4 Team INVESTMENT SALES W. Colin Cavill, ULI, AVLE (Econ) Managing Director Colin is a co-founder of the Colliers GSAXCHANGE platform. Colin specializes in assisting clients sell investment properties and advising clients in making equity placements. Colin is also a member of Colliers Investment Services Group (CISG), an affiliation of 58 of Colliers top investment sales professionals, representing billions in sales annually, and serves on its Advisory Committee. With over 25 years of experience, Colin has completed over 370 transactions in 32 states, representing over $1.4 billion in volume. He has negotiated many joint venture agreements on behalf of his clients. Bob Cottle, CCIM Managing Director Bob is a co-founder of GSAXCHANGE and specializes in executing listing and buyer representation assignments. In addition, he has expertise in acquisitions underwriting, due diligence, valuation and joint venture analysis. Bob has over 22 years of experience and has been involved in numerous third-party investment sale transactions - with a primary focus on Government-Leased properties. Bob s extensive transaction and underwriting experience in brokerage, acquisition, disposition, financing, and development activities - across multiple product types - provides a level of market knowledge, insight, and execution that GSAXCHANGE clients have come to rely on. Darrin Kennedy, LEED AP Managing Director Darrin is a co-founder of the Colliers GSAXCHANGE platform. He is currently responsible for setting the strategic priorities for the team as well as client service delivery. Darrin s strong, multi-faceted background in both real estate consulting and investment banking allows for the delivery of customized business processes and solutions. He possesses more than 20 years of cross-disciplinary real estate consulting and transaction experience for both private and public sector clientele. Over the past decade, he has delivered more than $10 million in financial advisory services to government agencies to assist with procurement of facilities, revitalization of existing real estate assets and disposition of surplus properties. Shanna Markwell Marketing Specialist Shanna Markwell assists and supports the Investment Services Group to win new business and achieve selling goals. Shanna manages active accounts via RCM, SalesLogix, and Salesforce. She is responsible for the completion of offering memorandums and BOVs, in addition to developing, implementing, and maintaining property marketing materials such as flyers, postcards, brochures, website design and development, and e-blasts. Prior to joining Colliers, Shanna was the Advertising Coordinator for The Tennessean and New Media Creative Director for Banniseter Publications. She holds a BS in Marketing from Kentucky Wesleyan College. Katherine Seastrom Project Coordinator Katherine Seastrom works closely with the Colliers International asset manager for GSAXCHANGE and FDIC assets on the nationwide FDIC account. She also develops promotional material for various FDIC properties, crafts and monitors marketing messages from the field to the public. Katherine manages the marketing and disposition efforts for over 15 brokers across 25 states including advertising, negotiations, and the completion and submission of sales contracts. Katherine holds a BA in Communications from Washington State University as well as a MA in Strategic Public Relations from the University of Southern California. CAPITAL MARKETS Kevin Troy Senior Vice President Kevin Troy is a Senior Vice President with Colliers International. He specializes in loan origination, negotiation and structuring of debt and equity investments, with a primary focus on large single asset and portfolio transactions for retail, industrial and office properties. Kevin joined Colliers International-Atlanta in 2012 as a member of its Capital Markets Group. Prior to joining Colliers, Kevin was a Senior Vice President at CB Richard Ellis Debt & Equity Finance from 1994 to During his tenure at CBRE he was responsible for arranging over $3 billion in financing. Before CBRE, Kevin was responsible for commercial real estate loan origination with an Atlanta based bank. Prior to that he was responsible for all commercial real estate finance and equity placement for a major Japanese bank Dany Koe, LEED Green Associate Associate Dany is responsibe for the research, market and financial analysis for the GSAXCHANGE. He tracks government sale opportunities and sale and lease comparables on a national basis. Dany continues to transition into brokerage. Alongside his position with the GSAXCHANGE, Dany is a research associate working closely to the Director of Research in Atlanta. Prior to joining the team, Dany worked as a residential appraiser throughout Georgia. He holds a double B.S. degree in Finance and Real Estate from Georgia State University. Trevor Ritter Associate Trevor Ritter is a part of the Capital Markets Group. He specializes in mortgage banking/brokerage with an emphasis on debt and equity placement. Trevor joined Colliers International in Atlanta in 2011 in the Capital Markets Group where he is responsible for mortgage origination for the company s life insurance company, conduit, and owner clients. Trevor also worked for a private real estate investor underwriting Class-A office buildings and began his real estate career by serving as the Director of Land Acquisitions for Southland Realty & Development, where he brokered the sale of over $50 million of residential and commercial land. Trevor graduated Cum Laude from the University of Georgia s Terry School of Business in

SSA/ODAR SIZE 44,000 SF VALUE: $10,240,000 LOCATION: KY The Colliers GSAXCHANGE team completed the sale of this two-story office building leased to the SSA s Office of Disability Adjudication and Review. The building was completed in April 2012 and included a new 15 year firm lease. An extensive marketing campaign was the key to the selection of the right buyer and achieving the first sub-7% cap rate for a GSA-leased asset in a secondary/ tertiary location. TEXAS LOTTERY COMMISSION SIZE 89,063 SF VALUE: $20,817,500 LOCATION: TX The Colliers GSAXCHANGE team completed the sale of this state-leased property totaling 89,063 rentable square feet. The three-building office & retail complex, located in the Austin CBD, serves as the headquarters for the Texas Lottery Commission which occupies approximately 92% of the complex. The team successfully located a buyer new to the government-leased property market and achieved a sales price significantly above the seller s expectations. GSA PORTFOLIO SIZE 46,503 SF VALUE: $12,875,000 LOCATION: AL, LA, MS The Colliers GSAXCHANGE team completed the sale of this four-building portfolio located in the Alabama, Louisiana, and Mississippi. The GSA agencies represented in the sale were the SSA, IRS and FBI. The team successfully located a Buyer at strong market pricing that was willing to acquire multiple assets in secondary markets with varied lease terms and agencies. BUREAU OF ALCOHOL, TOBACCO, FIREARMS AND EXPLOSIVES (ATF) SIZE 22,500 SF VALUE: $9,867,000 LOCATION: WALNUT CREEK, CA The Colliers GSAXCHANGE team completed the sale of this specialized facility leased to ATF located in Walnut Creek, CA. The lease is for 10 years with approximately 6.5 years firm term remaining at acquisition. The team successfully located a buyer with extensive experience in the acquisition of specialized government-leased facilities and also worked with the buyer to source additional equity to facilitate the closing of this transaction. The building was built in 2011 and included a new 15 year lease term with 10 years firm. An extensive marketing campaign was the key to the selection of the right buyer which produced a closing in less than 5 months. The challenge was to keep the deal on track during the upheaval in the marketplace from the debt ceiling crisis and Federal Gov t credit rating downgrade. FBI SIZE 25,458 SF VALUE: $9,050,000 LOCATION: RALEIGH, NC The Colliers team completed the sale of this single-story office building located in Cary (Raleigh), NC leased to the Federal Bureau of Investigation. The building was built in 2009 and included a lease with 7.5 years of firm term remaining. The team successfully located a buyer at strong market pricing and helped the parties navigate a complicated closing that included the restructuring of easements. The properties, located in Florida (4), Georgia (3), Tennessee, and North Carolina, are leased to the GSA (SSA & IRS) with an average remaining lease term of 7 years, with 2 years firm.
