ADDENDUM NO.2 9 October 2009 Re: From: Virginian Railway Passenger Station Renovation Phase I 1402 South Jefferson Street Roanoke, VA Barry A. Rakes - Architect, PLLC. This addendum forms a part of the Contract Documents and Modifies the original Bidding Documents dated June 30, This addendum consists of (9) pages. CHANGES TO SPECIFICATIONS: 1. Supplemental Conditions, Instructions and Information, Paragraph 27. Opening of Bids: Revise the date for Bid Opening from Tuesday, October 13, 2009 to Thursday, October 15, 2009 at 2:00pm. The Bid Opening will still be at Hill Studio. 2. Bidding Documents: Bid Form Spreadsheet add new item after item 34, Specification section 6200, wood soffit, 2,995sqft; wood ceiling (breezeway) 960sqft. 3. Insurance Clarifications: At this time the additional insurance required for prime contractors in the Specifications: Railroad Protective Liability Insurance will be required for this project. The official address for the Roanoke Chapter of the NRHS is 5362 Snow Owl Drive, Roanoke, Virginia Section 02075: Lead Paint Abatement/Interim Control, Paragraph 4.1 Schedule of Paint Removal: a. Interior- All interior wall plaster scheduled to remain shall have sand finish removed by brush or other hand method to leave smooth finish coat intact. b. All interior beaded board ceiling and wall material shall be carefully removed, cleaned and stored by owner, unstripped (but free of nails). c. All electrical conduit and panel boxes shall be removed by contractor. Exterior soffit lights shall be removed, cleaned and stored by owner. d. Exterior- All exterior soffit, facia and crown/bed molding will be removed from building. All intact crown mold and bed mold will be carefully scraped or stripped of all loose paint. Tight, adhered and stable paint may remain on the molding, but must be sanded/feathered to leave consistent smooth paintable surface. All stripped boards shall be prepped for paint and painted with highest quality latex primer. All exterior wood surfaces stripped on the train station will be prepped for paint and primed with highest quality latex primer. 4. Provide shop drawings with full scale drawings for each area. Prime all surfaces with highest quality latex primer. Install new facia board to match dimensions of existing facia; prime. Reinstall salvaged/new crown and bed mold; prime. Wood species to be White Oak or Southern Yellow Pine. 2. Sheet A1.1: Add note: carefully remove glass from existing sash - to be stored by owner. Provide plywood or OSB covers for all windows after reinstalling sash. 2x4 s shall rest against the inside frame face near the top and bottom and be attached to the covers by two (minimum) carriage bolts each brace. Drawings and general provisions of the Contract, including General and Supplementary Conditions and Division 1 Specification Sections, apply to this Section. 1.2 SUMMARY A. This Section includes the following: 1. Exterior standing and running trim. 2. Beaded wood tongue and groove ceiling boards. B. Related Sections include the following: 1. Division 6 Section "Rough Carpentry" for furring, blocking, and other carpentry work not exposed to view and for structural wood decking and framing exposed to view. 1.3 DEFINITIONS A. Inspection agencies, and the abbreviations used to reference them, include the following: 1. NELMA - Northeastern Lumber Manufacturers Association. 2. NHLA - National Hardwood Lumber Association. 3. NLGA - National Lumber Grades Authority. 4. RIS - Redwood Inspection Service. 5. SCMA - Southern Cypress Manufacturers Association. 6. SPIB - Southern Pine Inspection Bureau. 7. 5 SECTION FINISH CARPENTRY B. Shop drawings showing location of each item, dimensioned plans and elevations, large-scale details, attachment devices, and other components. 1. Show details full scale. 2. Show locations and sizes of furring, blocking, and hanging strips, including concealed blocking and reinforcing specified in other Sections. 3. Show locations and sizes of cutouts and holes for items installed in architectural woodwork. 1.5 QUALITY ASSURANCE A. Installer Qualifications: Master carpenter with minimum six years of experience in installing finish carpentry. B. Quality Standard: Except as otherwise indicated, comply with the following standards. 1. AWI Quality Standard: Architectural Woodwork Quality Standards of the Architectural Woodwork Institute for grades of interior architectural woodwork, construction, finishes and other requirements. a. Provide AWI Certification Labels or Certificates of Compliance indicating that woodwork meets requirements of grades specified. 1.6 DELIVERY, STORAGE, AND HANDLING A. Protect materials against weather and contact with damp or wet surfaces. Stack lumber, plywood, and other panels. Provide for air circulation within and around stacks and under temporary coverings. 1.7 PROJECT CONDITIONS A. Weather Limitations: Proceed with installation only when existing and forecasted weather conditions permit work to be performed according to manufacturer's written instructions and warranty requirements and at least one coat of specified finish to be applied without exposure to rain, snow, or dampness. PART 2 - PRODUCTS 2.1 MATERIALS, GENERAL A. Lumber: DOC PS 20 and applicable grading rules of inspection agencies certified by the American Lumber Standards' Committee Board of Review. 