HILL HOUSE HEYDON ROAD AYLSHAM Fig. 1. Façade from north. Report on the significance of a Heritage Asset NHER: Stephen Heywood FSA Heritage and Landscape Norfolk County Council County Hall Norwich
Hill House, Aylsham Introduction This listed house has recently been sold and is subject to an application for Listed Building Consent to make important alterations. This report attempts to assess the significance of the building as it stands. The house, of brick with glazed black pantile roofs, has undergone major alterations and enlargement spanning the middle years of the 19 th century. In plan the main block is to the north and forms an L plan with the service wings occupying the south west corner. The latter consists of two parallel buildings of different builds. Immediately adjacent to the south/rear of the building there were contemporary storage and fuel lean-to buildings. The only built connection to the house of these buildings was a wall with an arched doorway dividing off the small yard (fig. 6) 1. The different parts of the building are the result of gradual addition over a relatively short period. 1. The earliest building is the east part of the parallel service wings. The building extended to the north slightly more and accommodated a doorway at its northern end exposed on the interior but blocked as part of the construction of the cross wing on the exterior (figs 2 and 3). The building retains its original roof which is a simple double roof with tie beams, collars and purlins. The window openings were clearly simple casements which were changed and enlarged with sash windows. The interior of the building retains a chamfered bridging joist with simple stops and has a stack against its gable-end. Fig.2. Elevation of original house 2
Fig 3. sketch reconstruction 2. Soon after the construction of the tiny cottage a large cross wing was added (fig. 9) The north façade (fig.1) is a symmetrical three-bay arrangement of two-storey canted bays flanking the doorway. Each facet of the canted bays has a sash window with glazing bars 8 panes to the sides and 12 to the fronts. The sash weight boxes are apparent and they are beneath rubbed brick skewback arches (fig. 4 ). The sashes have quite wide glazing bars with part-ovolo mouldings. The sashes to the west upper canted bay have been renewed. There is a cornice with a timber fascia which conceals the gutters. The door case is pedimented with an architrave and frieze supported on Roman Doric pilasters. The door itself is of raised and fielded panels with a plain rectangular fanlight (fig. 5).The brick work itself is carefully pointed with raised lime putty fillets related to tuck pointing. Red mortar made with ground brick is used to accentuate the pointing (fig.6). Above the doorway is a fire insurance plaque bearing the number The plaque is circular surmounted with an open crown and an indistinct bas relief of The Royal Exchange before it was burnt down and replaced by the present building in It is probably of cast iron and is the mark of the Royal Exchange Assurance Co. (fig. 6). Fig 4. Typical sash window Fig. 5. Front door case 3
Fig. 6. Fire insurance plaque and detail of brick work. There are chimney stacks to the gable ends with unmemorable chimney pieces. The central cell is occupied by the staircase with a wreathed handrail and balusters which were covered with hardboard. The recent removal of the hard board revealed not simple stick balusters, as might be expected, but standard turned balusters of Victorian date on an open string (fig. 7). Several balusters are missing and the moulded cover strips for the tread ends have been removed. Fig. 7. Recently revealed stair case. On the rear (south) wall of the added cross wing is a tall blocked opening with its sill at the level of the half landing of the stair. It is assumed that this was the passage of a straight staircase into the original house. 4
There is provision for the original roof connecting to that of the added cross wing in the form of interrupted tiling battens and shortened rafters. Also the remains of the mortar fillet marking the line of the roof can be seen at the top of the south wall of the cross wing (fig. 8). The phase one roof was lower and met the cross wing roof at mid height. Fig. 8. Rafter of phase 1 building and the mortar filet where it joins the higher cross wing At the time of the addition of the cross wing the windows of the phase one wing were upgraded with sash windows similar to those in the cross wing. A larger tripartite sash was given to the ground floor room. The disturbed right hand reveals of all the openings indicate enlargement of existing windows employing one of the reveals of the former windows (fig. 2).. An inappropriate 20 th century addition is a single storey flat roofed extension to the side of the main elevation wholly detrimental to the aesthetic interest of the façade (fig.1). Fig. 9. Sketch reconstruction of phase 2 3.The principal work of this phase was the addition of the second service wing (Fig 10). The joints and off sets in the brick work show that the west wall was lower than it is now and that the wing had a lean-to roof continuing the line of the rafters on the west side of the phase one roof, forming something close to a cat slide roof. The remains of the flaunching survive on the south wall of the cross wing (fig.11 ). 5
Fig 10. Sketch Reconstruction of phase 3. Fig. 11 Flaunching remains against cross wing This addition necessitated the construction of a half gable. The new wing contains a service stair and very little else of interest. 4.The lean-to roof was probably short-lived and a more bold attempt at integrating the two wings was made. This involved heightening the west wall of the second wing to the same level as the east wall. The eastern rafters of the phase 1 roof were lengthened to the height of the cross wing ridge and rafters, supported on purlins between vertical struts, were built over the western parallel wing. These two half roofs were linked by a flat roof (figs. 12, 13 & 14). The gables were built up to this shape. Since, the massive gable has failed and been rebuilt and is beginning to split again. 6
Fig 12. Original roof to right. Linking flat roof to centre Fig 13. Strutted half roof over west wing 7
Fig 14 Sketch reconstruction of phase 4 Probably contemporary with this phase was the construction of a canted single-storey extension with a flat roof. The room had the function of a conservatory with a pair of large sash windows with glazing bars flanking French windows (fig. 15). The roof of the building evidently served as a terrace as indicated by the French windows which were incorporated with the heightening of the wall. Fig. 15. Canted bay on west elevation Just to the south of this bay is a later 19 th -century addition with a flat roof. The demolished wall with an archway through it connected this building to the boundary wall (Fig. 16). 8
Fig 16. The demolished wall and out shuts. The Significance of Hill House This mid 19 th -century building started life with a very poor quality cottage which later became the service wing of the grand cross wing added a few years later. The addition, although quite heavy with two-storey canted bays lacking the elegance of late Georgian or Regency architecture, has symmetry, fenestration of some quality and a classical door case. Although debatable, it is this façade which makes this building just of listable quality. The wings to the rear, are ingeniously put together, but lack any special interest and are poorly built and messily repaired. They are very unstable with some serious active subsidence which would require considerable rebuilding to rectify. There are no features in the building of special interest and its replacement would not represent a great loss and if replaced with an extension of similar dimensions but of greater quality, remaining, however, subservient to the main block, the building and the area would benefit. Stephen Heywood FSA December 2009 Notes 1 These buildings and the wall have been demolished owing to their instability and the pressure exerted by them on the boundary wall. 9
