2 Message from New Business Director Aaron Tracey About / Who We Are Headquartered in Dublin, the Mespil Group has several businesses in the Private Equity, Energy and Infrastructure sectors. More recently the formation of Mespil European Ventures has accelerated its move into real estate investment and development which will form an additional core business segment for our team. We are well positioned to continue to acquire and develop resorts in Europe and operate them long term. We are very excited with the current and future projects we will be able to bring to market Our team have over 60 years of combined experience in property delivering 2,500 residential units with a sales value in excess of 300M, a further 1,500 hotel rooms, in addition to over 100m in infrastructure projects. Crucially we can leverage this experience which encompasses land acquisition, construction, sales, management and letting with international tour operators. Our mission is to provide an outstanding level of service and expertise in the European real estate market that is both innovative and ambitious. 3 AWARDS Projects PREVIOUS PROJECTS Sunset Resort, Pomorie, Bulgaria / en The luxury 5-star Sunset Resort comprises of 5 apart-hotels and 6 deluxe waterfront villa s with a total built up area of 115,000 sq.m. There are 4 outdoor swimming pools which offer water attractions and include 2 pool bars. Some of the other facilities on-site are 12 restaurants, 4 bars, a spa centre, beauty salon, indoor pools, gymnasium and 6 lane 10 pin bowling. 4 5

5 FUTURE PROJECTS Algarve, Portugal In Q MEV will launch a development with over 100 exclusive apartments in the Algarve. Please register your interest by ing info@mev.ie for further details Golf De Rimaison, Pontivy, France Golf De Rimaison has full planning permission to redevelop its existing golf course and lands at Commune de Bieuzy Les Eaux, Brittany, France. The development has been granted planning for 376 residences with a mixture of 2 & 3 bedroom villas of 4-star standard, in addition to complimentary leisure and retail facilities. Miramont De Guyenne, Bordeaux, France Miramont De Guyenne is an 80 hectares site incorporating a 10 hectare lake which will be the centrepiece of a residential, tourism and sports development. Manzac Sur Vern, Bordeaux, France 8 Manzac Sur Vern is a project covering 60 hectares around the beautiful Chateau De Leyzarnie zoned for residential tourism which will be transformed into a 5-star luxurious hotel. The proposed development also consists of 52 large villas ranging from m 2 in size, and a further 60 units of both town-house and apartment living. 9

He has successfully constructed and sold over 2,500 units in Europe over the last ten years and will be instrumental in developing the sales strategies and agency network for the organization. Andrew is a co-founder of Mespil European Ventures Ltd (MEV) and serves as its Financial Controller. Creating unique financial models, and developing innovative commercialization strategies, he has considerable experience in raising capital for client companies, with a solid background in preparation for investment, leading investment rounds, gaining access to finance, deal structuring, negotiation and successful execution. MA graduate with core expertise in operations, project and change management. Previously Erica managed a delivery team of 35 in Microsoft, European Operations Centre and has a further 12 years experience working in the property sector. Erica oversaw the process from contract issue to collections of over 300m for the largest property developer in Bulgaria. More recently she managed the end to end relationship with 1000 property owners across 10 different countries. Brian Nevin has over 35 years experience in the travel and tourism sector, with established tour operator relationships and a solid understanding of multi-layered customer marketing. Carlos Henrique has over 40 years experience in tourism in the Algarve, Portugal. He has managed both hotel and apartment complexes and a portfolio of non-resident owned properties for clients, managing all aspects including lettings, maintenance, staff and administration. Tom O Connor is an experienced international business executive with significant market knowledge in a number of business sectors in both Ireland and overseas including energy, construction and healthcare. His experience encompasses land acquisition, construction, sales, management and lettings with international tour operators. In 2004 he became a major shareholder of Sunset Resort, building one of the largest developments ever in Bulgaria winning multiple industry, hotel and customer awards and notably a first class investment honour from the Bulgarian government. Aaron is accredited to the Royal Institute of Chartered Surveyors (MRICS) and the Society for Chartered Surveyors in Ireland (MSCSI). 10 Andrew has held positions previously in elearning, healthcare, distribution and property sectors, managing the finance functions within these organisations. He holds a BA in Accounting and Finance and is a Fellow of the Institute of Chartered Accountants in Ireland. She joins Mespil European Ventures Ltd (MEV) as Operations Director responsible for building out all internal processes, systems and marketing collateral, also working with the executive team on a number of dynamic project deliverables. Erica is affiliated to the Society for Chartered Surveyors in Ireland (AssocSCSI). The wider Mespil European Ventures team is comprised of industry experts bringing years of experience to our company. He has held a number of Director and Shareholder positions within the travel and tourism industry, most notably as Head of Sales & Marketing with Thomas Cooke. The last 15 years has seen Brian focus on tourism in Portugal and he holds Director roles both in Holiday Homes Direct and Private Villa Holiday Rentals where he has created and enabled new booking drivers for clients with year-on-year revenue growth. More recently he has joined Mespil European Ventures as Lettings Director where he will manage all of the rental business in our European projects. In his spare time Brian enjoys playing golf and travel. He was the GM of the 4-star Quarteirasol Hotel, Quarteira and more recently held the position of Tourism Manager at Garvetur Apartments and Villas a company established in 1983 that manages a property portfolio of 9000 units across the Algarve. Carlos is knowledgable regarding the regulations and law around the Condominum Act which governs the management and mainteance of Pine Hills. Specialising in business strategy, planning and fundraising advice to growing companies, he has been instrumental in assisting many clients secure investment and rolling out their operations globally. As MEV s Business Development Director, Tom is based full time in Portugal and provides informed guidance and focused input supporting MEV to scale and grow. He is a member of the Portuguese Hotel Managers Association and is registered with the Portuguese Tourist Board. They cultivate our culture, and are passionate about helping our company scale, grow and succeed. 11
