5 James D. Klote & Associates The Vestry considered several Capital Campaign consultants We have selected James D. Klote & Associates Klote has assigned Jeff Cluxton as our on-site consultant Jeff will be working and worshiping with us for the next several weeks 5

6 Some All Saints History All Saints Episcopal Parish was founded in 1742 We re the oldest Episcopal parish in western MD Our original building was four blocks away and served as the church for over 60 years In 1813, a replacement was built on Court St. (now our Court St. building) In 1855, a neo-gothic structure designed by Richard Upjohn was built on Church St. (now the Historic Church) We are one of Frederick s Clustered Spires During the Civil War, the church was used as a hospital (many parishioners volunteered to care for the wounded) Noted parishioners include Thomas Johnson and Francis Scott Key 6

7 Previous Capital Campaigns Our first Capital Campaign was in 1999 It was a single purpose campaign - raise money to build the new building and Great Hall, which cost approximately $3.5 million We raised over $1.74 million and borrowed an additional $2 million So, five years later in 2004, we had another campaign solely to reduce our debt That one raised $600,000 all of it went to reduce our debt Last year, we sold the rectory for $750,000, which is earmarked to reduce the current debt which is about $1.2 million 7

8 Background for this Capital Campaign Last year, the Building & Grounds Committee began an investigation into the condition and preservation of the Historic Church and the Court St. building We contracted with a professional preservationist firm, Heavy Timber Construction, Inc., to assess both buildings Based upon their report, the B & G Committee and the Vestry decided another Capital Campaign was in order to raise the funds required to make the necessary repairs For many years repairs and maintenance have been deferred and we are now facing some critical issues Other Committees formed by the Vestry have identified additional items that could be included in a Capital Campaign 8

10 Projects Under Consideration Heavy Timber s findings Finding Detail Approximate Cost Serious drainage problems with both buildings requiring immediate attention Repair requires excavation of the HC foundation to expose and seal the foundation Opportunity to provide handicap accessibility from Church St. to office, Memorial Garden & columbarium $150,000 $100,000 - $150,000 Steeple needs repair Stonework, louvers, and the bell $30,000 Location is extremely bad for the organ HVAC in the HC System dates from the early 60 s, repair costs are excessive Want to consider geothermal alternatives $300,000 10

12 Projects Under Consideration Other findings Committee appointed by the Vestry was tasked with suggesting other projects to include in a Capital Campaign, their findings: Finding Detail Cost Endowed Christian Formation Fund Endow a fund to support Christian Formation $250,000 Debt Reduction Outreach Component Reduce the debt consistent with the requirement in the Strategic Plan Portion of the Campaign targeted to Outreach $750,000 - $1.2 million Typically 10% of total Capital Campaign 12

14 Projects Under Consideration Notes on Costs Repair estimates are five months old and work likely would not start for another six to eight months. Probably need to add 5% to the Campaign Total Debt reduction goals still to be decided, but should range from $750,000 to $1.2 million Campaign expenses are estimated at $150,000 Thus, may need to increase $2,066,000 amount by another $784,000 for an intermediate Capital Campaign Total of $2,850,000 Focus Group meetings may generate other campaign requirements 14
