2 20 MORE Ideas for Finding Motivated Sellers! In the last Ebook, we covered 16 methods for nding motivated sellers. Now, we continue the list with 20 MORE methods for Finding Motivated Sellers. Read through this list, pick 2-3 to start, and get busy implementing! These are all proven methods, and when you start using them, your phone should start ringing. The more you take action, the more your phone rings... The more your phone rings, the more leads you talk to, and the more deals you do! Which means, the more money you make. Enjoy! David

3 Family Members: Tell all your family what you do and ask them to let you know if they hear of someone who needs to sell. Farming Local Areas: Regularly drive your farm area, looking for obvious deals Also, stop and talk to people who are out in the yard, walking, etc. This can be a goldmine. Flyers: Create I Buy Houses yers and leave them wherever you re able. Store s bulletin boards, shops etc. Friends: Again, tell all of your friends what you do. Ask them if they know anyone who s selling and to let you know if they hear of anyone. Everyone knows someone who s moving... FSBO Signs: Simply call on these. Then call every 2-3 weeks! It s so easy, and eventually, sellers become motivated sellers. Garage Sales: Just stop in when you see one and be Columbo. Are they moving? Strike up the conversation and see what happens. You may pick up a bargain pair of jeans too! Hair Salons: Talk about gossip! Seems like when someone sits down in a beautician s chair, out comes the laundry! Ask the people at the salon to let you know if anyone they know of needs to sell. Home Builders: They can only build so many at a time. If something hasn t sold, it may prevent them from building another, therefore they become motivated. These are great. HUD Foreclosures: You can nd these foreclosure listings at the courthouse. Can be a great source of deals if you do foreclosures/short sales. Internet: There is just too much here to list! The internet is one of my longtime favorite places to get leads. I ll be doing a training on this soon, keep a look out.

4 Judgments: Sometimes people with judgments are in a place where they need to sell and get the house and judgement o their back. You can nd these at the courthouse/online records. Large Employers: If there s a large employer in your area, you can approach their HR dept. and let them know you can buy properties when someone must relocate for the company. Properties with Liens: Mechanics Liens, HOA Liens, any type of lien can signal a motivated seller. You can nd these at the courthouse/online records. Lis Pendens: A pending legal action. Usually a foreclosure. Sometimes this is something to steer clear of, sometimes it s gold. Do your research! Lists: You can obtain lists of pre-foreclosure, non-owner occupied, free and clear houses, whatever you want. Magnetic Car Signs and Wraps: These can work, but you re vehicle needs to be out and visible often. Market Bulletin Boards: Coffee shops, cafes, malls, use your imagination. Military Transfers: Post yers and run ads in and around bases. When someone DOES own, and they have to transfer, they may really need a hand getting rid of their house. Mobile Homes: Mobile homes can be little boxes of gold. It may not seem attractive, but picking up a mobile for 3k and renting it for 500/mo, you can see how that turns to pro t very quickly. You can also resell. Yep, ippin mobile homes Get to know lot owners/managers. Moving Companies: They know the stories of people they are moving. Get to know a few moving companies and have them refer you to people who need to sell. There you go!
