This is t be nted n the drawing; All abutting streets, right-f-ways, easements, rad widening; Existing grades f abutting rads and prpsed grades thrugh new entrances; Elevatins n an 8.0 metre grid thrughut the site including lt crners and t a least 15 metres beynd the prperty bundaries s that existing drainage patterns may be evaluated; The verall (existing and prpsed) surface drainage pattern n the site is t be shwn by flw directinal arrws; Prpsed drainage swales with minimum grades f 1%; Grund flr elevatins f the building and grund elevatin at all building crners, entrances, catch basins, tps and bttms f slpes and ther lcatins, as required, t establish the surface drainage system; Lcatin f all existing and prpsed curbs with types, retaining walls and edge f asphalt if n curb required; Finished asphalt grade at curbing. Tp f curb elevatin (existing and prpsed) may be prvided as additinal infrmatin; NOTE: Driveway cuts will be cmpleted by City frces (if required) t be indicated n drawing; All new and prpsed sidewalks t be indicated n drawing with prpsed elevatins; The lcatin f hydr transfrmers must be identified; Legend detailing all symbls used (i.e. catch basins, retaining walls, rad, prperty line, building line, (existing and prpsed) elevatins. All driveways frm prperty lines fr the first 7.5 metres frm curb shall be within 5% maximum grade, thereafter, all driveways shall be within 10% maximum grades; The apprval f plans des nt exempt the Owner s bnded Cntractr frm the requirements t btain the varius permits nrmally required t cmplete a cnstructin prject, such as, but nt limited t, the fllwing: a) Encrachment Agreements (if required); b) Rad Occupancy Permit; The Building Cde requires a maintenance hle t be installed within 30 metres (98-5 ) f a building fr building sewers greater than 6 diameter.

Refer t OPSD and OPSS specificatins and drawings fr all ther details; The drawing must clearly indicate that all wrk t be cnstructed n the right-f-way must be cnstructed by City frces unless therwise nted; Varying circumstances may require that requirements ther than thse listed abve be indicated n the drawings. Existing Cnditins Plan Legend; Nrth arrw; Scale; Bench mark (t be prvided by the Infrastructure Services - Engineering Divisin upn request); Bearings and lengths f prperty lines; Surrunding land uses; Legal lines, such as bundaries and easements; Lcatin and dimensins f all rads (radii f turns), walks, buildings, walls, utilities (surface, sub-surface and verhead); Cnturs at every 0.5 metres fr slpes f less than 5% and every 1.0 metres fr slpes f mre than 5%. An indicatin f ff-site grades and majr tpgraphic features; Spt elevatins at key pints such as lt crners; Presence f swamps, streams, water bdies and drainage ditches and swales; General vegetative cver f the site and its surrundings. The lcatin, elevatin and size f prminent trees and shrubs n the develpment site; Lcatin f any gelgical features n the site; Elevatins n the land arund the develpment site and infrmatin cncerning any strm run-ff shedding nt the site frm adjacent prperties. Other Plans As Required All develpment plans must be drawn t a useable metric scale (i.e. 1:100, 1:300, 1:500). Sheet sizes shuld nt exceed an ANSI "D" size (i.e. 24" x 36"). Depending upn the scpe f the requested Site Plan, fewer r mre cpies f the plan may be required. Please cntact the Planning Technician II fr advice. Site Plans must be stamped r therwise reviewed by an Ontari Registered Architect r an Ontari Registered Prfessinal Engineer where a new building/additin requires such prfessinal design pursuant t the Table [C] f the OBC. All prjects shall submit an electrnic versin f the required develpment plans in AutCAD.DWG frmat Versin 14 r higher, with the fllwing spatial characteristics: Map Prjectin: Hrizntal Datum: Hrizntal Units: Universal Transverse Mercatr NAD83 Zne 17 Nrth Metres

