1 Twn f Truckee Residential Plan Submittal Checklist This checklist delineates the specific requirements f cnstructin dcuments and shuld be used by the designer(s) when develping the required submittal dcumentatin listed n pages 1-3. Plans shall be drawn t scale, and shall be f sufficient clarity t demnstrate the nature and extent f the prpsed wrk. The plans will be in cnfrmance with cdes, laws, rdinances, rules, and regulatins f the 2016 Califrnia Building Cde CBC Sectin Utilize the checklists belw t ensure that the submissin f plans and dcumentatin are cmplete. This will ensure a mre effective plan review and building inspectin prcess. If the required items listed have nt been submitted, the applicatin may be cnsidered incmplete and may be rejected. Ensure the fllwing are cmpleted n this frm: Each item shall be checked r initialed by the applicant verifying cmpletin. Signature page (page 3) shall be signed t verify that yu have submitted all items listed belw. Checklist: Plan Set Submittal Requirements: Submit three (3) sets f plans t the Cmmunity Develpment Department. Each set shall include the fllwing pages fr each divisin. Building Divisin One (1) cmplete sets f plans stamped and signed by the registered design prfessinal in respnsible charge (refer t Page 2: Building Plans Shall Include:). Planning Divisin / Assessrs Set One (1) set f drawings t include: Site plan Bundary and Tpgraphic Survey Map stamped and signed by the Licensed Surveyr Flr plans All exterir elevatins Landscape plan with apprpriate water efficient landscape wrksheet r frms Nte: Other than the survey map, these plans are nt required t be stamped and signed, but must nt be altered in any way frm the riginal stamped and signed set. Engineering Divisin One (1) set f drawings t include: Site plan (shwing all required driveway gemetry, including widths, slpes, cuts/fills, etc. and lcatin f animal resistant garbage enclsure) Ersin preventin plan (lcatin and sizing calculatins fr all temprary and permanent BMPs) Flr plan (fr additins shw existing and prpsed) Nte: These plans are nt required t be stamped and signed, but must nt be altered in any way frm the riginal stamped and signed set. If prperty is n septic: Please cntact Nevada Cunty Envirnmental Health Department at (530) x3 r by at env.health@c.nevada.ca.us in regards t their submittal/review prcess. Electrnic Submittal Requirements: cdd@twnftruckee.cm yur submittal package. We d nt limit the way in which yu can deliver yur submittal dcumentatin (i.e. Attach PDF s t the (each file MUST be less than 20MB), send us a Drpbx link, r yu can prvide a ggle drive link as well). Each individual dcument needs t be a separate file titled apprpriately. Nte: Only ne (1) Building Divisin set f plans and supprting dcumentatin needs t be submitted. 2 Cmplete Building Plan Set / Supprting Dcuments Shall Include: (See pages 4 thru 10 f this dcument t further define the requirements f plan dcuments requested). One cmpleted Residential Permit Request Frm. One set f engineering calculatins, stamped & signed by architect/engineer wh prepared them. Verify snw lad cnsidered in engineer s design calculatins is crrect. If using an access easement, a cpy f the easement deed r subdivisin reprt will be necessary t shw that the prperty wner has legal use f the easement. One cpy f cmplete getechnical reprt r if requesting waiver as allwed by the Twn s Sils Reprt Requirements (available n Twn website), apprpriate supprting dcumentatin as allwed by exemptin 1 r 2 f plicy shall be included with design dcumentatin. One cpy f signed and registered energy dcumentatin (CF-1R and MF-1R frms) in cmpliance with current energy standards, n the cnstructin drawings r a separate dcument. One cpy f cmpleted Twn Wildland-Urban Interface (WUI) Fire Area Cnfrmance Checklist. One cpy f cmpleted CALGreen Residential Mandatry Measures Submittal Checklist Statement f special inspectins n the plans and ne cpy f the Special Inspectin and Testing Agreement prepared by the registered design prfessinal in respnsible charge. One cpy f stamped/signed metal-plate cnnected wd truss calculatins. Registered design prfessinal in respnsible charge shall certify that they have reviewed truss calculatins. (May be deferred prir t fabricatin and installatin f trusses). Fire sprinkler dcumentatin (ne cpy) and plans (tw