1 Paul Andruzzi- Current Board Parliamentarian My name is Paul Andruzzi and I am running for the South Hampton Board of Directors. I am a Naval Flight Officer and have been in the Navy for the past 24 years. I am also a University of Florida MBA. My leadership skills combined with my education enable me to keep South Hampton looking great and a wonderful place to live. I have been a member of the board for the past 4 years and I have helped improve the community with the construction of the Amenities Center and new playgrounds. I have worked hard to help improve the values of the properties in South Hampton and have been able to accomplish this without raising dues. I have also been on or chaired the Communications Committee since Derek Cioffi- Current Board President I have been on the Board for the last 4 years, serving as its President, and am seeking to continue to serve another term. I have been a Homeowner in South Hampton for over 14 years. The current Board has continued to operate smoothly together and has accomplished over the past few years continual reduction in operating expenses, reducing the back dues owed the Association, and fixed many of the community items that were in need. We completed the rebuild and reopening of the Amenity Center and Pool, rebuilt both of the playgrounds, and are now focused on refreshing the tennis and basketball courts. In addition to this, we added the support of a full time, onsite Property Manager. We have done all of this without the raising dues. With that, we feel there is still more to do for our community and we would appreciate the opportunity and trust from our neighbors to continue this mission. Greiner I would like to take this opportunity to introduce myself to you. My name is John C. Greiner and I am seeking a seat on the Board of Directors of the South Hampton Homeowners Association. I am married to my wife Joyce of 28 years and have two wonderful daughters, Nicole and Julia. We have also had over 15 foster children over the years. I have served in the military for 30 years (Active & Reserve) retiring from the U. S. Coast Guard as a Chief Warrant Officer in During that time I served as a Federal Law Enforcement Officer and a Senior Marine Inspector throughout the country. For the last 23 years, I have been employed by the U.S. Postal Service. As with my Coast Guard career, I have risen through the ranks of the U.S. Postal Service and served as the Manager Customer Service Operations for the City of Charlotte, NC, Postmaster Monroe NC. Currently, I am the Postmaster of Ponte Vedra Beach Post Office that has been recognized as one of the top performing offices since my arrival. I have served as the Vice President and President of the Chastain Homeowners Association located in Fort Mill South Carolina. I am experienced and fully aware of the challenges and requirements that the position of Board Member demands. While serving as President of our last community we took our community over from declarant control securing enough funds to make all the necessary repairs to our community without having to ask our members for any additional funds. We were fiscally responsible.
3 I am experienced, dedicated, and a committed team player that will always strive to achieve excellence in all that I do. I have a keen eye for detail and will always follow through with what I have started. I am currently an experienced manger that oversees a large operational budget and I am fiscally responsible in both my private and professional life. I have a deep commitment for fairness and will always do the right thing regardless of how difficult it is. I am a seasoned, and experienced manager that will quickly become an asset on the Governing Board within our community. If given the opportunity to serve as your Board Member, I will commit myself to fairly representing all of the members of this community. I will work tirelessly to ensure that our covenants are administered consistently, correctly and fairly to all of our members. I would like to improve our communications to ensure that it is timely and relevant. Greiner Paul Lentine- Current Board Secretary Hello, my name is Paul Lentine and I am currently serving in my third term on the South Hampton Board of Directors and two committees within the community. I would like to continue serving on the South Hampton board to keep this community going in a positive direction. I ve learned a lot of the last three plus years serving on the Board of Directors as Secretary. I have been a part of a very cohesive team with a common goal of becoming the best and most desirable community in St. Augustine. As a board, we have accomplished a number of notable goals; including overseeing the construction of the new Amenity Center and its grand opening, effectively reducing and managing the budget to maintain assessment fees with no increase in 2015 and 2016, providing timely communication with the community, while working together as a productive and professional board. In addition to being BOD Secretary, I was the chairperson of the Architectural Review Committee (ARC) in 2014 and 2015, reviewing hundreds of applications. I also serve on the Landscaping Committee. Yellowstone Landscape, our landscaping contractor has done a good job maintaining the common areas and improving the looks of the community. Yellowstone continues to make repairs and improvements on an as needed basis to the community sprinkler systems. Old, failed equipment is being replaced with new, state-of-the art equipment that will last for years to come. South Hampton s new Amenity Center opened on March 29, 2015 and many residents in the community have been taking advantage of a great and very functional building. It has something to offer all residents. If you haven t stopped by, please do so. I think you will like what you see. This new building
