PLN CHO & WALTERS RV STORAGE Respond y: December 5, 208 Public Hearing Date: N/A nder the California Environmental Quality Act of 970, the project described herein is exempt from CEQA review (Section 506(b)(3)); however, the Stanislaus County Department of Planning and Community Development is soliciting comments from responsible agencies to determine if specific conditions should be placed upon project approval. Therefore, please contact this office within 5 days if you have any comments pertaining to the proposal. Comments made identifying potential impacts should be as specific as possible and should be based on supporting data (e.g., traffic counts, expected pollutant levels, etc.). Your comments should emphasize potential impacts in areas which your agency has expertise and/or jurisdictional responsibilities. These comments will assist our Department to recommend for approval or denial and/or apply conditions of approval to the requested staff approval; therefore, please list any conditions that you wish to have included as well as any other comments you may have. APN: Williamson Act Contract: General Plan: Current Zoning: N/A PD (Planned Development) P-D 3 (Planned Development) Project Description: Request to establish an unmanned RV and boat outdoor storage business on 2.93 acres of a 36.3 acre parcel. The business will utilize existing lights and an existing chain STRIVING TOGETHER TO E THE EST!

2 link fence with razor barb wire around the perimeter of the 2.93 acre site. The applicant is proposing to improve the site with three inches of road base and use painted 2x4s to designate parking spaces. Customers will gain access via card lock gate system with personal gate code. The proposed hours of operation are from 8:00 am to 6:00 pm. This site is currently zoned P-D (3), which was adopted in 986 to rezone the property from A-2-0 to PD (Planned Development) to allow the property to be used for a variety of commercial and light industrial uses. The rezone also included the construction of additional structures totaling 340,000 square feet. Various structures, totaling approximately 84,084 square feet, have already been constructed, leaving a remaining buildable area of 255,96 square feet. This request is to utilize 2.93 acres of the parcel for the business. No structures are being proposed as part of this request, the area is already disturbed and has been used for parking over the years. Therefore, the use as proposed does not detract from the remaining buildable area. Additionally, this use is intended to be temporary, and the business will cease to operate in the event other structures are constructed on the site. se Permit application PLN Libitzky Holdings, LP is proposing to utilize the same area of the parcel as the proposed RV and boat storage to construct two 48,000 square-foot warehouses.
