1 April 7, 2016 City of Verona Adam Sayre, AICP Director of Planning & Development 111 Lincoln St. Verona, WI 393 RE: Conditional Use Arby s Restaurant Multi-Tenant Development 631 Hometown Circle-Lot 6 Mr. Sayre, On behalf of Mike Breitfelder of ALB LLC., I am submitting this letter of intent and application for a conditional use of a proposed restaurant use within a multi-tenant development to a Suburban Commercial zoned property under the Downtown Design and Use Overlay District. The conditional use would be for an indoor eating establishment. The Drive-Thru conditional use was approved under the overall development and site plan review. Project Overview: Proposed is a 2,493 gsf Arby s restaurant at the east end cap of the proposed multi-tenant building. The building is situated to the south of the lot fronting Verona Avenue. A parking lot is located to the north along Hometown Circle and follows previous developments. The drive-thru was approved previously, however updated directional signage is shown on the attached site plan, along with menu board placement. The development is currently showing 2 parking stalls (7.4/1000 sf). Access to the site will be maintained by the existing shared drive to the west, as well as a drive to the east. The overall design of the buildings exterior was modeled after the Arby s Inspire Delight prototype, combined with more traditional commercial storefront to provide unique signage placement for adjacent building tenants. The overall building design was approved during previous Plan Commission meetings. The color elevations have been updated showing potential building signage for the Arby s tenant. The restaurant will have seating for 66 patrons and will employ between staff for the residents of Verona and surrounding areas. Hours of operation are tentatively set between 10am and 11pm. In summary, the project will consist of the general criteria listed below: Zoning District: The property is currently zoned Suburban Commercial (Downtown Design and Use Overlay District) the proposed use is allowable for this zoning district with conditional use.