cpies). Separate permit required. There is the pssibility that an incmplete set f plans may nt be discvered until it has been in the plan check line fr a substantial amunt f time. Re-submittal f any rejected drawings may be treated as a new applicatin and be put at the end f the plan check line. 4 The fllwing guideline infrmatin shall be used by the designer(s) t determine the applicable requirements that will be included n the sheets f plans: Cver Sheet Applicable cdes, rdinance, and state laws referenced. (2016 CBC, CRC, CEC, CMC, CPC, CEnC, CALGreen, and Title 15 f Twn Municipal Cde.) Cmplete descriptin f scpe f wrk. Occupancy classificatin/grup(s). Type f cnstructin. Fire rating f cnstructin. Statistical inventry f square ftages (living, strage, garage, decks, prches, etc.). Sheet index f drawing infrmatin. Prperty wner s name(s), address, phne number(s). Indicate fire sprinkler requirements fr newly cnstructed residences and/r fr additins t already sprinklered buildings. (Deferred and separate submittal allwed. Separate permit shall be submitted, apprved and issued prir t requesting rugh plumbing inspectin n building permit. Please nte n plans.) Bundary and Tpgraphic Survey Map(s) Bundary survey dcumentatin cmpleted, stamped and signed by a prfessinal licensed t perfrm such services. All prperty bundary crners are t be identified as either fund r set. Tpgraphic survey dcumentatin cmpleted, stamped and signed by a prfessinal licensed t perfrm such services. Cnturs shall be shwn in tw ft intervals. Relatively flat parcels may be nted as such. Title blck, ntes and legends f all dcumentatin shall clearly delineate scpe f wrk perfrmed by licensed prfessinal. If wrk is minr in nature, a written request fr a waiver t bundary and tpgraphic survey dcumentatin may be submitted. The written request shall prvide adequate justificatin fr why the building fficial shuld waive the survey requirements and shall include a cmpleted and signed cpy f the Twn s Tpgraphic and Bundary Survey Waiver Request Frm fr Minr Additins and Alteratins. Site Plan (recmmended scale, 1 = 10-0 r 1/8 =1-0 ) Site plans are required fr all new cnstructin, residence additins, cnversins, deck additins and/r deck replacement in rder t verify cmpliance with required cdes and setbacks and shall include: Distance, dimensins, and bearings f prperty lines which bund the site. Fr prperties alng Dnner Lake, the lcatin f the histric high-water mark f Dnner Lake (elevatin 5,935.8 feet ASL) within the prperty and within 100 feet f the parcel bundary. Lcatin and elevatin f 100-year fldplains fr Dnner Lake, rivers, r streams, within the prperty and within 100 feet f the parcel bundary. Dimensins frm prperty line t setbacks and 100 year fldplains. (If using an access easement, a cpy f the easement deed r subdivisin reprt will be necessary t shw that the prperty wner has legal use f the easement). Fr prpane gas tank installatins, prpane supplier apprval and Fire Marshall apprval shall be stamped r signed n tw site plan drawings r ne site plan drawing if an electrnic submittal. Gas meter and regulatr lcatin t have an engineered cver designed fr 2 times the snw lad. A typical verhang is nt adequate. When pubic sewer is nt available, the lcatin f septic tank and leach lines including replacement area within the prject site shall be shwn. Nevada Cunty Envirnmental Health Department apprval is required prir t permit issuance. Lcatin, dimensin, and type/use f existing buildings adjacent t and within 25 feet f the prject site, including n adjacent parcels if within 25. Shw bth eave and fundatin lines. Lcatin and height(s) f retaining walls. Lcatin and height(s) f all walls and fences with cnstructin details and materials. A statistical inventry including square ftage f site, square ftage f building(s), decks, garages, strage areas, square ftage f site cvered by parking spaces, driveways, walkways, and ther impervius surfaces, percentage f site cvered by buildings and impervius surfaces. Grading Plan is required fr prject when: Cut / fill exceeds 20 cubic yards r disturbing ver 500 square feet f area. Sites have slpe steeper than tw hrizntal units t ne vertical unit (50%). In additin t the abve site plan requirements the items listed belw are t be prvided: Sils reprt r waiver request. Existing and prpsed cnturs f parcel. Building pad