3 MEGA LEAD GENERATOR Part I The life blood of your real estate business is getting leads. Without leads, you can t put any deals together. But you need a cost effective way to generate leads. The Mega Lead Generator will show you how you can get a lot of leads for FREE or almost free. The best part is, it s so simply you ll say, why didn t I think of that! There are several free classified advertising places on the Internet. The most popular are and At or you can post free classified ads for just about anything. They have a real estate section where you can put up ads to sell houses or ads that say We Buy Houses. You can also advertise your rentals for free. Have a house full of junk that you want to get hauled off, you can advertise that for free on either of these sites too. Just about anything you need, you can advertise on one of these free classified sites. You can take advantage of this FREE advertising to recruit bird dogs to find houses for you. Some people will take an active approach and aggressively look for homes for you. But other people will want a more passive approach so you need to provide a way for them to get the word out that you are looking for homes to buy too! So, you need to post two different ads to attract both the active and the passive bird dogs. On the following page is my ACTIVE bird dog ad. It s designed for people who will actively go out looking for properties for you. 3

However, even if you just have an address for the property, we will track down the owner to make an offer so you can get paid if we buy. 5 If you don t have a web site for the leads to go to, you can just have the bird dogs call you or or fax in the leads. This system alone is generating hundreds and hundreds of leads for our group each week and it does not cost a penny! If Craigslist or Backpage is not available in your area, you can run a similar ad in a weekly newspaper like the Thrifty Nickel or Greensheet in the part time jobs section. It s important for you to follow up with your bird dogs and let them know what s going on with the leads they generate. They will get frustrated and stop looking if they don t hear from you or if none of their leads turn in to deals. Any additional guidance you provide them on specific types of houses you are looking for or a certain part of town you want to buy in will be tremendously helpful to them and make it more productive for you. MEGA LEAD GENERATOR Part II Part I is a great system for those who are willing to take an ACTIVE approach to helping you find houses. But let s face it, most people are LAZY and don t really want to do any work. So, you need a LOW COST generic PASSIVE marketing campaign to bring in leads too. This is similar to a lead generation system I heard about at Walter Wofford s seminar I just added a few twist of my own to make it work easier and faster. The objective is to get as many people as possible to put magnetic signs on their car. It will allow you to have 20, 30 or 100 MOVING ( and 5

6 stationary) BILLBOARDS all around town with very minimal cost compared to traditional billboard advertising. It also allows you to have signs all over town without worrying about Code Enforcement fining you because the signs are not in the ground on city property. The good thing about these moving billboards - besides the low cost is that they get right in to neighborhoods where you want to buy, they are seen at sporting events, at shopping malls, in junky neighborhoods, at Walmart all over town. When the car is parked, it s much easier for Sellers to see the billboard and write down the information. Compare that to billboards along the highway that people see when they are traveling 60+ miles an hour. Even with a memorable web site or telephone number, it s hard to attract attention to the billboards when drivers are paying close attention to traffic especially during rush hours. But how to you get 100 people to put your (moving billboard) magnetic signs on their car? I offer to pay $25 a month for each month that the signs are on the car. You could pay less or even try it without offering any monthly payment. The bird dog also gets an additional $500 for each house that I m able to buy because of their marketing efforts. With that in mind, you need to be prepared to get an avalanche of calls the day you run your ad so don t make any other plans for a few hours. The amazing thing about both of these ads is that some of the leads were from people who saw the ad in the part time jobs section but THEY have a house for sale or were behind on payments. 7

8 Putting ads in unlikely places, like part time jobs, is a good way to find sellers who might not go looking for you first! You need to be ready with a rapid response when you run the ad because the calls and s will come in almost instantly. My basic reply to people who ask for more information in on the next page. For each house I buy from your signs, you get a check for at least $500 in addition to the $25 per month If I don't get any calls from your signs for 30 days, then I'll assume you decided to drop out of the program and you will not be paid $25 the next month. However, if you return the sign, I ll pay you $15. If you would like to sign up, I just need to know where to send the magnetic signs to or you can come by my office to pick up your set.