6 SECTION FINISH CARPENTRY 1. Factory mark each piece of lumber with grade stamp of inspection agency indicating grade, species, moisture content at time of surfacing, and mill. 2. For exposed lumber, mark grade stamp on end or back of each piece. C. Wood Moisture Content: Provide kiln-dried lumber with an average content range for 9% to 13% for exterior work and 6% to 11% for interior work. Maintain temperature and relative humidity during fabrications, storage and finishing operations so that moisture content values for woodwork at time of installation do not exceed 5% - 10% for mild regions. 2.2 EXTERIOR STANDING AND RUNNING TRIM FOR OPAQUE FINISH A. Quality Standard: Comply with AWI Section Grade: custom. B. Assemble moldings in plant to maximum extent possible. Miter corners in plant and prepare for field assembly with bolted fittings designed to pull connections together. C. Wood species: KDAT pressure treated Southern Yellow Pine, SPIB grade B&B. Solid lumber stock for painted finish. D. Texture: one face saw textured, the other surfaced (smooth). 2.5 MISCELLANEOUS MATERIALS A. Fasteners for Exterior Finish Carpentry: Provide nails or screws of the following materials, in sufficient length to penetrate minimum of 1-1/2 inches (38 mm) into substrate, unless otherwise recommended by manufacturer: 1. Stainless steel. 2.7 FABRICATION A. Wood Moisture Content: Comply with requirements of specified inspection agencies and with manufacturer's written recommendations for moisture content of finish carpentry at relative humidity conditions existing during time of fabrication and in installation areas. B. Back out or kerf backs of the following members, except members with ends exposed in finished work: 1. Exterior standing and running trim wider than 5 inches (125 mm). 7 SECTION FINISH CARPENTRY C. Ease edges of lumber less than 1 inch (25 mm) in nominal thickness to 1/16-inch (1.5-mm) radius and edges of lumber 1 inch (25 mm) or more in nominal thickness to 1/8-inch (3-mm) radius. PART 3 - EXECUTION 3.1 EXAMINATION A. Examine substrates, with Installer present, for compliance with requirements for installation tolerances and other conditions affecting performance. Proceed with installation only after unsatisfactory conditions have been corrected. 3.2 PREPARATION A. Clean substrates of projections and substances detrimental to application. B. Before installing finish carpentry, condition materials to average prevailing humidity in installation areas for a minimum of 24 hours, unless longer conditioning is recommended by manufacturer. C. Prime lumber for exterior applications to be painted, including both faces and edges. Cut to required lengths and prime ends. 3.3 INSTALLATION, GENERAL A. Do not use materials that are unsound, warped, improperly treated or finished, inadequately seasoned, or too small to fabricate with proper jointing arrangements. 1. Do not use manufactured units with defective surfaces, sizes, or patterns. B. Install finish carpentry level, plumb, true, and aligned with adjacent materials. Use concealed shims where necessary for alignment. 1. Scribe and cut finish carpentry to fit adjoining work. Refinish and seal cuts as recommended by manufacturer. 2. Countersink fasteners, fill surface flush, and sand where face fastening is unavoidable. 3. Install to tolerance of 1/8 inch in 96 inches (3 mm in 2438 mm) for level and plumb. Install adjoining finish carpentry with 1/32-inch (0.8-mm) maximum offset for flush installation and 1/16-inch (1.5-mm) maximum offset for reveal installation. 4. Coordinate finish carpentry with materials and systems in or adjacent to it. 3.4 STANDING AND RUNNING TRIM INSTALLATION Virginian Railway Station October 8, 2009 Roanoke, Virginia 4
8 SECTION FINISH CARPENTRY A. Install with minimum number of joints practical, using full-length pieces from maximum lengths of lumber available. Do not use pieces less than 24 inches (610 mm) long, except where necessary. Stagger joints in adjacent and related standing and running trim. Cope at returns and miter at corners to produce tight-fitting joints with full-surface contact throughout length of joint. Use scarf joints for end-to-end joints. Plane backs of casings to provide uniform thickness across joints, where necessary for alignment. 1. Match color and grain pattern across joints. 2. Drill pilot holes in hardwood before fastening to prevent splitting. Fasten to prevent movement or warping. Countersink fastener heads on exposed carpentry work and fill holes. 3. Fit exterior joints to exclude water. Apply flat grain lumber with bark side exposed to weather. 3.5 ADJUSTING A. Replace finish carpentry that is damaged or does not comply with requirements. Finish carpentry may be repaired or refinished if work complies with requirements and shows no evidence of repair or refinishing. Adjust joinery for uniform appearance. 3.6 CLEANING A. Clean finish carpentry on exposed and semi exposed surfaces. Touch up factory-applied finishes to restore damaged or soiled areas.
