6 THE EVOLUTION OF RESIDENTIAL ROOF FLASHING BUILDING CODES RELATED TO FLASHING WHAT IS MICROFLASHING? MICROFLASHING Microflashing is much smaller than traditional flashing. It is comprised of a Stainless Steel Backed EPDM compression washer and hangar bolt. When driven, the collar on the bolt compresses the Microflashing, creating a watertight seal. In 2010, SolarRoofHook developed the patented QuickBOLT, which utilizes Microflashing technology, in efforts to reduce installation time and cost without sacrificing security. HOW DOES IT WORK? RUBBER BUSHED FLASHING TODAY Unlike older flashing methods, Microflashing is not inserted under the Shingles. Instead, it is placed directly over the Shingles and driven into the joist. By eliminating the process of lifting and removing nails from underneath the Shingles, which can void the roof warranty, the installer s risk is reduced. Microflashing offers installers a simpler flashing method than its predecessors. Once the washer is compressed onto the roof, the EPDM chemically bonds with the Asphalt Shingles, adding an additional layer of protection against leaks. SIZE: 3 Diameter WHAT IS RUBBER BUSHED FLASHING? MATERIAL: Stainless Steel Backed EPDM Rubber Bushed Flashing is comprised of two pieces - Rubber EPDM and Aluminum Flashing. The Rubber Bushing is inserted into an opening of the Aluminum Flashing where the roof penetration is made. HOW DOES IT WORK? 2008 The Shingles are separated and the Rubber Bushed Flashing is inserted underneath the Shingles. When the mount is driven into the roof the Rubber Bushing is compressed to create a watertight seal between the mount and flashing. The Aluminum Flashing is either secured to the roof by the roofing material or by nailing the Flashing to the roof, creating more roof penetrations. SIZE: 8 x 12 & up ALUMINUM FLASHING 1900 s WHAT IS ALUMINUM FLASHING? MATERIAL: EPDM & Aluminum Aluminum Flashing is the traditional flashing system for residential roofs. Aluminum Flashing is comprised of a sheet of Aluminum that is shaped to fit around a piece of mounting hardware. HOW DOES IT WORK? The Shingles are separated and the Aluminum Flashing is inserted underneath the Shingles. The Aluminum Flashing keeps water away from roof penetrations by redirecting water runoff on pitched roofs. The Aluminum Flashing is either secured to the roof by the roofing material or by nailing the flashing to the roof, creating more roof penetrations. Aluminum Flashing can be easily cut to smaller sizes. SIZE: 9 x 12 & up MATERIAL: Aluminum Flashing is a necessary component of residential rooftop solar. When a penetration is made on residential rooftops, solar installers must seal the hole to protect against water leakage. This sealing method is referred to as flashing. Like many other aspects of the solar industry, technological advancements have spurred the creation of better, leak-proof flashing solutions to solve installers problems. This time-line illustrates the evolution of residential roof flashing, from traditional Aluminum Flashing to innovative Microflashing, and everything in between HOW DOES IT WORK? 1980 s ELEVATED FLASHING The Shingles are separated and the Elevated Flashing is inserted underneath the Shingles. Elevated Flashing protects the roof penetration by using gravity to keep water from flowing over the roof penetration. The Elevated Flashing is either secured to the roof by the roofing material or by nailing the flashing to the roof, creating more roof penetrations. SIZE: 9 x 12 & up HOW DOES IT WORK? MATERIAL: Aluminum WHAT IS ELEVATED FLASHING? Like traditional Aluminum Flashing, Elevated Flashing is made of Aluminum. However, Elevated Flashing features a raised section above the roof penetration, giving it an extra level of protection. GALVANIZED FLASHING WHAT IS GALVANIZED FLASHING? Galvanized Flashing follows the same concept as traditional Aluminum Flashing, but it is comprised of Galvanized Steel instead of Aluminum. Galvanized Steel provides more rigidity than Aluminum, making it hard to bend or misshape. Galvanized Flashing is attractive for higher wind areas becuase it is easier to handle while on the roof. The Galvanized coating provides a protective layer of zinc, giving it extra rust-resistant protection superior to standard steel. The Shingles are separated and the Galvanized Flashing is inserted underneath the Shingles. Like traditional Aluminum Flashing, Galvanized Flashing keeps water away from roof penetrations by redirecting water runoff on pitched roofs. The Galvanized Flashing is either secured to the roof by the roofing material or by nailing the flashing to the roof, creating more roof penetrations. SIZE: 9 x 12 & up MATERIAL: Galvanized Steel In the growing solar market, there are numerous organizations involved with developing codes and best practices for reducing leaks in residential rooftop solar installation. In this handout, we hope to clarify who these groups are, along with the difference between code and best practices, so installers can be more equipped to handle the complexity of building codes related to flashing. IBC (International Building Code) Flashing shall be installed in such a manner so as to prevent moisture entering the wall and roof through joints in copings, through moisture-permeable materials and at intersections with parapet walls and other penetrations through the roof plane. NRCA (National Roofing Contractors Association) AHJ (Authority Having Jurisdiction) The AHJ is typically a local building department. They have final say on how rooftop solar systems will be installed. The AHJ is empowered to interpret codes and standards and enact special requirements that address climatic, geological, seismological, or topographical conditions unique to that area. ICC (International Code Council) The IBC and IRC are developed by the ICC. These codes are used as the basis for almost every State Building Code. They require that all roof penetrations are waterproofed with flashing that complies with the roofing manufacturer s requirements. ARMA (Asphalt Roofing Manufacturers Association) Provides information on asphalt roofing materials and practices to building and code officials. IRC (International Residential Code) R903.2 Flashing: Flashings shall be installed in a manner that prevents moisture from entering the wall and roof through joints in copings, through moisture permeable materials and at intersections with parapet walls and other penetrations through the roof plane.
