Painting the exterior of your house provides your home with protection from the Florida elements, It will increase your home's curb appeal and help maintain or increase property values in the community. This is why it is important to know what colors are approved in your community and what products are needed to protect and beautify not only your home, but your community as well. 3 Exterior Paint Supplies Check List Paint Quantity Typically a gallon of exterior paint will yield on average between 300 to 350 sq ft (200 to 250 sq ft for Elastomerics.) Simply divide the total square feet of the exterior surface to be painted by 300 (or 200 for Elastomerics) and multiply the answer by 2 for a 2 coat system. Example: 1,600 sq ft/ 300 = 5.33 gallons. Rounding up to 5.5 gallons x 2 coats = 11 gallons. You would need approximately 11 gallons for a 2 coat system. Elastomeric paint products gives stucco homes added protection from moisture and have a flexible film making them ideal for masonry and stucco. Acrylics will provide longer lasting color retention and will require less material for the overall project. Primer Existing homes most likely will require a coat of primer. Stucco will require either a solid coat of Loxon Primer or equivelant if cracking exist and/or a drastic change in color is desired. You can also prime with a clear sealer like Loxon Conditioner. This will lock down any chalking and allow you to use either an Elastomeric coating or Acrylic coating. Sherwin Williams has multiple primers for every type of situation and will be able to help you at your local store. Caulking Windows, door frames and cracks in stucco will need to be caulked and sealed. Caulk can be viewed just like paint when it comes to quality and specific purposes. Most caulk projects like doors and windows require a general siliconized acrylic. They are offered in different grades and prices, just like paint, with the higher performing grades costing more per tube. Siliconized acrylic should not be confused with silicone caulk, generally used for bathrooms, repairs, counter tops ect., as they cannot be top coated with paint. The other type of caulking offered is an eslastomeric caulk which can be identified as masonry caulk* or urethanized elastomeric caulk. These caulks are designed for stucco and are perfect for cracks. Any cracks in stucco thicker than the width of a credit card must be caulked or sealed. Smaller cracks can be coated over with elastomeric coatings. *Some masonry caulks and patches are available in gallon buckets and can be brushed or applied with a putty knife. Applicators Most exterior repaints are applied using the brush and roll method. Brushes are used mostly around the edges of doors, windows, trim whereas rollers work well in large areas. This is commonly referred to as the cut-in. It is generally one of the first steps when applying paint before rolling is started. This assures you have carefully placed a controlled border with the brush around areas that are not going to be painted and, depending on the brush width, give you between 2-4 inches to work with when rolling. Brushes are mainly preference and you should stop by your local retailer to get a feel for the different types and find out what works best for you. While you are there ask about the best rollers to use. Rollers come in different

4 naps and generally a 1/2 inch nap works well on stucco finished Prep Work -Most homes should be pressure washed and cleaned prior to painting. If you paint over a dirty surface you are only asking for problems in the future. Sherwin-Williams offers a list of contractors who are available for pressure washing. You can also rinse your house if pressure washing is not an option, using a bleach and water solution 1 part bleach, 3 parts water. Cover windows with plastic and tape. Cover porches, walkways and plants with drop cloths to avoid unwanted messes and plants dying. All cracks should be caulked and/or patched prior to painting. O RESIDENTS WANT? C Supply List -Paint -Caulk (2-6 tubes) -Caulk Gun -Brush (one for the body of the house and another for doors) -Roller Covers (at least 3, ½ or bigger nap size) -Tape (2 rolls of blue/ 2 is the most common) -Plastic (covering windows) -Drop Cloths (cover walkways, plants ect) -Roller Pan (liners are available or five gallon bucket with a roller grid) -Cleaners (House wash and solvents for cleaning) AN I ENSURE TIMELY PRODUCT