elevatins and grund slpe drainage scheme with tpgraphic cnturs drawn at tw ft intervals. Getechnical reprt is required when structure is placed n fill r n a slpe steeper than three hrizntal units t ne vertical unit. Lcatin and height f cuts and fills. Shw tp and te f all slpes. Prvide dimensins frm tp and/r te f cuts/fills t adjacent prperty lines. Estimate in cubic yards f cut and fill t be indicated n grading plan. Lcatin and height(s) f retaining walls and drainage system. Drainage system, alng with pertinent installatin detail(s). Engineered design fr retaining walls (Cast in place, masnry, rckery (rip-rap) walls greater than 1 hrizntal unit t 1 vertical unit). Revised

6 Ersin Preventin Plan Ersin Preventin Plan shall be prepared by a certified prfessinal in ersin and sediment cntrl, r a Califrnia registered civil engineer, licensed architect r landscape architect cmpetent t d the wrk, r a Qualified SWPPP Develper. Use f Site Design Measures and LID (lw impact design). Cllectin f strm water and directing int natural vegetatin and/r basins. Infiltratin shall nt ccur adjacent t the fundatin. Shw prpsed limits f grund disturbance and type f cnstructin barrier t be used in the field. Limit disturbance area where pssible. Lcatin, size, and cntainment prvisins fr cncrete washut area. A schedule shwing timelines within which grading/excavatin wrk will be cmpleted and temprary and permanent ersin cntrl measures will be installed relative t cnstructin prgress (nt necessarily actual dates, but rather defining when temprary and permanent measures will be installed and/r cmpleted in relatin t phase f cnstructin). Effective temprary ersin cntrl barriers (t limit ersin frm water flw, wind, etc.) such as fiber rlls fr disturbed sil areas, including their prpsed lcatins (alng/parallel t cnturs) and a sectin view shwing their crrect installatin fr all areas f sil disturbance. Sediment Cntrl Plan (such as placement f silt fencing at lw prtins f prject/disturbance area, etc. t limit sil migratin nt adjacent prperties). Silt fences shall have wire backing and metal stakes fr winter use. (If prpsing silt fence t act as sediment cntrl, be sure t specify apprpriate material and staking t accmmdate pssible sediment retentin). Dcumentatin t verify permeability f parcel (per NRCS website, Building and Safety Divisin web sil map, getechnical reprt, perclatin test, etc.). Calculatins, using the Twn s LID calculatr, fr sizing f infiltratin systems t justify prpsed methd(s) f retaining and infiltrating the 85 th percentile 24-hur strmrunff event r the vlume f annual runff required t achieve 80 percent r mre capture frm newly created impervius surfaces including rfs and driveways, such as cllectr and cnveyance systems, dry wells r ther suitable means which achieve the eliminatin f the strm water infiltratin at the fundatin. Reduce pssibility f sheet flw acrss new nn-impervius grund surfaces (infiltratin measures shall be designed by apprpriate individual as specified at beginning f this sectin). Specify lcatin(s) fr placement f and prvide detail(s) fr apprpriate installatin requirements f infiltratin methds. The fllwing requirements pertain thrughut the cnstructin prcess, hwever pay particular attentin t these cnditins prir t and during winter cnstructin Octber 15 t May 1: Observe and maintain prper installatin f ersin preventin and sediment cntrl measures thrughut the cnstructin prcess. Stabilize disturbed and bare sil areas with vegetatin, mulch, wd chips, ersin cntrl blankets r similar methds. Clean up and remve cnstructin debris and spil piles. Remve r cver dirt stckpiles with plastic (temprary measure during the building seasn) r tackifiers and hydrseeding and install perimeter cntainment prtectin such as silt fences r wattles. Install permanent mechanical stabilizatin and drainage imprvements where feasible such as cllectin systems, armred drip line, drywells r catch basins as sn as pssible fllwing the cmpletin f grund disturbance. Restrict parking and strage t paved areas and/r driveways that have track ff cntrl (gravel). Fr sites that will be active between Octber 15 and May 1 where the driveway will be used fr material strage and/r vehicular access, driveways with slpes in excess f 10% shall be paved. Revised

