1 11/9/1 Des Moines Social Club Urban Design Review Project Narrative Strategically located at 9th and Walnut, the Des Moines Social Club (DMSC) will become a critical link between the Court Avenue Entertainment District and the development around the intersection of 15th and Walnut at the SW edge of the Western Gateway area. It will be a destination place where the arts are used as a catalyst to create community engagement. The traditional way to build community in a town or city has been through neighborhood, church and school. The DMSC desires to build community through the interaction and inspiration of theater, art, food and other social gathering events. Art will be the catalyst that creates community - Chris Draper, Board of Directors Chair. The DMSC will breath new life into the Historic Fire Station No. 1 buildings. With the relocation of Fire Station No. 1 to it's new location this Fall, the DMSC's wide array of uses and needs will fully utilize and compliment the Headquarters Building (HQ), the Maintenance Shop Building (Shop) and the site. The south Shop has a full basement, first level and two small existing mezzanines. Total Shop sf is 10,798 sf. The HQ building has two small basements, a first floor, second floor and small mezzanine level above the second floor. Total HQ building sf is 6,69 sf. Our project will be applying for State Historic Tax Credits for both buildings which means all interior and exterior design will comply with the NPS Preservation Briefs. Exterior improvements will be minimal but designed to have maximum engagement with pedestrians and vehicular traffic. On the north side along Mulberry street a restaurant tenant will create an outdoor patio on the existing apron area and possibly have a direct restaurant entry. The "main entrance" to the HQ building and the DMSC will be at the corner of Mulberry and 9th using the current fire station entry. The 9th street viaduct inadvertently gave us a great opportunity on the east side of our property. We will utilize this space to create a great outdoor space for east side retail/coffee and also to create a potential "Art Walk" between the HQ building and the Shop building. We also plan on creating an outdoor patio area outside the east side of the Shop building. The south side of the property will remain as is. The west side of the property has an existing alley along the edge. We plan on using the alley for car drop off and deliveries. The interior of the property will become a simple "theater enhanced space". The HQ building first floor will have the main DMSC entry lobby, retail and a large restaurant. The second floor will have office space, gallery space and classrooms. The basement will remain storage and mechanical spaces. The Maintenance Shop will have a theater, shop and main entry on the first floor. The basement level will have a lounge, green room and restrooms. The mezzanine level will have additional theater seating, audio/sound control and a sound booth. Schematic Design was completed last week and Design Development has begun. We are finalizing and securing first floor HQ tenants, analyzing costs, working through the Mid American Commercial rebate program and well on track to begin construction in early Spring of 01.