4 will better serve our community for many, many years to come and will help to maintain, if not increase, the values of our homes. Going forward the board is looking into irrigation for the common areas, resurfacing and doping upgrades to the tennis and basketball courts, the parking lot and athletic fields. As you can see, the entire BOD and the committees have done a lot of work behind the scenes this year. However, there is still a lot of work to be done. If elected, I will continue to work towards making South Hampton a great place to live and I ask for your vote. Respectfully, Paul Lentine Russ Scott Hi, I am a retired 30 year bank executive from the 11th largest US Bank. Prior to starting my banking career, I served four years in the Air Force. I graduated from the University of Pittsburgh (PA). We purchased our SH home in Oct 2016 to be nearer our grandchildren on Fleming Island. I became a support volunteer in the St Johns County Fire Department just a few months after moving into SH. My wife, Kathy, and I have lived in 2 communities with HOAs. From , we lived in a small plan (54 homes) in Pennsylvania. I was elected to that HOA board. In 1998, we purchased a lot in a gated community in Georgia with over 2,500 association members which has now grown to 3,400 property owners. We built our house there in The Georgia HOA has properties that range in price from $150,000 to $6,500,000 so the owners interests and their perceived influence are varied. All property owners pay the same HOA fee of about $1200/year which includes the staffed security gates. I have served on a variety of volunteer boards since 1979 and know board members must work together. I have been a member of several volunteer organizations, e. g. Kiwanis, Habitat for Humanity, Knights of Columbus, United Way, St Vincent De Paul Society, Boys & Girls Club, Ferst Foundation and Jaycees (where I first met my wife as we were both doing volunteer work). My management philosophy consists of a desire for transparency and timely communication. I will work with the 2018 Board to find ways to get relevant, concise information to all property owners. One of my goals will be that information from the monthly HOA board meetings will be electronically distributed within 5 business days after the meeting. I will also work with the board to make the time of the monthly board meetings more convenient for the residents to attend. What is believe is most important is a timely report of that meeting and your opportunity to have input on our SH issues. Whenever the HOA board sends an I will ask that we put at least my contact info on it so owners can call or me. The current system of using the cumbersome website and form to submit comments/concerns to the board should be revised. I would like to establish a position of communications manager to streamline our process. I would like to have no more than 2 eblasts a week unless there is a serious time-critical matter like a security or vandalism issue, etc. I believe in term limits for all volunteer jobs. If elected, I will only seek re-election once.
5 There are several areas where I think we can improve our neighborhood to make living here more attractive for the residents. I will work with the board to see if we can reduce the HOA fees to a simple/fixed $80/month which is $960 per annum. I will see if we can establish a secured drop box at the community manager s office (Amenity Center) for our semi-annual payments and other messages if our homeowners desire that option. One of my concerns is yard waste in front of houses prior to 6 pm the night before our scheduled pick-up as it makes our neighborhood look messy. I realize many people do yard work on the weekends. I would like to discuss possible convenient solutions. I will like to see a randomly selected small focus group of perhaps 20 interested homeowners to solicit ideas and suggestions. Our community manager reports to and works for your HOA board (and you indirectly). Any issue you feel is not being adequately addressed by the community manager should be sent to your board members. You will have my contact info. SH strives to be the friendliest, best looking, most desirable, and meticulously maintained subdivision on CR 210. Hope you have those same goals and elect me to the SH board. Greg Thompson Background: My family moved to South Hampton in July of 2016 from Rocky River, Ohio. I have served on various volunteer boards and committees through both my business and personal life. I have always had the desire and drive to contribute to my community and the various environments associated therewith. Education: I earned a BA from Muskingum College in New Concord, Ohio. Thereafter, I attended Cleveland-Marshall College of Law and earned a juris doctor degree. Also while at Cleveland State, I received a Master of Business Admiration. Professional Career: I am a commercial real estate professional. I am currently the Vice- President of Operations for K2 Towers, LLC, and an international wireless telecommunications tower company. In my capacity as Vice- President, I oversee the day to day operations for K2 Towers dealing with real estate and leasing issues, vendor management, construction management, financial and budgetary management, and overall issue resolution. Prior to joining K2 Towers I was a practicing attorney in Ohio and represented clients in various aspects of commercial real estate law, including but not limited to HOA and condominium law (with both association and homeowner clients), real estate transactions and financing, land use and zoning, real estate litigation, construction law and municipal law. I also represented clients in business transactions, company formations, business litigation, and transactional business matters.
