1 Shire Pods. Our unique Shire pods provide a truly unique experience, giving a new and exciting experience for children and adults alike. All of our pods are built using quality, locally sourced materials and this ensures they will remain comfortable and in great condition for many years to come. CHOICE OF ROOF COVERINGS Your choice of plastic coated steel corrugated sheets, multiple types of natural, durable timber cladding and even the luxury of a green living sedum roof. They also have durable timber cladding, which makes them very long lasting.

4 Quality as standard For those of you who want more detail about how we construct our magical Shire Pods, each component is listed below. Chassis and base frame We use strong oak skids on each of our pods which makes them movable and dispenses with the need for specialist concrete foundations. The frame is treated softwood 47x175mm which is securely fixed to the oak using stainless steel fixings. Front and rear walls The two curved front and rear walls are constructed with treated timber frames which is then braced using a high quality ply. A waterproof breathable membrane is then installed and then these are clad in timber. The visible oak frame is not structural and is attached to the frame. We can also use fresh cut or aged oak. Roofing The roof is constructed using treated timbers then braced using ply sheets. The size of our roof beams have been calculated by a structural engineer so we can offer a sedum green living roof as a option. We also can use timber cladding or painted steel curved sheets. We may also be offering a canvas option in the near future. Waterproofing A breathable, waterproof membrane is used to cover the walls and roof before cladding and this protects the structure from damp. CLADDING We only use durable sustainable timbers for our cladding. We can offer timbers such as larch, oak and western red cedar. They are fixed using stainless steel fixings. FLOORING We use engineered oak flooring as standard in our finished pods. Beautifully laid in random widths for a natural look. WINDOWS AND DOORS $35 All of our windows and doors are constructed by a master carpenter from oak. Electrics We can configure your new Shire pod with sockets and led lighting to sit your needs. We always use qualified electricians and always supply each house with a safety certificate.

5 Internal In our finished pods, we fully insulate the walls and ceilings before we install flexible MDF on the interior curved surfaces. This is then painted to a colour of your choice. The floors are laid using quality engineered wood flooring. Underfloor heating can be fitted as a option We can also quote to fully furnish with beds, kitchens and bathrooms. Electrics We can configure your new Shire pod with sockets and led lighting to sit your needs. We always use qualified electricians and always supply each house with a safety certificate. Joinery We work closely with a master carpenter who uses hardwood to construct our windows and doors. We can also construct furniture and kitchens etc to suit your tastes and budgets. Chainsaw Sculpture You can design your Shire pods with carved details. Maybe you wish to have a themed pod with a carved animal head above the door or we could carve the whole front to blend in with its surroundings. The options are endless and we welcome any ideas you may have, however wild they may seem. We can also carve lettering into the beams and laser cut into timber to make your new house truly memorable.

6 Pricing We offer our Shire pods with two specifications, basic and normal. We can quote for custom builds and we can add or remove elements from both packages to create your perfect space and to work within your budget. Please contact us if you want something added or for us to create something especially for you. The outside specification of both the basic and the normal pods remain the same. Both are built on oak skids which mean they do not need specialist foundations and can be moved gently. We can offer a special rate for multiples. Call us for a chat. Delivery is not included but we can quote for you depending on location. We can also build on site if access is an issue. The internal space will be 16ft x10ft (4877mm x 3048mm). Internal height at the centre will 8ft (2400mm) approx. Plans are on the next page. Basic Our pods are built on oak frame skids with pressure treated floor joists and ply floor. Frame constructed on base and clad. Two double glazed round windows at the rear and one at the front as standard. Large round door with lock. Pod clad in larch waney edged boards. The structure will be weatherproof but not insulated and the interior walls and ceilings will be left with the bare frame showing. 12,673 (prices may be subject to vat) Standard As above but fully insulated, finished internally using MDF boarding and painted to your choice of colour. Engineered oak flooring and a electrics packages including lights and sockets will be fitted. Ready to move your furniture in. We can build your hobbit style furniture for you to compliment the structure.
