3 A B O U T S T E P H E N F U L L E R In a notable career, Stephen Fuller has received more than 40 awards of excellence for superior design, including three Best In American Living commendations from the National Association of Home Builders. 4 F o r I n s t a n c e A F A R M H O U S E "Rather than a style the word farmhouse really refers to a type of house. Farmhouse refers to the houses that sprung up all across the eastern United States and formed the domestic center piece of small family working farms during the 19 th and early 20 th century. Examples dating back to 18 th century certainly exist, but it is the later variations that form relevant precedents. Typically examples begin with modest shaped central center hall or T shaped one story footprints and begins to evolve from there as functional requirements change and more spaces were required. Life on the early American farm began early and was made up of long days. Farms needed to function as virtually self sufficient environments, so there was little room for luxury or excess. However, it is easy to see why the style of a farmhouse has been a favorite and romanticized image when it comes to creating a new home. 6 I. Site Visit Our first step would be to arrange a site visit so that we could get familiar with the unique qualities of your property. It is inappropriate to force fit architecture onto a site or to not capitalize on the special qualities of your property. So a personal visit to the site as well as access to a full site survey with topographic information is needed. We may also need to have a few of the best specimen trees located by a surveyor. II. Programming/Design Following the site visit, we would meet and have a working session to get deeper into the discussion of the project. In this meeting, we will create sketches with your involvement beginning with the site and work through the basic floor plan arrangements for each level of the house. This is an important meeting, because it allows you to participate and witness the initial conception of your new home design. If things are going in a direction you don t like, you can help to point us in a new direction. Another excellent by-product of this meeting is that you gain insight into the technical issues that we deal with which you may not have thought much about previously. This is the time to bring all your photos and inspirational images, previous plan designs, and programming notes that you have been collecting. III. Site Design One of the first steps in the design process is to create a detailed site plan that includes all the elements of the home into a comprehensive plan that includes grading, tree save areas, sight lines and site walls. The goal is for the home to complement the natural topography and character of the lot, and to allow the lot to have a strong influence on the shape and orientation of the home. We will also consider potential negative impacts on your property from adjacent properties and future homes around your site. When this step is done with great care, it will result in a home that feels like it has always been there as opposed to a home that feels force fit to the property.
7 IV. Conceptual Design Working in tandem with the site plan, we will create the first and most important part of the home design. These drawings will include floor plans of each level, along with exterior elevations of all sides of the home. The drawings will be rendered in color, then formatted into a comprehensive design document. It is really this series of drawings that will synthesize all the programming components, dreams and physical site information into a two dimensional scaled design for your home. Stephen will personally create these drawings and will include written overviews of the important design criteria for you to review and study. This is truly the Big Idea part of the process, and will create the over-riding design direction for all work to follow. V. Design Development After the presentation of the conceptual design, and after we have received your feedback, we will begin to refine the drawings both in hand drawn formats as well as in the form of computer drawings. We begin building up all the various layers of information, inside and out that we need to define the home. We will send you copies of the drawings and meet with you a few times during this phase in order to work through the finer elements of the design inside and out. This phase is also a good time to begin talking with a couple of contractors to get their input and early estimates as far as construction cost. Another exciting part of this phase is that we will begin to show you the house in three dimensional renderings, at this time it will begin to come alive visually. During this phase, making changes or adjustments are welcome.
8 VI. Interior Millwork Design Toward the end of the Design Development phase, we like to start looking inward and will begin laying out the interior millwork of the home. This will include elevations of all the key rooms, as well as some interior three dimensional drawings. The purpose is to extend the character and attitude of the exterior of the home into the interior trim so that the house flows in a seamless way. Once the basic drawings are done, we can then create large scale sections and callouts of the millwork, including cornices, casings, doors, and stair parts. Cabinets will also begin to be defined in this phase as well as mantles and fireplace treatments. Lighting, switches and outlet locations also begin to be nailed down along with HVAC locations, tile and flooring directions. VII. Cabinet/Built-Ins Design Cabinets and built-ins can be found on all levels of the home and will cover a wide range of functions and quality levels. Obviously the kitchen will garner the highest level of attention, followed closely by the master bath. However, cabinets and builtins may show up in the form of wet bars, media cabinets, etc. In all cases, it is typical for our firm to design the cabinets in place in the room, so that they are of the same architectural character as the rest of the home. This also allows us to understand the framing conditions needed to accept the various cabinets. Once these drawings are completed, it is typical for owners to work directly with cabinet companies who can take our drawings and refine them into shop drawings and production samples. We work with many highly qualified cabinet companies and can recommend sources when the time is right. VIII. Architectural Construction Drawings Once the design development phase is complete, we step into the more technical creation of the working drawings needed to define the home and how it should be put together by a builder and subcontractors. At this stage, the design is complete, so there are few if any meetings required. There will be one or two stopping points at both 40% and 80% completion of these drawings which will allow a contractor to prepare preliminary bids to again verify the cost prior to final drawings being produced. The drawings associated with this phase will all be created in house at Stephen Fuller Inc. by a Senior Cad Operator.
