Lotta St., Suite Sioux Falls, SD Fax 608 Northern State University berdeen, SD Johnson Fine rts Center dditions & Renovation &N Project 0 uilding Committee Update January, 0 With the addition of a construction manager to the JFC team, the design team has been working continuously with the NSU staff to revise the building plan working towards a cost for the project to be within the building budget. This document shall summarize the modifications to date with the following written descriptions, floor plans and illustrations. The following pages show the modified floor plans and elevations for the project. 2 JOHNSON FINE RTS CENTER SUMMRY OF UILDING MODIFICTIONS January, 0 NORTHWEST CORNER. The base bid for the project has a portion of this new construction as shell space. The areas that will be finished under a building alternate include the following: Dean s Office Conference Room / Green Room and associated toilet Kitchen Ensamble Room / Classroom. The Conference Room will be used as a Green Room when needed for performances. The conference room will also be used as a staff room when needed.. Kitchen has been relocated to next to Conference Room to be able to be a combined use kitchen.. Toilet has been added to Conference Room.. () Practice Rooms were combined to be a large ensemble practice room that can be used as a classroom.. The costume Shop has been relocated to a space across from the existing costume and dressing room areas. NORTH UILDING SIDE 6. ecause of the building modifications, the north drive will remain as existing. 7. Loading dock will be rebuilt to properly provide services for the scene shop. 8. The sewer line will remain existing so no removals of th venue.. The water line will remain existing so no removals of th venue. NORTHEST CORNER 0. dditional new building square footage was eliminated. These spaces were reprogrammed into the existing building footprint.. The Keyboard Lab moved to this corner of the building.. The Percussion Studio and Percussion Storage moved to this corner.. The Music ED classroom moved to the existing classroom. SOUTHEST CORNER. The lack ox and additional support space and corridor move out of this area.. The entry vestibule has been redesigned to handle main entry, ticketing, coats and new gallery. The entry vestibule is the main entry into the PreFunction Theatre Lobby. 6. With the relocation of the lack ox, this corner redesigned to a lesser square footage. 7. Men s toilet has been added to this side of the building so that both men s and women s facilities are provided in this area. Page of
3 SOUTHWEST CORNER 8. The lack ox was relocated to this current location to take advantage of new PreFunction Lobby space.. The Personal Dressing Rooms were reduced to two and have been relocated to be adjacent to the black box. 0. Four () University classrooms have been located in the SW corner. The base bid includes two 0 student classrooms and the alternate includes the addition of two additional 0 student classrooms.. The Women s toilet (new) has been repositioned to be adjacent to the existing men s toilet.. The three () Theatre Offices have been relocated from the NE corner to the SW corner. THETRE HOUSE CHNGES. No programmatic changes have been made.. Large side aisles have been removed. Stage access is by ramp on east side of Theatre. *Seating plan still provides over,000 seats*. Perimeter building corridor is at floor level no changes. *West Theatre corridor retains slope* SITE 6. The existing parking lot will be retained. 7. The building main entry will include accessible ramps and steps to access the finished floor elevation. The dropoff area includes space for vehicles to drop off passengers at the same time. The area of the parking lot outside of the entry will be adjusted as necessary for the drive extension to the arnett Center lot. 8. Parking expansion to the East across the football field has been eliminated. connecting drive has been added to connect the Johnson Fine rts lot with the arnett Center lot. s an alternate, parking will be added to the sides of the new connecting drive. Note: s building layouts and spaces have changed and moved, the building systems have also been modified to accommodate these changes.
