I was just trying to find something that worked, I looked for all the shortcuts to becoming a millionaire overnight and quickly realized there's absolutely nothing in this world that doesn t require work. You re not going to ever make hundreds of dollars with a click of the button or after reading an ebook. You need to practice, learn, practice make mistakes go back to the drawing boards and practice more. When I first got into this business all I knew is I wanted to make money, and that is exactly what I did. In NetGuru we re going to be covering multiple topics all around the buying and selling websites and domains which is known as domain flipping and website flipping I m sure most of you have heard about it but not really known how it s really done or how much money can be made doing it. Before you close out of this ebook because you don t know how to make a website or you don t know how to program one don t worry, we ll cover that later on. I ve made over 7,000 dollars in the past month or so buying and selling domains as well as websites and I still can barely write a line of HTML. Theres a ton of money to be made in this industry and I m going to cover absolutely everything. I ll teach you how to make the websites, how to sell them, were to sell them, how to create a nice sales pitch and more. What I want you to do right now is to close out of Facebook, Skype, MySpace, Twitter, Instagram or whatever else you re on, hell even go as far as disconnecting yourself from the internet. If theres anything that I ve

4 Page 3 learned is that all that stuff is a distraction from getting what you really want. Always try to make your distractions as little as possible and block out everything that doesn t matter. Terminology Sometimes I m going to use words that you wouldn t normally hear in an everyday conversation, as what I m going to talk about isn t normal. Making money online at the quantities you are going to be making it at isn t normal, you re going to need to learn some new words and terms which are all listed below. Flipping: This is when you buy something for one price and then you will quickly sell it for a higher price. Domain: This is what your websites name is, for example a popular domain you probably visit if facebook.com Hosting: This is how your website stays up, without hosting nobody could ever visit your website! CMS: This stands for content management system many websites use these as it requires little to no programming and makes it easy to manage/run your website. Niche: You re going to hear this word a lot, this basically means topic. For example a niche would be fashion, and a sub niche would be shoes. TLD: This stands for Top Level Domain. Ex:.com,.net,.org

5 What s Domain Flipping? Page 4 Domains are a billion dollar industry, the buying and selling of them is extremely popular. A lot of people have said that the process has died down within the last few years, but the truth is it s gotten even more popular! The issue is that people just don t know how to flip domain names. Basically the idea is to buy a domain for low and sell it at high, many people will buy the domain for registry value which can be anywhere from $1 dollar to $10 dollars and some domains sell for millions of dollars! Now, before you go off and buy a random domain you should probably completely finish this guide as there is stuff that is taken into account that you d never even think of. Did you know that the age of the domain as well as the total time a website was hosted on that domain affects the sales? Domain investors are extremely picky when it comes to investing their money into a domain so it s essential that you know everything so you can make smart buys and maximize your profits, right? Domains Value & Factors To Consider In this section we re going to learn how to first do your research on a domain to determine the factors to take in account when buying a domain name and then I m going to teach you how to come up with a general price. Here are some of the main factors, there are many other factors that you ll come across but these are some main ones.

6 Page 5 Domain Age Monthly Traffic (If Any) Type of TLD (.com,.net,.org) Length of domain Was the domain ever developed (Had a website on it?) Page Rank of the domain Keywords (Example: BuyCheapHouses.com has the keywords cheap houses.) Brandable (Could this domain be developed into a brand? Meaning Memorability Number of searches Selling prices of similar domains Meaning As you can see you re going to want to check all of the domains history. If you think something is too good to be true, it probably is. Let s say you find a domain and the owner of it is selling it for an extremely cheap price, chances are the domain has a bad history so you re going to want to do some research. As far as appraising the domain goes you need to take a look at the market, look for similar domains, and take into account all of the following. To get an idea, you can use a tool such as Estibot. Please do not take what this tool gives you and think it s what your domain is worth as often this tool is very inaccurate, this just gives you the basics. Always remember that if a domain is older than 10 years chances are it ll be worth a lot more, when a domain ages it tends to be able to rank on search engines much easier thus the price of the said domain goes up!