9 IX. Hardscape Design Hardscape is a critical component of the overall design and is essential to create a site environment that is in harmony with the home. As a follow up to the site design, we will prepare drawings needed to coordinate the hardscape components of the site. This will include driveways, walls, patios, walkways, railings, etc. Out buildings such as gazebos, fire pits, and docks would typically fall under this phase of design. Irrigation, drainage plans and lighting plans may be required, but are typically handled by an installer and require only coordination by our firm. Other aspects of hardscape typically include fencing, gates, pergolas and mailboxes. X. Landscape Coordination While vista lot settings typically involve far less formal landscaping than more typical suburban homes, it is still critical to carefully study appropriate plant materials and locations in order to achieve a natural rather than manmade effect. As with kitchen cabinet design, we have learned that the best role for our firm in this area is to assist in the coordination and design direction of the landscape, but to look to local landscape architects, suppliers and installers for geographically specific recommendations as far as plant materials. XI. Interior Selections A critical part of the design process will involve the interior Architectural selections. By this we mean plumbing fixtures, lighting, appliances, flooring, hardware, tile, and countertops. Often these items are handled by a builder by means of giving the owner an allowance and directing the owner to a series of suppliers who often have in house design and sales staff. This can often lead to items that are poorly coordinated and driven by unrelated sales people who do not understand the holistic design direction of the home. We believe that the most successful projects include an Interior Designer who is experienced in both architectural as well as decorative design and who can bring a cohesive union to all interior elements for the finished home.
10 XII. Decorative Interiors An important part of any home s design is the decorative interiors of the home. This would include furniture, fabric, case goods, bedding, art and accessories. Interior design is an extension of the core architectural design direction of the home. Therefore, a high level of coordination and continuation of the original design teams intent is required to reach optimum results. When the time is right, we are happy to make recommendations regarding designers we have had positive experiences with on past jobs. XIII. Client Meetings Throughout each phase of work, there is a need for client meetings. The frequency and duration of these meetings can vary greatly depending on the involvement levels of the owners. Therefore for budgeting purposes, we typically set this time aside from the core design and CAD drawing phases so the owner is aware of how meeting times can affect costs. All the information we create will be electronically formatted and sent to the owners for review over the course of the project. Experience has shown that e- mail mark-ups and written communications can significantly reduce the amount of meeting time. 11 XIV. Consultants Through the course of designing a custom home, often it is necessary to bring in a variety of consultants to prepare specific drawings for various parts of the house. This may include structural engineers, mechanical, plumbing and lighting experts. Before a consultant would be brought in, a proposal would be drafted for your review. Consultants may act as a sub-contractor to either our firm or the builder or may prefer to contract directly with you as the owner. XV. Working with a Builder Needless to say, the overall success of any home is ultimately dependent on the skills and talents of the builder. The builder will play the critical role of both forecasting price, and also sourcing, managing and overseeing all the physical labor that takes place within the home. We have experience with several qualified builders and can help you in your selection. Because we have hands on experience in construction, we can offer critical insight into the various strengths inherent with different builders. If necessary we can assist as a consultant in coordinating bids as well as making site visits during construction to see that progress is following the proper design intent. 13 R E I M B U R S E A B L E E X P E N S E S These will include actual expenditures made by us in the interest of the project for, but not limited to: Reprographics/in-house plots of construction drawings are billed at the rate of $1.75 per 24 x 36 sheet. Shipping and handling charges A D D I T I O N A L S E R V I C E S Additional Services would be any service not previously outlined in this Preliminary Agreement. At times, additional services are needed, but are not always known at the start of a project. Written Confirmation for Additional Services: Any work, images, renderings, and changes to design and/or construction documents that fall outside the scope of work outlined in a final agreement will be subject to additional service fees estimated at time of request. Additional services will be provided only if authorized or confirmed in writing by you and will be billed at hourly rates at time of request. We will provide written estimates of additional services for your approval, once scope of additional services is determined. All forecasted fees are based on our rate schedule. Phases of work as well as proposed fees are estimates and are not fixed amounts. Actual work will be invoiced with a description of the work performed. Billable rates may change from time to time. However the billable rates that are in place at the time of the agreement will remain the same.
14 R A T E S C H E D U L E Stephen Fuller, Principal, time will be billed at the rate of Three Hundred Fifty Dollars ($350.00) per hour. Junior Designer s time will be billed at the rate of One Hundred Fifty Dollars ($150.00) per hour. Senior CADD Operator time will be billed at the rate of One Hundred Fifty Dollars ($150.00) per hour. Project Manager/Graphic Artist s time will be billed at the rate of One Hundred Ten Dollars ($110.00) per hour. 15 P A Y M E N T T E R M S Payment is due upon receipt of invoice. Initial Payments will be credited and applied toward invoices on a percentage basis. For example, if the initial payment is 10% of the total estimated fee, then each invoice will receive a 10% credit, until the initial payment has been fully applied. Late fees apply for payments made after 30 days of invoice date.
