1 Housing and Neighborhood Services of Rock Hill SCOPE OF WORK BID TAB Job # BID-CDBG #16 Bid is to be turn-key, including all applicable code requirements, materials, labor, City Business License permits, insurance, debris removal and other necessary items that may be required to complete the Scope of Work. Contractor must assume that measurements contained in this request are approximations; it is the contractor s responsibility to assure accurate measurements when quoting. As of January 1, 2010, contractors/maintenance workers performing renovation, repair and painting projects that disturb lead-based paint in homes, child care facilities, and schools, built before 1978 must be certified and must follow specific work practices to prevent lead contamination in most situations. Firms performing renovation, repair and painting projects for compensation that disturb lead-based paint in pre-1978 homes, child care facilities and schools must be certified by the EPA and must use certified renovators who are trained by EPAapproved training providers to follow lead-safe work practices. Contractor will be responsible for the cost of any retesting of failed Clearance test(s) and will be responsible for any additional labor and material costs until a passed Clearance test is obtained. Due to program funding restraints and requirements we reserve the right to remove less priority Item numbers to achieve the maximum allowable work to be performed. This property is owner occupied. Project Location: 452 Locust Street Rock Hill SC Item 1: Kitchen: Kitchen floor size is approximately 7 x 9. Floor stabilization: The kitchen floor is bouncy. Not looking to level, minimal jacking as needed, to add additional support and stabilization. Insure existing 2x8 floor joist are properly fastened to center girder. Install 1 drop beam spanning approximately 6 floor joists with proper sized beam, placed approximately 3 from exterior wall. Install cement footers 18 x18 x12 deep, for each jack post spaced no wider then 6. Repair/replace up to 3 floor joist as needed. Repair floor at bedroom door. Install 5.0MM 4'x8' utility PR (luan). Fill all joints and fasteners divots to insure smooth continuous flooring. Install new linoleum (Vinyl Sheet Flooring:.125 mm). Install new transition strip at door locations. Install new base moulding and base shoe molding as needed painted to match existing. Remove and install new shelve under sink. 1

2 $ Item 2: Bathroom floor repair: Bathroom floor is approximately 5 x 6. Repair floor where it is weak around the toilet. Reuse commode. Do not remove tub Remove and dispose of ALL linoleum and ALL deteriorated wood flooring. Install floor joist blocking as needed (the same sized dimensional lumber as floor joist) to provide a fastening surface for sub floor patch. Insure patch is the same height as the surrounding floor. Install 5.0MM 4'x8' utility PR (luan). Fill all joints and fasteners divots to insure smooth continuous flooring. Install new linoleum (Vinyl Sheet Flooring: a minimum of 2MM thick). Insure water tight seal around tub. Install new transition strip under door. Install new base moulding and base shoe molding as needed painted to match existing. Item 3: Front door repair: Replace broken glass. $ $ Item 4: Front porch repair: Wrought iron column, guard rails and handrails are rusted trough giving no support. Replace with a 4.25-in minimum Colonial Porch post. o Install with a Quick-Mount, aluminum plinth, or other elevated bracket. Install wood guard rail with top plate. o Add a support to the bottom rail maximum span of 4. o 2 x 2 pickets o Rails, pickets, top plate will be joined with screws no nails. Install wood handrails o 2 x 2 pickets o Rails, pickets, top plate will be joined with screws no nails. Item 5: Window replacement: $ 2

3 Replace front porch metal casement window ¼ ½ ¼ approximant size is 54 ½ x 52 ½ and kitchen metal casement window approximant size is 24 x 41. Windows must be double hung, half screen, E-star rated, gas filled. Replace rotted exterior trim and sill on windows as needed. Replace interior window trim as needed. $ Item 6: Crawl Space doors: Build 2 new crawl space doors including jambs, headers, stops, hinges and hasps. $ Item 7: Storm doors: Install new storm doors on the front 36 x 80 and rear 32 x 80. $ Item 8: Rear entrance door: Adjust, re-work, trim, add door sweep, re-hinge, threshold to existing wooden door to insure proper working condition and air sealing. $ Item 9: Painting (peeling, chipping, alligatoring surfaces) The A-side of the house is the side facing the road and is typically the location of the main entrance door to the house. The remaining three sides of the house are denoted with letters B through D moving clockwise from the front of the house. Exterior; Side A through Side D OLDER, white wood corner boards, vertical trim boards, fascias, soffits, crown moldings and trim boards on main house. Clean, scrape and re-paint. ADDENDUM #1; Replace rotted wood as needed. 3

Clean, scrape and re-paint. Side A Porch White wood ceiling, crown moldings, ceiling support beams and trim boards. Clean, scrape and re-paint. Door A1 White wood door threshold.