The City s hrizntal cntrl netwrk (UTM NAD83) may be used as a cntrl reference and can be accessed n the City f Welland Internet Map Server at the fllwing web address: Reprts and Designs as per Pre-Cnsultatin Frm (all reprts and designs (i.e. Nise Reprts, Traffic Impact Study, Getechnical Reprt, Strmwater Management Reprts, etc.) fr prpsed develpments must be cmpleted, signed and stamped by accredited prfessinals in the specific field f which the reprt r design was requested. A Registered Deed, including a full legal descriptin f the subject lands, must be prvided. As well, a cpy f the current parcel register "PIN Sheet" frm the Registry Office is required. The name(s) and title(s) f the persn(s) wh will be signing the Site Plan Cntrl Agreement (authrity t bind the Crpratin). Building Cde/Fire Cde Requirements Traffic circulatin and fire rute signs/lanes including prper lane widths, turning radii and sign lcatins (any lanes t be designated as fire rute lanes are t be clearly shwn and apprved by Fire and Emergency Services); Existing and prpsed lcatin f any exterir walkways, stairs, escalatrs, building entrances; All new buildings (except buildings used as twnhuses nly) are required t prvide barrier-free accessibility. Cnsideratin must be given t prviding a barrier-free path f travel frm the parking area t the main entrance dr, such as prvisins fr illuminatin, signage, etc., in accrdance with Sectin 3.8 f the Ontari Building Cde; Indicate if the building is classified under Part 9 f the Ontari Building Cde (OBC) (generally buildings less than 600 square metres in ftprint), r under Part 3 f the OBC (generally buildings greater than 600 square metres in ftprint, r greater than three streys; r any assembly r institutinal building); If the building is classified under Part 3, the building size and cnstructin relative t ccupancy must be specified n the drawings in accrdance with the Building Cde (i.e. ne f OBC thrugh ). The Fire and Emergency Services and the Building Divisin require this infrmatin in rder t review plans f Part 3 buildings t determine if adequate fire access rutes and fire hydrants have been prvided; Building Cde requirements dealing with fire fighting access, Siamese fire department cnnectins, fire access rutes, streets, lcatin f fire hydrants, etc. must be addressed in accrdance with OBC and OBC ; An adequate supply f water is required fr fire fighting purpse fr new Part 3 buildings, generally greater than 200 square metres in area, OBC (1) and Appendix A. The requirements fr additins t existing buildings are als specified. Water supply/demand shall be calculated as fllws: Fr buildings withut sprinkler systems serviced by the City waterwrks the flw rate specified in Table 2 f Appendix A must be available at a minimum pressure f 20 psi fr 30 minutes; Fr buildings withut sprinkler systems in rural areas nt serviced by the City waterwrks, Appendix A specifies the pnd/reservir vlume and flw rate requirements; Fr buildings with sprinkler systems serviced by the City waterwrks r in rural areas, the design criteria f NFPA 13, "installatin f Sprinkler Systems" will gvern the flw rate and duratin requirements fr the cmbined demand f the sprinkler system and hse stream;

7 SITE PLAN CONTROL APPLICATION SUBMISSION CHECKLIST PAGE 7 A private hydrant(s) will be necessary fr rural areas and may be necessary in urban areas t achieve the flw and lcatin requirements specified in the OBC; The building designer must ensure, at an early stage, an adequate supply f water is available r can be made available by the prpnent. The Applicant fr building permit may be required t verify water supply prir t issuance f the permit; Additinal infrmatin required by Fire and Emergency Services and the Building Divisin as fllws: building area (i.e. ftprint), building use, lcatin f fire walls, number f streys, lcatin f prpsed and existing fire hydrants. All buildings must be specified as being sprinkler prtected r nnsprinkler prtected; Every building with an internal sprinkler r standpipe system shall be prvided with a Siamese fire department cnnectin, NFPA 13, and OBC (5); All Siamese fire department cnnectins must be lcated n the utside f a building adjacent t a street/fire access rute and within 45 metres f a fire hydrant and shall be unbstructed by plantings, vegetatin, etc.; Buildings greater than 600 square metres in area r 3 stries in height require a street/fire access rute be prvided t the principle building entrance and each building elevatin is required t face a street/fire access rute, OBC , ; Fire access rutes must meet the 6 metre width, 12 metre centreline radius, 5 metre verhead clearance, 1:12.5 gradient, hard surface and turnarund facilities requirements f OBC Fire access rutes must be lcated s the building face is nt less than 3 metres and nt greater than 15 metres frm the nearest prtin f the fire access rute, OBC (1); A fire hydrant shall be lcated within 90 metres f the building perimeter required t face a street, OBC (2). and within 45 metres f the Siamese fire department cnnectin.
