2 SPECIAL REPORT How To Sell A House If You Own It Free & Clear Whether you are in a place where you want to move somewhere more interesting, or if you have a second home that you are simply not using, it is absolutely time to look into selling. If you own your own home free and clear, meaning that the mortgage is entirely paid off, you ll find that you are in a fantastic position to sell. You will not be dealing with lenders who would have a say in how the new owner s financing could go and you would end up with plenty of cash in your pocket, if only you knew how to do it. The truth of the matter is that even when you own your own home free and clear, there are definitely several major stumbling blocks to selling your own home, particularly if you have no experience in the real estate market. With the current economic climate running hot and cold, it is definitely a buyer s market out there, and even if you are not suffering under the specters of short sales and foreclosure, you ll find that selling is something that takes a thorough understanding of the current market. Think about all the news stories that you have been reading when it comes to the real estate market, and think about what you need to know to make it pay out for you. investor s job is to make sure that the house moves and that the deal is closed in short order. You do not need to worry about having a house that lingers and lingers on the market as long as you have a real estate investor on your side. Think about all the problems that you will not have to deal with once you sell your home. When you own your home in full, you lose certain key tax deductions that make your budget significantly smaller, and you ll also find that your home stops providing you with the same kind of equity that you previously enjoyed. Similarly, you ll find that there are more and more people who have decided that they do not want the chores that go with owning a house. Plenty of people find that they would rather have an apartment rental place or a condo service take care of their home for them. Similarly, a townhouse or a duplex might provide you with an environment that you prefer to that of a suburban home. Take a moment to learn more about all that you can do once you have given up the house that you own free and clear. This is where a real estate investor can help you. A real estate investor purchases your home outright, making all the fixes to it and handling the prospective sale to the final owner. Similarly, he or she might work with you and try to sell the house while you are still in it. Working with an investor ensures that you are going to be making the most money from the house that you can while keeping the process streamlined and simple. A real estate
3 A real estate investor is a professional who is committed to getting your house out of your hands and plenty of money in your pocket. If you start putting up ads on your own or setting out signs, you ll find that you are going to get a lot of people who cannot afford the home, or who expect to haggle about every little thing. These people are going to waste your time, or worse, force you to take less for your home than you would be able to get otherwise. Instead of wasting your time by trying to sell your home on your own, go to a real estate investor who is going to take the home off of your hands immediately. When you want to meet with a real estate investor, it is important to shop around and to find one with a philosophy that matches your own. While there are plenty of investors who will work with nearly any kind of property, there are absolutely other investors who are committed to working with family homes and in trying to sell the house as is. Interview several investors to find out who you are working with and what they can do to help you. A good investor is one who understands what your house is worth and gives you the money that you require. When you want to sell your home, think about everything that you will be leaving behind. You will not be tied to an area that you no longer like, and because the house was paid for, you ll be pulling in most of the profit from the sale. This leaves you with capital to spare, and you can use the time to search for a house that you really love, or you can simply use the money to fulfill your dreams. Having a house means stability and and steadiness, but also don t forget that it also means that you are very tied down. You have to maintain the house in the winter, and you have to be sure that you can get everything taken care of on your own. When the plumbing goes bad in the winter and your basement is flooding, you are the only person who can take care of it. If you are tired of these problems, and if you are invested in getting away from it all, it is time to find a better solution. A real estate investor is someone who will not leave you in the dark. Their goal is to take a good house, fix it up, and then sell it fast. What are the features that are going to catch a buyer s eye, and what can you do to make sure that your home is presented in the best possible light? What factors should be emphasized and which should be downplayed? When you live in a house long enough, you might find that it is easy for you to miss both the good points and the bad points. A real estate investor will be the one making all the changes to the house. You can move away from the house without needing to fix any of the problems yourself. Instead, the real estate investor
4 takes the time to make the fixes himself or herself, passing the savings on to you. if you were simply selling to private buyers. Think about your home, which you own free and clear. Perhaps you have had some great memories in it, but now think about whether it is serving your purposes. Are you really happy there still, or are you simply feeling restless and tired of looking at the same old walls? There are many people who stay in their homes because they have been told over and over again that owning a home is a good thing. They don t think about wondering whether owning a home is a good thing for them. There are plenty of people who do very well without owning a home; even if you wish to own a home, this might not be the right time for you. Take a moment think about where you are in your life and what you can do to make sure that you can get the results that you want. Your home may be helping you, but there is a very good chance that it is going to hold you back in the years to come. Consider what a real estate investor can do to get you the life you want! There are many things that a real estate investor can offer you, and one of the best options for you is speed. You ll find that people who want to sell quickly will go straight to a real estate investor. Because they are so willing to make the many repairs and fixes themselves, you can get off the premises as soon as you are able to. In the long run, this means that you need to do next to no maintenance on the house and that you are also going to be able to concentrate on your own move to a place that you like better. Take advantage of your investor s work to further your own goals. Another thing that a real estate investor is going to do is they will present you with money up front for your home. Because this is their business, they are not going to need to worry about loans and other issues. They have the money to invest in your home and at the end of the day, you are going to find that this makes things go much more smoothly. You will know exactly what you have in your pocket by the end of the deal, and you will also discover that you will be able to plan your next move with a great deal more ease. This is a luxury that you would not have
