4 1.1 - Chapman Taylor Chapman Taylor is an international practice of architects, masterplanners and interior designers operating from 19 regional offices and with experience of working in over 90 countries around the world. The practice was established in the UK in 1959 and developed an early reputation as the designers of many prestigious office and residential developments in Central London, as well as working on the masterplanning of some of the major London estates. During the 1970s and 1980s the practice was at the forefront of the dramatic expansion of the retail sector in the UK and designed the majority of the many successful shopping centres built at that time. In the early 1990s Chapman Taylor commenced its growth internationally, designing many projects outside the UK and opening its first offices on mainland Europe. The first decade of the 21st century saw the consolidation and expansion of the practice to encompass projects and offices in three continents. Chapman Taylor's success has been principally due to the quality of its people and their ability to be able to produce high quality design together with an understanding of what makes the building successful commercially, operationally, environmentally and socially. It is our objective to continually evolve as an architectural practice, always striving to find new solutions to traditional challenges and to provide the best possible service to our clients and the community Chapman Taylor Thailand We have been working in Asia Pacific since the 1990s and in 2011 we opened our Bangkok office to cater to our clients in South East Asia. We have been specializing in mixed-use developments, corporate office, retail, residential and hospitality (villa resorts and hotels) projects in both Architecture and Interior Design. Our international team consists of Architects and Interior Designers whom have embraced the Chapman Taylor philosophy of providing a creative and professional service throughout the region. 5 02 PROJECT INTRODUCTION 5 Proposal for British club renovation Bangkok

6 2.1 - THE BRIEF The British Club intends to redevelop the poolside to create a relevant social hub, activity focused family centric venue for today's millennial audience. The objective is to provide a new, integrated environment for the family and sports enthusiast to complement the traditional bar and dining venue in the Club House. This forms a key component of the Club efforts from 2010 onwards to reinvent itself as the premier family, sports centric, social club in Bangkok. THE TARGET AUDIENCE As in any business it is encumbered on the Club to be customer focused in all its endeavors. The primary intended patrons of these new facilities are: Families Mothers with young children Health and fitness enthusiasts Squash players Sports enthusiasts Moreover this audience has been conditioned by modern trends in the retail and larger environment to expect: Technology to simply work and fully support the mobile phone generation (Wi-Fi/ recharge, etc.) Venues to be social patrons socialize while consuming (hence the rise of communal dining tables, of families eating together etc) including the digital social wall replacing the traditional notice board. To collaborate and cooperate (with each other and when possible, with brands) Value today's modern family are a highly values-driven generation, hate waste and unnecessary luxury use of material. Practical and functional works best. THE BUSINESS PARAMETERS F&B revenue from the Poolside are on par with the Club House. The current facilities are outdated, becoming less appealing to member due to the growth and quality of alternatives: residential clubs, hotel facilities and other clubs. 8 3.1 SCOPE OF SERVICE PROVISION The Client is intending to appoint Chapman Taylor to undertake the following role in carrying out the required services: Full scope feasibility, Masterplanning and Architecture, MEP and Structural engineering services. 10 4.1 ARCHITECTURE Stage A ~ Competition Stage Intent The initial design stage builds upon the briefing information gathered from the Client and other relevant sources to create concept options for the Competition stage. Services The Consultant will undertake the following Services: Deliverables The following deliverables are required for the completion of Stage A Stage A Report; Concept Planning 2 options; Schematic Plans at each level; Sketch up Massing showing architectural direction; 6 no CGIs General site layout analysis: Site layout option studies; Transport and circulation analysis; Topographical analysis; Phasing Analysis; Plans - Concept site plan: Concept Masterplan; Plans at each level; Massing Sketch up studies to illustrate: Sketch up massing views; Sections Indicative cross and long sections through the site to illustrate: Overall height and massing; Sketch plans of public realm components; Stage A Report Written evaluation and design brief; Vision statement; Schedule of approximate area; Phasing strategy statement; Incorporation of plan and section information; The above drawings will be formatted for PowerPoint presentation as well as A3, A4 booklets (5 sets) and A1 boards (3 sets). 