Unless the rezoning plan or these development standards establish more stringent standards, the regulations established under the ordinance for the -8 zoning district shall govern the development and use of the site. c. he development depicted on the rezoning plan is schematic in nature and intended to depict the general arrangement of uses and improvements on the site. ccordingly, the configuration, placement and size of the principal building footprint as well as the internal drives and parking areas depicted on the rezoning plan are schematic in nature and, subject to the terms of these development standards and the ordinance, are subject to minor alterations or modifications during the design development and construction document phases. d. uture amendments to the rezoning plan and/or these development standards may be applied for by the then owner or owners of the site in accordance with the provisions of chapter 6 of the ordinance. lterations to the rezoning plan are subject to section of the ordinance. e. edication and fee simple conveyance of all rights of way to the ity shall occur before the site's first building certificate of occupancy is issued. 2. ermitted Uses a. he ite may only be devoted to a multi-family residential community containing a maximum of 02 attached dwelling units and to any incidental and accessory uses relating thereto that are allowed in the -8 zoning district. 5. treetscape and andscaping a. he etitioner has included a conceptual landscaping plan for the overall site to demonstrate design intent for streetscape along private streets, public streets as wells open space and perimeter buffer areas. b. he etitioner will provide an 8' planting strip and a 6' sidewalk for ublic treet and ublic treet as generally depicted on the rezoning plan. c. he etitioner will provide a resident dog park. d. n entry feature with landscaping and project identity signage will be provided at main entry along idge. 6. nvironmental eatures a. evelopment of the site shall comply with the harlotte ity ouncil approved and adopted ost onstruction ontrols Ordinance. b. he location, size and type of storm water management systems depicted on the rezoning plan are subject to review and approval as part of the full development plan submittal and are not implicitly approved with this rezoning. djustments may be necessary in order to accommodate actual storm water treatment requirements and actual site discharge points. c. he development of this site will comply with the ity of harlotte tree ordinance. d.
