1 HOLA! Summer is running fast here in La Jolla; we ve keep busy taking care of the maintenance and summer projects OF THIS YEAR. We will like to share with you the following photos and information so you do not miss a thing while you are gone! We miss you all and look forward to see you on the Fall. 2 TELEVISION PROJECT One of our most exciting projects of this year is the upgrade of the TV signal. The coax cable has been rewired in the office and is also currently being rewired to the feedings of each homeowners units, in order to bring it up to current standards. Main feeds to the amplifiers for each building is in progress too. The coax cable, connectors and fittings are of a better quality and standards, the new amplifiers will provide better strength for each Building as well. We hope you enjoy the results!!

3 ELECTRICAL REPAIRS As you all know, as part of the summer projects of this year, we have started with the emergency electrical repairs all around the complex. Technicians will be working on the measuring bases that hold each owner s individual meters, located on a cabinet outside of each building. We recenlty learn that overall our electrical infraestructure is out of today s Mexican electric utility standards and norm. The bases are rusted and need to be treated and have maintenance work done immediately. There are many other instances of incorrect wiring being used with improper connections, etc. As well, other electrical aspects of the pools and the common area lighting that will require remedial work. We hope to finish before the end of the remodelling season and please be advised that these works will not require the access to your unit. We will be sending written notices a day prior to the suspension of the electrical service to each Building units, please help us notify your guests too. Basically we are looking to bring up to date all of La Jolla s electrical for the common areas and individual meters, given the fact that our buildings are 30 years old. OLD VS NEW

14 KRYSTAL UPDATE Our neighbor is still working on the upgrade of their old Lobby area, the noisiest part is almost done and the estimated time frame of the finish of the works is beginning of October. POOL BAR UPGRADE WITH MODERN PALAPA ROOF SPORTS BAR UPGRADE: THEY HAVE CLOSED THE GLASS WINDOWS, THESE WILL EASE THE MUSIC NOISE FOR US!!!

15 KRYSTAL UPGRADE WORKS RESTAURANT UPGRADE: RETILE OF BOTH RESTAURANTS CONSTRUCTION OF A NEW SNACK BAR CALLED THE GRILL, WITH WOODEN PERGOLA ROOF.

16 Security staff training was completed on April 1st, for a total of 12 hours divided on 4 Saturdays. This personalized training allowed our staff to work with a firefighter and 2 police man on contingency and security situations. With the recent addition of Maria Robledo, who was already our employee in a different area, we now have a five-member team, allowing us to have two guards on the night shift. UPDATE ON OUR STAFF!

17 Practice is the hardest part of learning, and training is the essence of transformation.

18 CEVICHE TIME!!! Low season is here and with it a little bit of time for our staff to gather and prepare a traditional Ceviche. This year was not the exception. This is a very cherished tradition for all of us and we will like to THANK YOU once again for making it possible. Sorry no left overs!!! LOL

19 A message from Sofía It has truly been a pleasure and great experience to work at La Jolla. So far, the best learning experience in my life. I have so many good memories and friends that I will be missing so very much! It is time for me and my Family to engage on a new adventure, and we expect to be back in Cabo pretty soon! I will continue to work in La Jolla through the month of August, working on a smooth transition for La Jolla and the new HOA Manager. All of the best for you and your Families and lets not say Good Bye, lets just say SEE YOU SOON!! THANK YOU again for all of your love, support and friendship on the last 6 years!!! With Love Sofía

20 IMPORTANT INFORMATION MASTER TRUST INFORMATIONAL MEETING As you all know La Jolla s Master Trust is soon to expire on the year We ve also informed you about HSBC closing their Fideicomiso (Trust) Offices here in Los Cabos. Therefore we understand there is alot of questions and concerns about these new information and how to act upon it. Therefore the HOA Office has asked Lic. José Ruben Arechiga, Notary at Notaria 10 here in San José, to come and held an informational meeting at La Jolla, on the arroyo seco area on the morning of FRIDAY NOVEMBER 3RD (a day prior the AGM). He will be able to share the most recent information on this topic. We will very much appreciate the assistance of those homeowners that are still part of the Master Trust. Important imformation will be discussed, hope you can join us.

21 ANNUAL GENERAL MEETING NOVEMBER 4TH, 2017 *Please do not forget to mark your calendars for La Jolla s upcoming AGM. *It will be held on Saturday, November 4th at the Arroyo Seco area. Save the date and join us! *Important issues will be discussed, your attendance is really important. See you all there!

22 LA JOLLA S BOARD OF DIRECTORS VACANCIES As you know, Civil Association I holds all properties of Cluster I HOA, and Civil Association II serves as Administrator of Cluster I HOA. All Cluster I homeowners are members of Civil Association II. The Board of these Civil Associations have five members. Each member serves for a term of two years. The Board of Civil Association II represents the membership in the hiring of the manager and has direct oversight of the operation of the condominium regime. This Board meets two or three times a year, usually in February, June and November. Each of these meetings lasts about one week. To comply with the By laws of Cluster I HOA these same Board members will be elected to serve a term of two years on the Cluster I HOA Board. Both of these elections will take place at the General Assembly Meeting scheduled for Saturday, November 4th, There will be a social gathering the evening of Thursday, November 2nd, at which the homeowners will be able to visit with the candidates running for the vacant Board positions. This year there will be three Board positions up for election as Richard Rose and Keith Hrubizna will have completed their two year term and Ken Kimble will have completed the one year term he agreed to serve last November. The remaining board (Tony Stevens, Terren Roloff and Ken Kimble) will continue to serve the second year of their two year terms. If you are also interested in placing your name in nomination please submit a brief statement of the relevant experience you bring to La Jolla, your vision for its future, the amount of time you expect to spend there and your availability for meetings.