7 Domain Research Page 6 As I stated above, you re going to want to do some domain research. Here is a list of sites to allow you to do that. Alexa.com: This tool allows you to search up a domain, it gives you global ranks, daily page views per visitors. This is a good start to see basic information. Whois.net: This will allow you to see past owner information as well as some other pieces of information. Ahrefs.com: This is probably the most used tool for myself when deciding if I should invest in a domain name. It gives you information such as backlinks, social buz and more. Moz.com: This allows you to see a bunch of SEO information about the website to see if it has a bad history or not. These are the main tools I d use in checking a domains history. Buying a pre owned domain is a risky business and it s extremely important you know what you re doing. This should give you some basic information. Remember generally, the higher the pagerank the more value the domain has. This is good to keep into consideration when deciding if you re going to be a pre owned domain. Keyword rich domains are generally better, this basically means that the term in the domain is highly searched for. Here are some tools for you. SemRush.com WordTracker

8 How to find valuable domains to register! Page 7 Many people overlook the value of expired and deleted domains. Basically what everyday peoples domains that they registered 10 years ago expire, sometimes they will occasionally delete the domains as well. To take advantage of this offer we need to use a tool to find them, the best free tool by far is listed below. ExpiredDomains Basically this tool will allow you to search through hundreds and thousands of expired domains. You generally want to stick with.com domains as it s the most popular TLD and it will sell the best, but if you find something valuable in another TLD such as.net then feel free to go for it. If you re looking for get brandable domains use a service such as Panabee this will allow you to come up with brandable domains to sell. It also helps if you go ahead and register the matching twitter account as well as Facebook as this will allow you to sell your domain for much more. To check to see if all the social networks names are available you re going to want to use a brand name checker such as KnowEm basically you type in your domain name and it checks over 20 different social networks. At first, you re going to be new to the trade so you re going to want to stay away from domains that other people are selling, there are plenty of domains still available and the risk is much higher if you decide to buy a domain off of someone. I made the mistake when I was new and ended up losing $500 as I didn t do the research. I don t want to same thing to happen to you! Now you know the basics of finding domains, let s move onto registering them.

9 Registering Domains Page 8 When it comes down to registering domain you re going to want to remember a few things. Always look for coupons to get discounts. DO NOT use Whois protection If you message me on skype, I ll send you a bunch of coupons to get $1 domains, trust me this adds up. This also means if you sell the domain anything over $1 you ll be making profit! My skype is imtheprospect You don t want to use Whois protection, reason being is because let s say someone is interested in purchasing your domain. The first thing they ll do is look it up on whois and try to get your so they can contact you about buying it. Trust me, I ve wanted to buy domains from people for very large amounts of money just to find out they have whois protection so I had no idea how to get in contact with them. You re also going to try to use a very popular domain registrar, they typically have the best support and they re the most secure. Often they will also have marketplaces that you can sell your domains on which is just another big plus. Always make sure they you re registering the right domain. Double check as well as one time a business partner of mine was purchasing a.cm and mispelled the word. Luckily, he contacted the domain registrar and they gave him a refund; they re not obligated to do that though, so it s better to spend a few seconds double checking it then regretting it after.

10 Selling Your Domains Page 9 This will be the biggest part of the ebook, I will be teaching you absolutely everything you need to know when selling your domain name. The Basics When selling your domain, first you re going to want to let people know it s for sale right? This is why we use Sedo basically this service was created to act as a middleman when selling your domain. Not only do they put ads on the domain but they also let people know that the domain is for sale, you get more of the money if someone clicks on an ad on the domain as well, lets look at a basic sedo landing page. This is just an example of what one landing page looks like, as you can see it tells people that visit the site that it is for sale, but then it also will display ads so if someone clicks on them then you get money? Pretty cool right, letting people know the domain is for sale and getting money!

11 Page 10 Don t go ahead and try to sell it just yet though, you still have a lot to learn, we re going to discuss how to create a nice sales pitch as well as a few other marketplaces to sell your domains on. Here is a list of places you can sell your domains on, I d check them all out and even use multiple places. These are all free places, although there is a lot of premium marketplaces that cost money. NamePros.com WebHostingTalk V7N TycoonTalk LinkedIn Domainers ChowCow Nameslot DigitalPoint WebTalk DomainState My recommendation is to sign up for as many forums as possible where you can sell your domains on. Just copy and paste your sales pitch with some contact information and enable it so you get notifications every time someone replies so you don t have to manually check them everyday this will make it so you have to work less but profit more! Sales Pitch A sales pitch is basically something that draws the people in. This is everything from creating a title that will draw people in, as well as making the actual format of the sales thread or sales post attractive looking. You don t want to make them want the domain you re selling; you want to

