In the first year I am getting a Positive Cash Flow. At the end of the 3rd year, we are expecting Cash Flow around $120K per yr. I would have never done any of this without your Boot Camp!! Toby Fisher I hadn t really considered doing multi-family properties before, it seemed as though they were too much money and too many unknowns. I am familiar with single families, but wanted the bigger pay day that the course talked about. Well I was at a get together and someone had complained about not having any cash to do a deal that he thought was great, but he didn t have the credit to do it. I was a voracious reader of Dave s course and I read it three times, and a week later I offered to help him out. I found a hard money lender and paid some ridiculous fee, he agreed to start renting it immediately and buy it as soon as the bank would allow. I cash flowed about $ a month after the cost of the hard money.
3 I fixed it up and found a renter and that produced another $800 a month. In four months he worked out his credit problems, and I walked away with a big fat check, and I can only say thanks Dave for your proven formula. Ann Anderson Dear Dave, I m writing to inform you of my first multi-family purchase as well as the impact the coaching program has had on me. For starters, let me say the coaching program gave me both the confidence and the roadmap to find and close on a really good deal. Prior to the coaching program I had the motivation, but lacked the direction to actually get into real estate. Several years ago I got my pilots license and became a corporate pilot for tri-max medical. After working there for 3 years I realized the important people were sitting in the back of the plane. Four years ago, I quit my job with $10K in the bank account and one duplex that cash flowed about $250 a month. My first bit of education came when I heard Dave speak about apartments and I was hooked. I closed on 33 single family houses worth about 850K with about 200K in net worth in them. I started my portfolio with single family houses, but quickly moved to apartments. In the past five months, I have closed on a 20 unit deal that appraised for 400K, I had paid 280K, another 27 unit apartment complex that has 260K in equity, and I have an offer pending on a 90 unit complex that looks promising to close.
6 I have started a management company and now have two full time employees. In the last two years I have raised over 700K in private funding, so without Dave and his teachings, I would still be flying that airplane. Thanks Dave. Sal Ceneri Mike Lifton recently acquired an 11 unit strip mall in Georgia. He negotiated several seller concessions to get cash back at closing (covered all closing costs plus 37K cash back) and use the money to help clean up the property: Paint, Top-coat and Re-stripe parking lot, deferred maintenance, etc. His tenants are VERY happy with new owners/management, and was able to raise the rent in one unit by 1,000 (yup, one thousand) percent! "My coach helped me analyze this deal. He was with me every step of the way. Although I live on the west coast and the property is on the east coast I was able to use your system to make this deal happen. " Mike Lifton We have been cultivating relations with brokers in a few different markets. We picked areas that Dave had identified as emerging markets and we had connections that required us to travel to on a recurring basis. Throughout the process we were never worked about the deal because we were using the techniques that Dave had taught us and with his team looking over our shoulder we felt confident we would get into this deal and not make a mistake. We experienced firsthand how the process works. With our first property under our belt, we are looking for our next big deal and now we have the knowledge and the experience to bring in private money investors with confidence we will again deliver a win-win deal for everyone. 7 $141,000 and we purchased it for $55,520 plus the bank is giving us up to $19,500 for repairs. After we make the repairs and increase rents we will bring the value up to $165K. This property was an REO and it only took us a month. It will only produce about $300 a month until repositioning is completed, but then it will double that a month. Dave was right when he said we would look back and think of all the great deals we got in the summer of It s been crazy busy, but all worth it, and I have learned a ton. I cannot thank RE Mentor and David Lindahl enough for all the education and support. Vanessa Harris Just thought you would like to know of my latest acquisition. Because of what I learned at your events...i traded a single-family house in which I had a lot of equity for a 40-unit complex in Bakersfield. I bought the property for $900,000. After just two years of holding it, it is now selling for $2.4 million. That's a profit of almost 1.4 million dollars!! Best of all, I had a positive cash flow of $4,100 per month! Jim Anderson I started my ant farm last week. Ran your ad. [This was my] VERY FIRST call that came in: I explained what I was wanting and the gal said, 'I know a property like that...my mom has a house she needs to sell. I got this house under contract for $42,500 and am selling it on Tuesday for $66,000. Actually selling the contract and making $23,500! I might be able to squeak out a meager living doing 2 or 3 of those a month. Michael Jake Last year I bought 3 multi-families using your marketing letters. I sent out around 200 letters. Two from one owner: 6-family had $60,000 in equity immediately. Now, with cosmetic rehab, it has $200,000 equity, and cashflows $1,500 a month. 5-family only needed cosmetic rehab. Cash flowed $600 a month. Just sold for $55,000 more than what we paid for it a year ago. The third was from a different seller. We bought it for $138,000. Value play is to increase rents from $2,100 a month, to $3,000 a month by rehabbing and raising rents. Building will soon be worth at least $200,000. It will cash flow $1,000 a month. Thanks, Dave!
