On an urban level, the development supplies the end user with a range of building uses that includes residential, retail, gym, hotel and offices. Various residential typologies is located on the eastern periphery of Precinct 14, which ties together with the existing Fairlands neighborhood. Office clusters are located on the eastern and western parts of Precinct 14, surrounding a central retail core. The retail component functions as the heart of the precinct. 6 PRECINCT 14 PRECEDENTS PROSECUTOR S OFFICE TBILISI BY ARCHITECTS OF INVENTION, TBILISI, GEORGIA MYER BOURKE STREET REDEVELOPMENT / NH ARCHITECTURE LÖWENPARK MELK / SMERTNIK KRAUT ARCHITEKTEN OFFICE The Prosecutor s Office in Tbilisi successfully unites two seemingly irreconcilable characteristics: the goal of Georgia s reformed judiciary to appear transparent and accessible while maintaining the indomitable façade of law enforcement. Architects of Invention achieve this duality by having the glass-faced offices float within an impenetrable-looking safe-box. RETAIL This retail example illustrates contemporary space through the use of natural materials like timber, which creates softness to the interior space. This precedent in Germany illustrates a good sense of spatial quality with organic architectural forms that shape the building. The roof illustrates a good solid void ratio, with both open and covered retail space.

9 GENERAL FLOOR PLANS Regulations. 2. The contractor shall in all aspects of the works comply with the provisions of the Occupational Health and Safety Act, 1993 (Act No 85 of 1993) and any regulations promulgated in terms of that Act or the Factories Machinery and Building Works Act of The contractor shall set up, document and maintain a quality assurance and quality control system, in accordance with SANS 90/ISO 90, able to be checked to the satisfaction of the Architect, that all materials and workmanship, whatever their sources, meet the requirements of the Specification. Should the Contractor or any of his sub-contractors be certified to the SANS 9000 family of standards then monitor these works accordingly. 5. This drawing must be read in conjunction with all the relevant drawings, schedules and specifications from B+P and all other consultants related to the project. 6. All portions of the works related to any service or consultant s information is to be done in accordance with the National Building Regulations. 7. This drawing is not to be scaled. Figured dimensions to be used. All dimensions are in millimeters unless otherwise stated. 8. All dimensions and levels must be checked on site by the contractor before putting work in hand. 9.