12 Page 11 convince them that they need it. If theres anything I ve learned from the flipping business is that if you re going to do something half ass then don t do it all. This is a very tough business as everyone is trying to sell domain names, you need to be confident when sell your domain names and convince them that almost as if they ll die if they don t buy your domain. Now let s look at some amazing sales pitches for some domains, we re going to be looking at flippa.com to get some inspirartion and some ideas and then we re going to break down each and every sales post to get an amazing understand on how they managed to get what they did! How about pic.io, nice domain name but it s a new domain extension so it couldn t of been that hard to get. Okay, so this auction still has 8 days to go and is currently at $1,350. It also had 74 bids which means that a lot of people want this domain..io didn t become popular until recently when people started to use.io domains for tech startups and stuff. Originally it was the country code domain for the British Indian Ocean Territory, in recent years it has started to pick up popularity and now US based tech startups commonly use it. This brings me to another important point, always follow the trends. Now lets take a look at the sellers sales pitch.

13 Page 12 First, It s always good to include a seller picture when listing your websites. Believe it or not this builds credibility, this guy didn t do this but it s also good to go under a professional sounding business name instead of a username you made up. Now let s take a look at this guys sales pitch, no wonder it has so many bids he opens up with giving a bit of information on the.io domain extension, he then says that.io domains do good on search engines which is another plus, he could of had people sold here; he then goes on to say that Microsoft acquired a.io domain and many venture capital backed firms are using them! If this doesn t want to make you buy it what does? This guy created a professional sales pitch. Always remember to order information most important to least important to keep the reader interested. A quick note, if you re selling on forums you re going to want to keep the title engaging and interesting. A rule of thumb is that if I wouldn t click on it if I was a random person then chances are someone else wouldn t.

14 Other Sales Tactics Page 13 Occasionally you ll have a domain that you think a business or website may be interested in. I highly recommend contacting them via you never know if they d be interested and if they are then it d be some big bucks for you. Here s an example of something you could say to a company to possibly appeal to them. Remember, stay professional when I first started domain flipping I lost a lot of sales for the simple fact that I was approaching large businesses and wasn t being professional! Hi [Business Name/Name], My company owns the domain name, [Domain Name].com, and we ve recently listed it for sale. The domain name is easy to remember and it s absolutely amazing for SEO and will help you bring in new customers. I am reaching out to a number of [different] companies, and I am interested in discussing the sale of [Domain Name].com if you have an interest. Please let me know when you have a chance. Regards, Name Company Name Remember, this should only be used as a template and you should modify this to fit your needs! Every person is different so you need to make sure that you re giving the business or person what they want to hear!

15 Page 14 Domain Flipping Conclusion As you see it s more than just selling your domain, it s really an art when it comes down to it. You need to know what you re talking about (or appear to know what you re talking about) and you need to put the effort in. The best part about selling a domain is the domain mainly speaks for itself. So lets outline the key points when selling domains. Create an engaging title Make sure your sales thread/post is solid. Contact potential buyers via . Always address yourself properly Post your domain on as many forums as possible. As you get more into the industry you ll quickly pick up on your own tactics but these are the basics. If you combine these domain skills you just learned with what I m going to teach you in the next chapter you re going to be raking in some major bucks. So stay motivated, stay dedicated and keep it KISS (Keep it stupid simple) make your sales posts simple enough for a newbie to understand, but make it engaging and interesting enough so that you have the top domainers wanting to pick up your domain!

16 Page 15 Turnkey Website Sales This right here is for everyone with no startup funding, in this section we re going to learn how to sell websites with little to no effort. You won t have to code these websites, you don t have to make them, you don t have to do anything. Basically a Turnkey website is a website that someone else made, but you aquire master reseller rights to it which allows you to sell it. You can easily sell these websites for up to $150 dollars if you market it correctly. You re going to learn how to get these websites and then how to sell them. All this will be completely free to you which will allow you to get funding for domains as well as other website projects. Remember that people are buying Turnkey websites as they want a ready to go solution to start earning money online, I ll show you how to draw potential customers in and then make the sale and actually sell them a turnkey website!