7 Permanent ersin preventin methds are t be verified prir t btaining final building inspectin (if scheduling a building final within the winter mnths, sign ff fr these measures must be made at a time when the measures are cmplete and visible, prir t weather cnstraints, typically Octber 15). A. Infiltratin measures as designed (a separate inspectin may be requested prir t a driveway final). B. Permanent prtectin f disturbed sil areas by re-vegetating r by installing pine needles, wd chips, mulch, and/r ther apprved suitable methd. C. A paved driveway r parking area. Fundatin Plan (Scale 1/4 = 1-0 minimum) Prvide cmpletely dimensined fundatin plan. Shw all walls, retaining walls, grade beams, fting utlines, and pier lcatins. Define apprximate lcatins where variatin(s) in retaining wall heights ccur. Crawl space access dr sizes and lcatins. Slab thickness, reinfrcing steel, vapr barrier requirements, slab edge insulatin requirements. Mud sill types, sizes, anchr blt sizes, lengths, spacing, and square washers. Hldwn types, anchr sizes, and lcatins. Prvide hldwn and anchr blt spacing schedules n fundatin plan. Fundatin pier schedule shwing fting size, thickness, and reinfrcing. Details fr hldwn anchrs shwing anchr size, embedment, attachments, clearances, etc. fr custm anchrs. Crss-sectinal details f ftings, stem walls, piers, and retaining walls shwing placement f and requirement fr steel. Include size, thickness, depth belw grade, slpe fr drainage, etc. Girders, psts, pier cnnectin requirements. Incrprate getechnical engineering requirements int fundatin plan specificatins. Include nte t prvide reprt f satisfactry fill placement if fundatin t be placed n fill. Slpe drainage 6 within the first 10 ft. frm the fundatin wall (5%). If physical bstructins r lt lines prhibit the 10 ft. distance, a 2-5% slpe shall be prvided t an apprved alternative methd f diverting the water away frm the fundatin. Flr Plans (Scale 1/4" = 1'- 0 ) Shw rientatin t true nrth n plans. Dimensins f all walls, partitins, supprts, railings r half walls. Separate flr plans fr each stry including lfts, basement, and strage. Indicate n plan the use f each area r rm. Square ftage f residence, living area, garage, strage, decks, prches, patis, etc. Shw all drs and windws. Indicate types, sizes and pening actin. Lcatin f all partitins, half walls, railings etc. Lcatin and size f all permanently installed cnstructin and equipment such as kitchen cabinets, appliances, built-in cabinets, clsets, strage, plumbing fixtures, water heater, heating system, etc. Indicate lcatins and identify all fabricated r manufactured wd fire places and stves. Prvide listings and mdel numbers f appliances and ICC-ES (ICBO) reprts. EPA Phase II certificatin required fr slid fuel burning stves. Specify n plans which glazing prducts are required t be tempered, the U-value f the glass, and the windw egress sizes and pening actin f all windws. If natural gas is the prpsed surce f fuel, a gas schematic signed by a licensed plumber with license number n schematic will be required. The schematic must indicate the length f each pipe, the BTU rating f each appliance and the required size f each pipe per UPC alng with an engineered meter cver designed fr 2 times the snw lad. The gas schematic fr new residence and duplex cnstructin can be deferred t the framing inspectin. All ther cnstructin will require the gas schematic befre the plans will be accepted fr plan check r befre a permit is issued if it is an ver the cunter permit. 8 Exterir Elevatins (Scale 1/4" = 1'- 0 ) Separate elevatins f frnt, rear, and bth sides, including hidden walls blcked by ther prtins f building, shwing all materials, finishes, siding, expsed fundatin walls, rck wrk, trim, rfing materials, etc. Shw lcatins f all chimneys fr fireplaces and wd burning appliances. Shw required clearances and heights f chimneys and chases. Chimney and vent heights are t cmply with Title 15 f the Twn Municipal Cde. Shw lcatins f all gas appliance vents fr direct vent appliance n elevatins. Vents t be abve the anticipated snw depth and cmply with clearances t penings. Vent heights are t cmply with Title 15 f the Twn Municipal Cde (all prtins f the vent height shall be lcated abve the minimum height as determined by the fllwing: grund snw lad (psf) divided by 25 pcf). Shw required crickets and splitters and prvide engineering fr their design. Shw height f building at lwest