1 Knight Abbey ID 439 Contract Design I Due: May 7 th Project Description: Students enrolled in ID-439, Contract Design I during the spring 2014 semester will be working on an office design solution for Knight Abbey Commercial Printing and Direct Mail located in Biloxi, MS. Design services will include programming analysis, concept development, schematic design, space planning, FF&E selections, and developing a set of interior construction documents. In addition, you will design a raised flooring solution that utilizes in-floor air, power and data distribution systems. Client Background: Knight-Abbey was founded by Steve Singleterry in 1980 and began as Knight Printing Company when the 26 year old started printing from his garage. The name Knight came from the fact that Steve printed in the evenings after his day job as a pressman for another printing company. By 1982, the company had moved into a small single room store front in Biloxi and in 1990, it merged with Abbey Printing. The company has grown from $200,000 in annual sales to now $7 million and employs approximately 70 employees. Knight- Abbey s main focus is in direct mail and commercial printing, including both offset and digital printing. They work directly with advertising agencies and marketing departments with an emphasis in the hospitality industry thru support of local and national casinos and resorts. They currently average jobs per week with 1 3 week turn arounds. Knight-Abbey does not focus on walk-in business, retail sales or Internet business. Knight-Abbey remains a family operated (father/daughter) business in Biloxi that continues to grow. The current location at 315 Caillavet St was devastated by Hurricane Katrina when 8 of water destroyed all their equipment. Much of the existing office configuration is set up as a make-shift operation at best. The company had hoped to take advantage of the Go Zone tax credit by building a new 40,000 sq. foot facility off Interstate 10 at Woolmarket; however, they missed the December 21, 2009 deadline due to complications with the city of Biloxi providing the water/sewer lines to the location. Architect, Mark Williams, AIA is overseeing the design of the new office facilities which will consist of approximately 14,000 sq feet. The 26,000 sq. ft press floor is not included in the scope of services for this project. The metal building will consist of split face concrete masonry units (CMU s) with brick rowlock accents and canopies suspended from above. Haworth s raised flooring system, utilizing in-floor air, power and communications will be installed throughout the office area along with a moveable wall system in the executive division. The building will feature a dropped ceiling resembling clouds over the enclosed offices and a more open design in the sales floor revealing the metal roof structure above with sky lights and indirect lighting. A flexible sprinkler system (ie: Flexhead) will be installed and sound masking will help with excessive noise from the pressroom and metal roof structure. When approaching the building from the south drive, the main entrance will be located along the southeast corner of the building adjacent to two parking lots. The landscape will feature a pond with bridges viewable from the main entrance. The main goal is to create an efficient, flexible building like no other along the Gulf Coast. The interior should be industrial feeling, whimsical and fun for employees. The 1 P a g e
2 technology and equipment associated with graphics and printing should serve as inspiration. Most of the equipment, which is made in Germany and Japan, is very high-tech. For example, the look of Apple computers is an appealing look and also a necessity for the graphic design industry. The design of the sales floor should include teaming workstations that are not the every day bull-pen design. Workstations which feature odd angles and low panels to provide open communication are desired. The facility shall meet the minimum requirements of all applicable building codes (IBC 2009) the NFPA Life Safety Code, and the Americans with Disabilities Act. Pre-Design Phase (Programming Analysis) This portion of the project is worth 50 points and is due on February 19 th. Programming documents for this project were written by students enrolled in ID 439 during the spring of Students during spring 2014 will be grouped into one of three teams (Administrative/Executive; Production/Operations; or Ancillary) and will analyze the information and provide the following items: Adjacency Matrix for entire office Detailed Criteria Matrix for assigned area (use template provided by Mrs. Hamilton) Prototypical Plan Sketches for assigned area. Schematic Design Phase Once the pre-design phase has been completed and distributed to all students, each student will prepare several schematic designs to include the following: NOTE: 4 points will be deducted from your overall grade for missed checks. Partial credit will be awarded on the following scale: -0 = A; -1 = B; -2 = C; -3 = D and -4 = F. Feb. 26 Check 1 Bubble Diagram 3ea Block Plans (trash overlays color coded) March 3 Check 2 Preliminary Floor Plan Check 3 Concept Statement March 5 Check 4 Revised Floor Plan (walls/doors and corridors) It is expected that each student will develop dozens of block plans to get three workable block plans on February 24 th. You should keep all trash drawings and number them sequentially in order for your thought process to be documented. NOTE: Preliminary/schematic design is VERY time consuming. 3 Presentation Requirements Project solution should be presented as a bound presentation book (11 x 17 size) Title page and back cover should be laminated for durability or have a protective cover and vinyl back cover. Student name, course number and date should be on the back cover. Your firm logo is not required, but the Knight Abbey logo is required and should be consistently placed throughout the pages. All pages should include page numbers. A table of contents is recommended. Limit fonts to not more than 2 styles and only 2 heights. Regular text heights should fall between 9-12 point. The concept sketches, bubble diagram, and sequential block plans should be included in booklet. The criteria matrix and program should be included and fit graphically into your page format. Include summary of your codes research. Include your Goals and Concept Statement All floor plans and elevations included in the book should be labeled and include a graphic scale. Indicate a north arrow for your floor plan. Elevations and perspectives should contain people to provide a sense of scale. Color renderings can be completed with Photoshop or another software program of your choice or it can be hand rendered and scanned back in digitally. Drawings included in the booklet: 1 graphically drawn bubble diagram, color coded with legend and 2-3 progressive block plans graphically illustrated. Reflected Ceiling Plan with legends/specs transparency provided Raised Flooring Power/Data Plan Furniture Plan, color rendered 2 Perspective views of choice, full color rendered Workstation Axons for each typical station and 3 rendered elevations Additional material included in booklet: Concept Statement, goals, codes research, criteria matrix, program Digital pictures of building finishes (flooring, walls, laminates, paints etc.) Lighting fixtures with specs Digital pictures of furniture finishes (wood stains, fabrics, metals etc.) Pictures and specifications of all furniture Pictures of accessories and artwork CD of all files for the project in PDF format Construction Documents: Title Page (Project Information, Table of Contents, Codes Summary, Perspective of choice) Dimensioned Partition plan with enlarged plan of ADA restroom) Reflected Ceiling Plan with Legend Finish Plan with Schedule Power and Data Plan (Raised flooring and demoutable walls) Furniture Installation Plan with legend 3 P a g e
4 Details and Elevations (raised flooring detail, 2hr fire rated wall section, ADA restroom elevation, ADA cabinet section detail, Break room cabinet elevation, Reception Station Elevations. Presentation Boards: Maximum of 2ea 18 x 24 sample boards that are professionally dry mounted. Mount all FF&E samples and label/code them to a specification listing on the front of the board. Include Knight Abbey Logo and a title for the Board (IE: Interior Finishes, etc.) Spec Book: A specification book shall be completed (see template) for all furniture and finish materials. The book should be spiral bound separately and include a cover page that matches your other booklet. Your company logo and your company address should be included on each page.