11 4.2 - ARCHITECTURE Stage B ~ Concept Design Development Intent The Concept Design development stage builds upon the information gathered during the competition stage and draws together key design influences to inform the development of the initial concept design for the project. Services The Consultant will undertake the following Services in a Lead or Support role as indicated: Deliverables The following documentation / deliverables will be prepared: Location and analysis plan for the land and its surroundings; Plan of the position of the building on the plot and diagrams showing the position of accesses, car parks and vehicle and pedestrian circulation Building layout plan, indicating the different uses, landmarks, major spaces, horizontal and vertical circulation and other key elements configuring the proposed solution Coloured elevations and main sections of the building Chart showing the surface areas by uses and parking spaces; Explanation of the concepts and design ideas planned; Selected images, design studies and photographs of projects with similar solutions to those suggested in the Concept Design; Initial schedule of proposed materials, with sample photographs; 6 CGIs included; Sketch up perspectives and explanatory sketches; (Outline specification covering Technical Criteria and Commercial Premises). The above drawings will be formatted for PowerPoint presentation as well as A3 booklets (4 sets). 12 4.3 ARCHITECTURE Stage C ~ Schematic Design Development Intent The Schematic Design Development stage builds upon the first stage Concept design proposals together with any further briefing information gathered from the Client and other relevant sources and develops the key design influences to generate the fully developed concept for the master planning of the project. Services CT will undertake the following Services in a Lead or Support role as indicated: Deliverables The following deliverables are required for the completion of Stage B 5 no. Workshops; Architectural definition material; Fully rendered visuals; Co-ordinated Concept Design Report. General Site layout Location plan; Coordinated master plan; Building height parameters; Phasing; Sustainability report; Plans - Site sector plans; Key general arrangement plans; Building setting out and grid plans. Massing General arrangement elevations to include; Indicative elevation treatment and features; By typologies; Canopies and roofs; Sections - General arrangement cross / long sections through the building to include; Overall height and massing (1:500/1:200); Building typologies. Stage B Report Architectural and urban design drawings; Written evaluation and design brief; Vision statement for area development; Schedule of areas; Program and phasing strategy statement; Design guidelines statement for all building typologies; Indicatives sections and elevations; Sustainability report and evaluations; The above drawings will be formatted for PowerPoint presentation as well as A3 booklets (4 sets). 13 4.4 - ARCHITECTURE Stage D ~ Tender Drawings The Consultant will undertake the following Services in a Lead or Support role as indicated: Upon the approval of Scheme design development the Designer shall carry out Tender design for documentation to be completed in sufficient details, from which the successful contractor can produce a full BOQ estimate. The intention would be for the contractor to have sufficient information to provide working drawings from the tender set for approval. The Designer shall provide design information to other consultants in order for them to prepare their documentation, which reflects the Full design intent. The deliverables attributable to this Stage shall include: All plans indicating critical room and area configuration, floor finishes, ceiling and lighting layouts, positions of low level electrics. Critical sections in order to establish, ceiling heights, ceiling voids and floor voids. Elevations of the Suite in order to determine vertical and finished and details. All Details of all ceilings, mouldings and hard finishes. Details of all joinery including doors. Details of all floor finished assemblies and junctions. Al elevations and cross sections. Schedules and specifications where applicable for finishes, fixtures and fittings with illustrations on cut sheets for all fixtures. The overall responsibility for the coordination of the information prepared will remain with the appointed Lead Designer. The Designer's documentation is not intended for substrate assemblies or structural requirements for support of stability. Where the Designer's drawings indicate the position of light fittings, electrical, mechanical fittings and similar features as seen by the public, these positions shall have been coordinated with the other consultants. However, the Designer shall not be required to design installation or wiring diagrams, circuiting, trunking or ducting runs or any feature governing the technical operation or performance of such systems. All information produced in this Stage shall be reviewed with the Quantity Surveyor to ensure conformance with the agreed cost plan. The Designer shall assist the British club and other consultants and prepare a list of suitable tenderers for all works including FF&E. Following the appointment of a contractor the Designer, shall review and comment upon all shop drawings prepared by the contractor, together with their samples or actual finishes and materials to be used The above drawings will be formatted for PowerPoint presentation as well as A3 booklets (4 sets). 