSED ORDNANCE ESTABLSHNG AND PROVDNG FOR ZONNG REGULATONS; CREATNG USE DSTRCTS N ACCORDANCE WTHA COMPREHENSVE PLAN..." beng passed and appoved Novembe 2, 99, as amended, s heeby futhe amended so as to change the zonng dstct of the followng descbed aea fom ts classfcaton of zonng change fom Mult Famly- MF- ) dstct to a Planned Development( PD) dstct wth Sngle Famly- 6 ( SF- 6) dstct uses; Descpton of Land: SOUTHERN HALF OF LOT 5, BLOCK 38, DALWORTH PARK ADDTON, CTY OF GRAND PRARE, DALLAS COUNTY, TEXAS, AND AS DEPCTED N EXHBT A- LOCATON MAP AND EXHBT B - ZONNG EXHBT, WHCH ARE NCORPORATED HEREN BY REFERENCE..