and highest pints in feet frm natural grade t rfline. Tpgraphical site plan elevatins are t be accurately reflected n elevatins fr existing and prpsed grade cnditins. If exterir grade is t be revised, prvide bth existing (natural) grade line and prpsed finished grade line. Tpgraphical site plan elevatins are t be accurately reflected n elevatins fr all flrs. Flr heights are t crrespnd with site plan bench mark r cntur elevatins. Nte n the elevatins the fllwing: All exterir lighting shall be in cmpliance with Develpment Cde Sectin Exterir lights are required t be fully shielded and shall nt trespass nt adjacent prperty r the public right-f-way. Framing Plans (Scale 1/4" = 1'- 0 minimum) Separate framing plans fr all flrs and rfs are required. Specify grade, species, size and spacing f all framing members. Prvide alpha and numeric grid lines. Or ther methd t crrelate structural design calculatin results and drawings. Required cnnectins f each member (i.e. girder/pst cnnectins, hangers, nailing, required lap, strapping and gusset requirements, etc.). Engineer's calluts prvided in calculatins must be specific n plans. All details described in the structural calculatins must be shwn n the plans. If this is nt dne, it will require re-submittal f the plans and dcuments. Keying f all details at pertinent lcatins n plan. Verify architectural and structural details crrelate. Details fr cnnectins t effectively demnstrate structural and cde cmpliance. Building Crss Sectin(s) (Recmmended scale 3/8 = 1-0 minimum) Crss sectins are required t demnstrate methd(s) f cnstructin. Mre than ne may be required t demnstrate varius methds f cnstructin. Sectins thrugh exterir walls shwing all details f cnstructin frm fting t highest pint f the rf. Sectins shuld shw framing sizes, cnnectins, and nailing r key details fr cnnectins n crss sectins. Indicate members, materials, finishes, weather prfing, etc. Shw dimensins fr flr and wall heights. Indicate rf pitches. Identify insulatin types and values (verify cnfrmance and agreement with 2016 energy dcumentatin). Indicate methds f ventilatin fr rfs/attics and crawl space. Electrical Plans (Scale 1/4" = 1'- 0 ) Lcatin f all appliances and electrical equipment n plans (electrical may be n separate plans r part f flr plans). Lcatin f all electrical equipment, including meter/main panel, sub-panels, switches, utlets, fixtures, exterir utlets/fixtures, smke detectrs, etc. Plans shall represent prper spacing f utlets n plan, nt just a general nte pertaining t the required spacing. 9 Prper lcatin and spacing f electrical utlets in kitchen and bathrms. Electrical plans shall shw all required permanently installed fixtures t be high efficacy and vacancy sensrs shall be installed t cntrl at least 1 light fixture in bathrms, garages, utility rms, and laundry rms. Lcatins shall be shwn n electrical plan(s) r part f the flr plans. Nte the requirements fr circuit sizing, separate circuits, appliance circuits, arc fault, etc. Wildland-Urban Interface (WUI) Fire Area Cmpliance Data Applicable t: all new buildings, including accessry building <120 s.f. if <30 frm applicable building; accessry r agricultural Grup U if <50 frm applicable building; additins and remdels t buildings riginally built under WUI Standards (applicatins fr permits submitted n r after July 1, 2008) Cmplete Twn f Truckee Wildland-Urban Interface (WUI) Fire Cnfrmance Checklist and permanently incrprate int the drawings. Plan dcumentatin shall demnstrate hw cmpliance will be achieved fr each f the categries listed. Specify building materials t be used, including cmpany name, and cmplete prduct descriptin and installatin requirements fr each cmpnent. Prvide detail(s) and reference(s) t demnstrate systems and methds f cnstructin f the assemblies. Test and/r listing data f prducts t demnstrate cmpliance with the test standard(s). Califrnia Green Building Cde Cmplete Twn f Truckee Residential Mandatry Measures Submittal Checklist and prvide dcumentatin as referenced by the dcument. Incrprate apprpriate specificatins and requirements n plans as delineated thrughut dcument. Cnstructin Details (Scale 3/8" = 1'- 0 minimum. Recmmended 3/4 = 1-0 minimum) All calluts and details prvided in calculatins must be n plans. All details prvided in calculatins are t be prvided n plans and "keyed" t pertinent lcatins.