14 4.6 ARCHITECTURE Stage E ~ Procurement/Construction stage Site Visits and Progress Reports (1 site visit every 2 weeks from 1 member of the team) Ensure all design queries raised by the contractors and the suppliers are answered/clarified promptly and in sufficient time to avoid delay in the progress of the Project. Provide any supplementary production information as required by the contractors, ensuring the coordination of information is maintained. Provide value engineering suggestions and alternatives during tender and negotiation as needed. Review and comment upon shop drawings and materials prepared by the contractors or the suppliers and return them to the contractors or suppliers in a timely manner (within seven days of their receipt). The consultants are to inspect the progress and quality of the work to determine that the works are being executed in accordance with the design intent. Snagging or Punch list: Comprehensive inspection of the works on completion and record of all defects or omissions against design specification and intent. 14 Proposal for British club renovation Bangkok

15 4.7 ARCHITECTURE Stage F ~ Post Construction Follow up on defect rectification process. Ensure all operations, maintenance manuals and warranties including the contacts for the various suppliers are in order. Review claims to allow the final accounts to be settled. Coordinate and provide a material inventory document, inclusive of FF&E and OS&E items. 17 5.1 - CHAPMAN TAYLOR S ROLE: Masterplanner & Architect Chapman Taylor will undertake its role as Masterplanner & Architect with responsibility for the project under the direction of its key personnel. Chapman Taylor will coordinate all other technical consultants related to the design process. The project design team should encompass but not be limited to the Masterplanners, Architects & Engineers Other consultants all of which will be appointed directly by the client. Timely decision making whilst not always possible should be a key aim in order that the design team have the time required to coordinate aspects of the design and provide the necessary information to Chapman Taylor. At agreed stages during the design process we will, through presentations to and discussions with the Client, test the evolving design against the brief and if required modify the brief and/or the Architecture to respond to cost, marketing, phasing and constructability requirements. As lead consultant we will, so far as we are able, encourage and support the design process and will work closely with the Client to ensure that the programme is realistic and adhered to. As part of our early discussions with the Client and the other consultants we will agree appropriate channels of communication to ensure that information and instructions are dealt with expeditiously. The success of the project depends on the correct allocation of priorities and resources within individual teams to achieve the quality that represents exceptional design quality, detail and onsite quality control. 17 Proposal for British club renovation Bangkok

25 6.1 - FEE PROPOSAL Our proposed fee for performing the Services and for carrying out the scope of work, identified in Sections 2, 3 and 4 of this proposal is as set out below: The Fee is based upon the following assumptions and exclusions. 26 6.2 - ASSUMPTIONS The fee is based upon the following assumptions: All design activities will be conducted in Chapman Taylor s Bangkok office; Adherence to the agreed programme for design activities; All other consultants will be directly employed by the Client (no fees for sub-consultants have been included) Minor Changes will be accommodated within the fee, however major changes from the agreed arrangement will merit additional fees and time commensurate with the new work required, and will be agreed with the client prior to commencement. Any additional 3D renderings requested outside of providing within this proposal will be charged at THB 20,000 per image. Quoted fees provide for drawings and other material being prepared by normal printing techniques and for up to two copies of each. Charges for special printing or quantities exceeding four copies of all drawings and reports are to be agreed separately; This fee proposal is valid for 90 days only. 6.3 EXCLUSIONS The following services / deliverables / expenses are not included within this fee proposal: Professional consultancy services: EIA or similar government based consultancy and submissions; Local Counterpart fees; Cost consultancy; Local Traffic Engineer; Graphics and Signage; Marketing information; Project Management / Construction Management; Quantity surveying; Health & Safety Site Coordination / Health & Safety Plan; The negotiation of any licences, (assisting others in this process is normally included for the relevant stages); The procurement of and production of a topographical survey or other site investigation; The cost of carrying out the physical site investigation / topographical survey; Material Testing; Signing and Sealing of Administrative and Construction documentation; Physical models or Animations 26 Proposal for British club renovation Bangkok

27 6.4 ADDITIONAL RATES We reserve the right to re-negotiate extended professional fees should the actual programme be in excess of that detailed above.
