3 LOCATION Seisdon House stands within a short distance of the centre of the village of Seisdon which is ideally situated within unspoilt countryside and yet within convenient travelling distance of Wolverhampton, Telford, Stourbridge, Dudley, Bridgnorth and surrounding areas. There are some local facilities within the village and shopping at Pattingham, Perton and Wombourne and Tettenhall, Merry Hill and Compton on the outskirts of Wolverhampton. There are excellent schools in both sectors within travelling distance, some of which provide coach services. DESCRIPTION Seisdon House has early origins. The kitchen area probably dates from the Seventeenth Century and was a property of some importance which is demonstrated by the fine, carved and fluted timbers. The major part is probably Victorian with a front added subsequently in Georgian style. Many of the windows have been replaced with UPVC double glazed units to match the originals. Seisdon House offers the opportunity of alteration and improvement, the cost of which would be amply justified by its spacious rooms and location. The front drive leads through a five-barred gate to an extensive, gravelled forecourt and the drive continues around the side of the house and runs into the tarmac back drive which also give access from Post Office Road. Seisdon House has a dignified, formal front elevation and is built of brick with slate roof with matching sash windows.
4 ACCOMMODATION A front PORCH with glazed double doors set between square pilasters leads into the ENTRANCE HALL which has a stone flagged floor and an open arch beyond which is the staircase. The DRAWING ROOM has a fireplace in Adam style with marble slips and hearth, there is a large front window and two side windows one of which leads to the large CONSERVATORY which has two pairs of double opening casements to the terrace. The DINING ROOM has a marble fireplace with marble slips and hearth and an art nouveau copper surround, there are two tall windows and the SITTING ROOM also has a marble fireplace with multi-fuel burning stove with a side window, double opening casements to garden, two recessed and laminated display cabinets and a central oak beam. The BREAKFAST KITCHEN has a range of panelled oak units with inset laminated tops, 1½ bowl stainless steel sink unit, built-under Neff electric cooker and four-ring ceramic hob with extraction hood above and integrated Neff dishwasher, there are matching wall and display cupboards with under-cupboard lighting, two matching recessed cupboards, an oil-fired double oven Aga set in a tiled recess and flanked by two windows. A particular feature is the central, heavy oak beam with fluting and decorative carving together with fluted rafters. There is a larder with fitted shelving and a large UTILITY ROOM with sink unit and extensive ranges of built-in cupboards, there is a decorative, carved lintel over one of the cupboards, two fluted ceiling beams and rafters. A door leads to the original DAIRY with ranges of fitted shelving and a door beyond leads to brick stairs which lead down to TWO LARGE CELLARS with electricity. A staircase leads to LANDING with the PRINCIPAL BEDROOM SUITE which has a large bedroom with extensive ranges of built-in wardrobes, three windows, acanthus leaf coving and double doors leading to the en-suite bathroom which also has access from the landing, with a pampas suite of panelled bath and twin vanity units with arched mirrors at the rear. Behind are matching WC and bidet and fully tiled shower with thermostatic control. BEDROOMS TWO AND THREE are both double rooms and beyond, off a small side landing are TWO FURTHER DOUBLE CONNECTING BEDROOMS one of which has a BATHROOM ENSUITE with panelled bath, vanity unit, WC and fully tiled shower with Triton electric shower. The REAR LANDING has a vanity unit, a separate WC and a BEDROOM beyond which has been used as a STUDY. A further staircase leads from the landing to the upper floor with TWO ATTIC BEDROOMS.

6 OUTSIDE There are TWO GARAGES one of which houses the oil tanks and a two-division GARDEN STORE, TOOL STORE and LOG STORE with a pair of wall mounted Worcester gas fired combination boilers for central heating and domestic hot water which are only approximately six years old. The GARDEN AND GROUNDS extend to around one acre and are a particular feature of the property. Outside the back door there is an extensive paved terrace with lawns beyond surrounded by a wide variety of flowering and ornamental trees and shrubs including a fine, matured magnolia. There is a formal rose garden and an ornamental pool with a decorative stone bridge behind which is a small walled garden with a summerhouse. On the other side of the house are sweeping lawns with many fine, matured trees and shrubs and a bank of spring-flowering bulbs. Please note there is an additional paddock to the rear (around 2.75 Acres) that could be available by separate negotiation.
