1 Asking for referral template Hi, I have exciting news to share: I am moving on up in the world and changing real estate firms I want to thank you because you have been instrumental in helping me get where I am today. I am happy to work with you to find solutions. BEST PRACTICES This one starts way before you even close the deal. Most realtors keep information about all the dirty work it takes to get them what they want. Keep them informed, if they don t know what you have done for them, they tell others how special and unique you are as an agent. Once they agree to give you a testimonial, explain how they can give you a good ratings and referrals. So, you don t get a generic testimonial. I greatly value the relationship I have with you. I hope to hear from you soon BEST PRACTICES Ask your clients for their testimonial first and then offer to write it down in or even better send them 3-5 cards with their testimonial handwritten on it so they can pass it along for introduction. Low risk referral gets shared more than high-risk referral. So make it easy for people to recommend you. Offer free consultation on topics like sprucing up interiors before listing or top remodeling projects in your neighborhood. You can make this even more low-risk by creating a secret e- book and share the link only with your best customers and referrers.

3 Checking in with past clients template Hi, I hope this letter finds you guys enjoying your <something personal or current: home, summer, etc>. I am just checking in to see how everything is going with your new home: how do you like the neighborhood? Are you able to find the services and resources you need to acclimate to your new abode? I know we did a great job for you, and I m hoping you will refer me to your new neighbors and work associates. If you know anyone who is planning to buy or sell a home, let me know. I will be happy to take care of them on your behalf. BESTPRACTICES Send them one month anniversary card or their 1st year in the new house anniversary card. Make sure you write like you talk and add a personal detail about buying the house or moving into the house. Add a surprise element, it can be as simple as sending them a gift card to Starbucks or neighborhood cupcake shop.

The home sales process can certainly be a nervewracking and frustrating process. Despite the challenges of today s real estate market, I have seen success with real estate sales in your area. Best thing you can do to stand out is show social proof and add value. This template is already set up for that. All you have to do is fill in the blanks. Instead of just statistics, try and narrate a brief story about your past client who tried FSBO unsuccessfully before he came to you. Show them how it is going to be cheaper for them to hire a realtor than going by themselves. Show them the math or send them to a FSBO vs. Realtor Net Proceeds Calculator on your webpage like this one.
