2 Project Summary and application form Location The site is located at 292 Main Street, north-west of Willow Park and the town s tourist centre. Willow Avenue is across the street from the south eastern corner of the site. The site is immediately adjacent to Wolfville s Rail Trail making it perfectly connected to the Town s Active Transportation network. Physical Characteristics The site is 6,08 sqf in size, with approximately 70 feet of frontage on Main Street. Property Access Currently, access is from two curb cuts on Main Street. Existing Land Uses and Designations The site is currently zoned C- Central Commercial and is within the Downtown Architectural Control Area. The zone allows a variety of commercial uses and residential units above the Building Overview The proposed building consists of a total of 78 residential units on top of a one storey commercial podium. It reaches a height of six storeys with a one storey street wall height to provide a high quality pedestrian experience. The residential areas total 0,420 the commercial areas total 2,875 sqf. The main level commercial activities will form part of an active, landscaped forecourt designed to accommodate outdoor seating. The commercial suites and the exterior of the building completely screen the carpark from view.
