The Developer requests a Variance from the Maximum Length of a Cul-de-Sac Requirement. The existing topography of this property includes a wet weather drainage course that diagonally bisects this property. There may be jurisdictional concerns that will limit the width of the road bed crossing of this feature. The proposed layout creates a road bed crossing in a favorable location to work with the existing topography. An additional crossing toward the east boundary of the property is impractical due to the increasing severity of terrain along the wet weather drainage course. The proposed layout shown hereon has been developed with these features as a design guideline. 2. The Developer requests a Variance to allow the proposed Northerly extension of "Hanover Court" to be constructed as depicted on the Preliminary Subdivision Plat. There is a small triangular parcel that is only 7.45' x 10.29' over which the Developer has no control. The small triangle results in a 38 sf triangular notch in the proposed Right-of-Way. This small parcel does not interfere with construction and maintenance of the proposed street, sidewalk, and utilities to be constructed with Brandon North.
