2 4805 MONTGOMERY ROAD, SUITE 400 CINCINNATI, OHIO (513) December 7, 2017 ADDENDUM NO. 1 TO THE DRAWINGS, SPECIFICATIONS AND CONTRACT DOCUMENTS FOR: Northern Kentucky University Kentucky Hall Renovations NKU TO ALL BIDDERS: This addendum supplements, amends and takes precedence over the original Drawings and Specifications, and shall be taken into account when preparing proposals, and shall become part of the Contract Documents. Bidders must indicate receipt of this addendum in the space provided in the Bid Form. GENERAL AND ARCHITECTURAL ITEMS: Item #1: Pre-bid walkthrough Sign In Sheets The sign-in sheets from the pre-bid walkthrough are included with this addendum for reference only. Item #2: DOOR HARDWARE Section 2.7B- Add Stanley Door Closers D4550 to the list of acceptable manufacturers Item #3: Question: As we understand 3 common restroom and 9 resident restroom need CT- and base, can you please confirm. Response: There are nine typical residence hall restrooms as shown in enlarged plan 1/A150. There is one women s commons restroom and one men s commons restroom, both of which are shown in enlarged plan 1/A151. MEP ITEMS: Item #4: Question: Please confirm who is paying for the actual HVAC system. I saw an estimated budget online of NORTHERN KENTUCKY UNIVERSITY KENTUCKY HALL RENOVATIONS ADDENDUM #1 PAGE - 1
3 $500,000, please confirm. Response: Contractor will pay for the HVAC system. An estimated budget has not been officially released for this project. Item #5 Refer to the Specifications, Section HVAC Equipment A. Refer to Section 1. General, Subsection G (7). Provide training at manufacturer s factory training center on the operation of the system for two NKU staff members. Minimum 2 days of training. Manufacturer shall pay travel (air fare if training center is greater than 400 miles from project site or vehicle mileage at $0.45/mile), lodging, and registration fees. Coordinate with NKU on itinerary to avoid travel that will require extended travel time other than regular NKU working hours. Coordinate with NKU as to which Manufacturer training they will receive training from, and which course. Provide close-out documentation for training and warranty obligations. Item #6 Refer to the Specifications, Section Controls Direct Digital A. Refer to Part 1 General, Subsection Trane Controls shall be included in the list of TCCs/manufacturers. B. Refer to Part 2 Allowance, Subsection 2.1. The allowance for the project is $31,520 for materials and labor as indicated in the specifications. C. Refer to Part 7 Training, Subsection 7.1. Omit this subsection. D. Refer to Part 23 Sequence of Control Subsection A. System Points List for 100% Outside Air Units with Energy Wheel. Revise points to only include the following system point descriptions Coil entering and leaving air temperature, Unit leaving air temperature (in supply duct), Outside Air Damper, Exhaust Air Damper Outdoor Air Temperature Filter Status, Low Temperature Detection, Start/Stop, and Status. All other system point descriptions shall be omitted. Item #7 Refer to the drawings, Sheet FP301, FP302, FP303, FP304 Fire Protection Plans A. Add the following General Note: All new floor and wall penetrations from piping shall be fire stopped. Item #8 Refer to the drawings, Sheet P300, P301, P302, P303 Plumbing Plans A. Add the following General Note: All new floor and wall penetrations from piping shall be fire stopped. Item #9 Refer to the drawings, Sheet P100 Plumbing Legend & Schedules A. Refer to Plumbing Fixture Schedule, Add the following to the description of P-1: For all water closets on upper wood floors, provide wood blocking and lag bolts thru sub floor to properly anchor carrier. Follow water closet carrier manufacturer recommendations for proper selection and anchoring of carrier. B. Refer to Plumbing Fixture Schedule, Add the following to the description of P-2: Provide offset tailpiece as required to avoid removable access panel under counter. Refer to detail 15 on A601. C. Refer to Plumbing Fixture Schedule. Replace the entire description for the P-4A shower with the following: Shower: Symmons, Temptrol Model No. C-96-1-X, pressure balancing mixing valve with combination integral diverter and volume control, adjustable screw to limit handle turn, and a shower head with arm and flange. Provide Zurn, Model No. ZN415, floor drain with type "B" strainer. Coordinate drain selection with shower base specified in Spec Section Item #10 Refer to the drawings, Sheet P201, P202 Plumbing Demolition Plans A. Outside each dorm wing restroom, remove existing non-freeze wall hydrant and associated piping. Patch wall back to match adjoining surface. 