17 Page 16 Getting Turnkey Websites The first thing you have to do is actually get the turnkey websites right? So if you want a huge pack of turnkey websites add my skype imtheprospect and provide me with your payment and I ll send them right to you. After you ve done that you now have a lot of websites to choose from you can sell them on multiple places all around the internet but we ll discuss that later. Take a look through them and decide which ones you want to sell, start getting ideas and such. Let s move onto the next section.

18 Selling Turnkey Websites Page 17 The same terminology we used to sell domains can be applied to selling turnkey websites as well. Some main points that you want to get across to the seller change though, instead of concentrating on the domain, you re going to be contrenting on the website. Although, you can buy a domain and upload the website to it, which I ll discuss in a little while. Make sure they re aware that they can be making some major money if they buy your turnkey website. Make sure that they know the website is ready to be uploaded and is fully read to start bringing in money. All websites that I give you have basic SEO optimization so feel free to include that in there, that ll draw them in even more. When creating the sales post make sure to be professional as always and always remember to use good grammar. Communication is key, try to answer customers questions but don t make them feel like you re trying to push it down there throat. These are the main things you have to look for when selling turnkey websites, on the next page we re going to be looking at an image of a seller who sold a pre made turnkey website for some major bucks. This guy knew what he was doing and I m certain that you ll learn a thing or two about selling turn key websites.

19 Page 18 Okay, I found these guys on ebay and they sell a bunch of turnkey websites. It looks like they re selling a pre made amazon affiliate store. In the title he s drawing people in as he s selling a domain as well so they buyer has to do nothing, he then claims it s easier to operate and provides a nice picture of the homepage. He s selling this for $45.00 which is pretty good considering he probably didn t even make it. Now let s check out his sales pitch. Let s move onto the next page and we ll further review this.

20 Page 19 So he has a fancy ebay template which can be picked up for free on a lot of different websites, next he says it s a very easy, very lucrative home business. He then goes on to explain why you should buy this website and how much money you can make from it. Make sure not to shove it down there throats though, stay professional, stay informative and you will get sales. He then goes on to say how you can quit your 9 5 and make a living off of affiliate marketing, he gets everyone built up and wanting to buy this website and then at the end he seals the deal with ACT NOW in bold letters. If you can make a sales page 10% as good as this guy, you re going to be in business. All you have to do is outline the pros, don t even add the cons as you don t want them to have doubts. Your goal is to make sales!

21 Turnkey Website Tips Page 20 Although a turnkey website without a domain will sell decently, it boosts the sales and the value if you register a domain, buy some hosting and then sell the website as a website and not just a template. Another money making tip is that you can buy cheap reseller hosting and then host all your turnkey websites on it and then if the people who buy them don t want to transfer the site they can pay you monthly! More money for you. Some procedures to increase the value. Get a nice domain for the specific website. Sell a pack of 2 3 turnkey sites at once. I don t recommend selling more than 10 at once, it gets really confusing for you. Give them a plan to market the website, just help them out and make it clear in the sales post that you ll give them some tips to get sales! By doing this something you were going to sell for 20 dollars can easily be increased to 40 or 50. I d recommend keeping it below 45 dollars, as once you get to 50 it registers in there mind that it s a bigger investment. 45 and 50 is only 5 dollars but in somebodys mind that s a lot. You can also combine coupons to get 1 dollar domains, and then you can get hosting for cheap off HostMantis.com of they have great support, great uptime and great reviews. There reseller plans aren t that much either.

22 Returning Customers Page 21 No matter what business you re in it s important you keep your customers happy. If your customers are happy you re going to build up a reputation around your business and you ll get more sales. It only takes a few minutes to reply to an and for all you know that customer could be so happy that maybe he/she makes a future purchase from you. Imagine that, answering a question and you get another or so dollars. Places To Sell Turnkey Website Although there are a lot of potential places you can sell turnkey websites, I d recommend to target niches of people that aren t experienced internet marketers. Reason being is because they may trash your sales, or they re not interested. The best places to sell turnkey websites are the following. EBay Flippa Although there is a fee for listing on Flippa, it s well worth it as chances are you re going to make a lot of sales. If you don t have any startup money though, then I d recommend ebay as it s free and has a lot of people looking for startup solutions to make money online. I ve also noticed that when you sell on ebay you tend to get a lot of people who are willing to pay top dollar for turnkey website. If you add a domain and a fully complete site to the equation you could easily make a sale near $100 dollars. Theres plenty of ways to sell turn key websites and this will give you what you need to get funding for more projects! Now let s move on.

