Gies Construction Limited to complete a functional servicing brief to support the zone change for Blocks 14 and 49 in Draft Plan 30T The subject property is shown on the Draft Plan. The proposed zone change will provide for the development of single family residential lots on Block 49. Block 49 is shown as lots on drawing This brief is limited to the technical requirements for Block 49 as the zoning amendment request on Blocks 47 and 48 do not alter the expected land-use; being multi-unit residential development. Water and Sanitary Servicing The sanitary and watermain servicing for each of the lots will connect into the proposed sewers and watermains within the Twinleaf Street and Sundew right-of-ways. Sanitary lot services (100 mm diameter PVC DR28) will connect into the proposed 200 mm diameter sanitary sewer. As the initial design incorporated the subject property, the proposed sanitary sewer has adequate capacity to service the lots, as outlined on the attached Sanitary Area Plan (Drawing 6-957). Associated sewer design sheets can be provided upon request. Water services for the lots (25 mm diameter polyethylene) will connect into the proposed 300 mm diameter watermain, as shown in the General Servicing Plan (Drawing 6-953). Grading and Stormwater Management (SWM) The subject property has been included in the design of the stormwater conveyance systems for Twinleaf Street and Sundew Drive. Overland drainage from the property is split with rear yards generally draining directly to the adjacent SWM block/facility for lots The front yards drain towards the road as shown on the attached Grading Plan (Drawing 6-959) and the attached Storm Area Plan (Drawing 6-955). Associated storm sewer design sheets can be provided upon request. As part of the overall SWM system proposed for the Westside Development, clean water from roofs and foundation drains will connect into the proposed Clean Water Collector System within the Twinleaf Street road right-of-way. Storm services (150 mm PVC SDR 28) will connect into the proposed 200 mm diameter Clean Water Collector Infiltration pipe. Refer to the attached Drawing for details. The Vista Hills North SWM and Clair Creek Meadows SWM facilities have been designed to accommodate flows generated by the subject property, as outlined on Figure 3.0 of the Final Stormwater Management Report (Oct. 2010). The proposed revision from multi-block residential use, as assumed within the SWM design work, to single-family residential use, as now proposed, is conservative on account of the reduction in impervious coverage, though negligibly given the size of the subject sites relative to the overall SWM system.

The proposed downstream storm and sanitary sewers, watermains, and the clean water collector system for Twinleaf Street and Sundew Drive have been sized to accommodate the development of the subject blocks as single family lots. Stormwater management for this development has been included in the design of the Vista Hills North and Clair Creek Meadows SWM facilities Should you have any questions, please contact the undersigned.
