1 Best Expired Survey This is the one Rand uses right now! Hi, Mr. Seller, my name is (your name here) with (company name). Before you hang up, I wanted to ask you a few quick questions about the process of having your home on the market and, ultimately, not selling. Would that be okay? Optional: By the way, I am not calling to ask you to list your home with me or waste your time telling you how great I am. Promise! Since your home went off the market, about how many calls have you received from real estate agents? Did any one of them say or offer to do something different enough that it got your attention? (If yes, ask them to explain or tell you the details.) Have you received a lot of mail from real estate agents? If so, did anyone say or offer anything valuable enough that it got your attention? Are you going to be interviewing Real Estate Agents for the job of actually getting your home sold this time? Note: If yes, ask them if they have set appointments to meet with them face-to-face. Why do you think your home didn t sell? Where are you moving to? Do you have an Agent in that area you are working with? If no, get permission to refer them to one of the top agents in that area, with NO obligation of course. How soon did you want to be there?
2 What is the single most important action or service you will expect from your next real estate agent before you would ever consider hiring them to get your home sold? Why are you selling? Mr. Seller, as my way of saying thank you for taking some of your valuable time, would you be offended if I delivered to you a bright red package marked URGENT? In it is everything you need to know and/or do to either sell your home yourself, hire the RIGHT real estate agent for the job of getting your home sold this time, or you may decide that right now may not the best time for you to sell at all. In any event, you will have enough real world, valuable information so that you can make an informed decision. How many are in your family? Terrific! Note: If leaving the area, ask, Do you have an agent in that area you are working with already? Are they providing you current property information? If they do not or even if they have an agent ALWAYS OFFER SERVICE: Would you be offended if we had one of the Top Agents in the area provide you with current home values and information on the best home buys? What's the most important thing to you about selling your existing home and getting moved? 12). WHAT IS THE ONE THING THAT YOU FEEL EVERY REAL ESTATE AGENT SHOULD DO, AND IF THEY DID, THEY WOULD BE PROVIDING SOMEONE JUST LIKE YOU WITH AN EXTREMELY VALUABLE SERVICE? 13). Is there any one real estate agent whose name comes to your mind first when you think about real estate in our area? NOTE: Not a real estate company but an Agent?
