2 What to Expect the design gallery What is the Darling Homes Design Gallery? Our Design Gallery will showcase all of your choices under one roof. This is your destination for selecting the materials that will complete your new Darling home. With the help of a Design Consultant, you can select the options and upgrades that fit your personal lifestyle and design needs. Our design space has truly been created with you in mind. What kind of options and upgrades are available? You ll be able to choose a variety of countertops, cabinetry, plumbing, framed mirrors, blinds/shutters, wood flooring, tile, carpet, stair parts, accent tile, appliances, fireplaces, mantles and lighting. Can I make floor plan or structural changes at the Design Gallery? No, please make all floor plan changes with your Community Sales Manager prior to completing the Purchase Agreement. How will my Design Gallery appointment be scheduled? You will be contacted by our Design Gallery Coordinator to schedule your Design Gallery appointment(s) within 7-10 days of your Purchase Agreement on to-be-built homes. At this time all of your appointments, including selection sign off must be scheduled. For homes that are redrawn, design appointments will be scheduled after working drawings, which include your plan changes, are signed off and complete. How many hours/appointments will I have at the Design Gallery? The number of hours and appointments varies by community and specification level. Please refer to Design Addendum P in your Purchase Agreement for the total number of hours you will receive at the Design Gallery. How can I best prepare for my Design Gallery appointments? You will have accessto the VEO Design Studio portal where you can begin creating your wish list, load inspiration photos and review pricing that can help establish your budget. Your Design Consultant will be able to view your wish list in advance, making for more successful design appointments. Instructions for setting up your account and helpful tips are available on the VEO Information Sheet.

3 How much should I budget for? Your home is a reflection of your unique style and personality, therefore what s important to someone else may not be a top priority for you. The Design Gallery provides a wide selection of options, allowing you to focus on the areas that will make the biggest impact. Utilizing the VEO portal tool prior to your first appointment will help shape your budget and overall design aesthetic, enabling you and your Design Consultant to create the home of your dreams. How long do I have to approve my selections? All selections will need to be finalized by your last appointment. Delays in sign off can result in the loss of incentive dollars on your agreement. Can I finance my options and upgrades? Yes, the selections you make can be financed. A deposit toward your finalized selection total will need to be made, which will be applied to the down payment on your home at closing. If your upgrades surpass the appraisal value, please be prepared to pay cash for the difference. Consult your Community Sales Manager for specific deposit procedures and requirements. Can I bring my children? You will be making a lot of important decisions that will need your undivided attention and it can be difficult for little ones to be patient. It s best if you can arrange for someone to watch your children during your Design Gallery appointments. Can I make changes after my final Design Gallery appointment? No, all changes are final once you have signed off on your selections at your final Design Gallery appointment.

5 APPOINTMENT GUIDE Our Design Gallery is your destination for creating the home of your dreams. With the help of a Design Consultant, you can select the quality materials and finishes that best fit your unique style everything from countertops, cabinetry and flooring to appliances, plumbing fixtures, lighting and more. LOCATION & HOURS 788 Canyon Dr. Coppell, TX (817) BY APPOINTMENT ONLY - M-F 9am-12pm and 2pm-5pm (latest appointment begins at 2pm) Closed holidays and weekends PLANNING YOUR APPOINTMENTS Scheduling A Design Gallery Coordinator will contact you to schedule your appointments within 7-10 days of your Purchase Agreement. NOTE: for homes that are redrawn, appointments will be scheduled after working drawings, when plan changes are signed off and complete. Appointments are divided between Cabinet Design, Design Selections and Sign-off. Your total number of design hours and appointments are determined by the community specifications, which is outlined in Design Addendum P of your Purchase Agreement. Appointments are scheduled approximately 3-5 business days apart to allow for internal pricing and selection reviews between each. All Design Gallery appointments must be completed within 30 days of your contract date to retain incentives that may have been included on your initial Purchase Agreement. If you miss or need to reschedule an appointment, we cannot guarantee the next available date will be within your 30 day design process timeline. This may result in forfeiture of incentives. Attendees Due to limited space, we ask that only the Principals/Buyers listed on the purchase agreement attend the appointments. Please do not bring children to your appointments. You and other homebuyers will be making many important decisions, therefore we ask that you make arrangements for childcare when you are visiting the Design Gallery. WHAT TO EXPECT Cabinet Appointment You will meet with your Chandler Cabinet representative to review the cabinet layout of your floor plan. At this time you will have the opportunity to choose from available cabinet options. Design Appointment These appointments allow you to spend time with your designer choosing all finishes in your home. This will include flooring, tile, countertops, appliances, paint, lighting, plumbing, stairs, window coverings and hardware. Sign off Appointment All final selections and pricing is reviewed and all paperwork is signed off on. No design time or new price requests may be submitted at your sign off appointment. The only changes that can be made are within the standard level or pre-priced options.

6 APPOINTMENT PREPARATION TIPS Use the VEO tool to organize your ideas, review pricing and plan for your appointments. See the VEO Information Sheet for more information. Ensure that all decision makers for your new home attend each appointment. Prior to your first appointment, ensure that all decision makers have discussed and agree upon the following: your overall budget for Design Gallery selections areas where you are/are not willing to compromise the design aesthetic for your new home Arrange for childcare during your scheduled appointments so that you can focus on designing your perfect home. Familiarize yourself with the tan Important Information section of this guide. Attend a Design Gallery Preview Night. D E S I G N G A L L E R Y PREVIEW NIGHTS Wednesdays 4pm-7pm 788 Canyon Dr. Coppell, TX (817) IMPORTANT INFORMATION OPTION PRICING Special price requests made during your design appointments will be provided by your designer 2-3 business days prior to your next appointment. OPTION AVAILABILITY Due to frequent trade partner changes, prices and availability of individual options distributed at the time of sale are subject to change at any time. If availability changes, Darling Homes will allow you to reselect that particular option. FINALIZED SELECTIONS Please review selections carefully before signing off. Once you provide final sign-off on your Design Gallery selections, no further changes are permitted. FLOORPLAN/STRUCTURAL CHANGES All floorplan changes must be made with your Community Sales Manager prior to completing the Purchase Agreement. DEPOSIT POLICY Once you have signed off on your final selections you will be asked to pay a deposit on your selections, which will be applied to your amount due at closing: Minimum 20% deposit on options - calculated after allowances have been applied. 100% deposit on shutters Please be prepared to pay this amount at your final Design Gallery appointment. PLAN YOUR BUDGET VEO s Option Pricing tool allows you to compare a wide variety of design selections and price points, enabling you to hone in on the perfect combination of the two. Note: Please remember that prices presented in Option Pricing are estimates only and that final prices will be determined at your design appointment. Decide on a budget plan BEFORE your appointment to allow maximum time to select products that fit into your plan. With this information your designer can help you achieve your design objectives within a budget that makes sense to you. ALLOW YOUR DESIGNER TO BE YOUR GUIDE With so many decisions to make in a relatively short amount of time, design appointments can sometimes seem a bit overwhelming. However, the knowledge and professionalism of your Design Consultant, combined with your preparation on the VEO Design Studio tool prior to your appointment can help relieve that pressure and make your session as enjoyable and rewarding as it should be.