4 A. Refer to the attached drawing P301R1 for revisions in Bluegrass Restroom. B. Refer to the attached drawing P301R2 for revisions in Cumberland & Laurel Restrooms. Item #12 Refer to the drawings, Sheet P301, P302, P600 Plumbing Plans & Risers A. The 100 Level of the Laurel Wing shall have a P-5 Bi-Level Electric Water Cooler. B. The 200 Level of the Laurel Wing shall have a P-5A Single Electric Water Cooler. Item #13 Refer to the drawings, Sheet P301, P302, P303, P600 Plumbing Plans & Risers A. In all dorm wing single toilet rooms, all water closets shall be a P-1. Item #14 Refer to the drawings, Sheets P101, M101, and E101 Legends A. The Contractor is hereby advised that it is possible that asbestos and/or other hazardous materials are or were present in this building(s). Any worker occupant, visitor, etc. who encounters any material of whose content they are not certain shall promptly report the existence and location of that material to the Owner. Furthermore, the Contractor shall insure that no one comes near to or in contact with any such material or fumes therefrom until its content can be ascertained to be non-hazardous. CMTA, Inc. has no expertise in the determination of the presence of any hazardous material. NKU will attempt to have a report identifying the existence or location of any such hazardous material. If the work which is to be performed interfaces, connects, or relates in any physical way with or to existing components which contain or bear any hazardous material, asbestos being one, then it shall be the contractor s sole responsibility to contact the Owner and so advise him/her immediately. The contractor by execution of the contract for any work and/or by the accomplishment of any work thereby agree to bring no claim relative to hazardous materials for negligence, breach of contract, indemnity, or any other such item against CMTA, it s Principals, Employees, Agents, or Consultants. Also, the Contractor further agrees to defend, indemnify and hold CMTA, it s Principals Employees, Agents, or Consultant harmless from any such related claims which may be brought by any subcontractors, suppliers, or any other third party. Item #15 Refer to the drawings, Sheet M201 First Floor Plan HVAC Demolition A. An existing air compressor is located in the Mechanical Room. The air compressor shall remain. The contractor shall remove the pneumatic controls and associated pneumatic lines to the air compressor. B. Refer to tagged note A6. Add the following to the note. Recovered refrigerant shall be recycled to NKU s recovery tanks. Item #16 Refer to the drawings, Sheets M301 and M302 HVAC Plans A. Refer to tagged note A46. Add the following to the note. Contractor shall level grade, provide concrete pads, and retaining walls to ensure a level surface for outdoor unit installation. Item #17 Refer to the drawings, Sheets M301, M302, M303, M304 HVAC Plans A. Add general note C. All new floor penetrations from ducts (outside air, exhaust air, etc.) shall be provided with fire dampers. All new floor penetrations from piping shall be fire stopped. Item #18 Refer to the drawings, Sheet M700 Mechanical Schedules A. Refer to Variable Refrigerant Flow Indoor Unit Schedule, Variable Refrigerant Controller Unit Schedule, and Variable Refrigerant Flow Outdoor Unit Schedule. Add Mitsubishi and Trane as acceptable manufacturers. B. Refer to Variable Refrigerant Flow Outdoor Unit Schedule, Mark HP-COM. Unit model number shall be RXYQ144 in lieu of REYQ144 and type shall be heat pump in lieu of heat recovery. C. Refer to Variable Refrigerant Flow Outdoor Unit Schedule Remarks. Add Remark 6.