23 Traditional Website Flipping Page 22 This is what people have been doing since the internet came out, you can compare it to the house flipping industry. The idea is the same, buy or create a website for as cheap as possible, fix it up a little and then try to flip it for a higher price. Let me go into the main factors when determining a websites value. Traffic Domain Revenue Per Month Content Type of Website I m going to say that revenue is by far the most important factor when trying to buy and sell a website. Think about it, let s say you re trying to sell a website. Sure traffic is important, the domain is important but most of all the people that are thinking about buying your website are interested in seeing the websites revenue. To be honest, I don t do traditional website flipping as it takes a lot of effort, but if you have technical skills I d highly recommend it, there is money to be made but you need to know what you re doing and you need to have ways to generate revenue. If you re trying to sell a website with no revenue the next best thing you can do is say that it has POTENTIAL to earn revenue. This all goes back to our turnkey website section, you want to make them want the website, if you can manage to do this then you re in business. On the next page we ll break down a website sales post from Flippa.

24 Page 23 Okay, I ve headed over to the brand new section on Flippa, a lot of people actually sell turnkey websites here, a lot of these sites are sites created with minimal effort. Let s break down a website that has little to no traffic and see why it s selling for so high. Look at this, 43 bids, $195 dollars and it s close to its buy it now price. How is this seller doing this? The website has no revenue claims, it has a below average domain but claims it s premium and it s using a premium theme thats not even custom! First he s saying it s a premium domain, anyone can say any domain is a premium domain and believe it or not it will bring people in, let s see what he s saying to get people to bid on a website with no traffic and no revenue. I mean he must be doing something right to get all these people bidding on this website, right?

25 Page 24 I must say, when I saw the description I was surprised it was selling for what it s selling for. It s just a huge block of text! He has 12 unique articles written on there that he probably paid around $20 for. He claims it earned $40 via adsense through social network traffic but didn t post earning proof, and he is offering the facebook group where he got the traffic for an extra $100! He said that it s a theme junkie premium theme, my guess would be that it s nulled though. I m going to say in total he invested around $60 and put around an hour of work into it and is now going to be getting $190+ amazing for an hours work right? He basically explains that.info domains are in high demand and how it s a premium domain to draw people in, pretty amazing right?

26 Page 25 Domain Flipping, Turnkey Sales & Website Flipping Review So don t think it s over yet, I m going to include one last method to earn money, but before I do that we re going to have a little review of what we ve learned. Here are the key points to remember when dealing with all 3 of these methods. Show buyers why the NEED what you re selling. Review domains before purchasing them. Look at site stats and search terms before purchasing anything. Aged domains sell better. Remember to act professional try to come up with a business name. Always put the customer first, the money will follow. Sign up for as many marketplaces as possible to maximize your profits. If you remember these key points then you ll do an amazing job in the industry. Just remember to stay dedicated and don t get lazy. Just set aside an hour or so everyday, even 30 minutes will do it to make a sale or two. If you can make one turnkey sale a day for a month you ll make around $1,300 in a month, that s not hard at all and you can achieve it. Believe in yourself!

27 Secret Website Creation Service Page 26 I wasn t sure if I was going to include the final method yet, but you guys are my customers so I m going to include it. This method can earn you amazing money and you can achieve amazing results from this. More and more businesses are being created, your job is to offer them a website. Before you close out of this and say you can t code don t worry. What you re going to offer them is a website using an easy to use website creator! What you re going to want to buy is reseller hosting and then make sure it has cpanel and then go to the auto installers. Use one of the website builder and create a subdomain for each new business you create a website for, it should take you about an hour to create a website. To find customers head over to YellowPages or your local business directory and then find companies that don t have websites. Send them s saying you can create them a website and then say that if they re interested you can make them a prototype for free. If they respond, create a prototype and send them the link. I find that $150 dollars + a recurring fee of $25 a month to manage it works well and you ll be able to sell a lot of websites. Make sure that you make it clear you ll register a.com address of their choice upon purchase and they get x amount of updates a month. You can also give them access to an administrator account on there website! I ve made a few thousand targeting local businesses in my area alone of this method so hopefully you ll be able to make some money doing this as well!
