9 General 1. All methods of construction to conform to codes, laws, and regulations of the jurisdiction in which it is constructed. And such codes, laws, and regulations shall govern over any conflicting indication on the plans. 2. A note on any page shall be considered as one consistent for all pages. 3. All plan dimensions are to rough framing unless otherwise noted. 4. All material to be #2 or better pressure treated souther yellow pine unless otherwise specified. Footing 1. Footings are dug to a minimum of 24" below grade. 2. Footings shall rest on solid soil. 3. Footings are dug min. 16" diameter. 4. Concrete is poured a min. 8" deep or 1/2 the diameter of footing. 5. Post is placed on cured concrete below grade and dirt is backfilled around it until slightly above grade. Attachment 1. Ledger is nailed and bolted directly onto siding or brick using 1/2" carriage or lag bolts. 2. Siding is cut approximately 1/2" above ledger and corrosion resistant flashing is place behind siding and over ledger. 3. Silicone caulk is placed at corners and seams. Post and Beam 1. Beams are min. 2-2x10's nailed max. 24" apart. 2. Posts are 6x6. 3. Post is notched aprox. 3" around beam Carriage bolts are through bolted to post with a washer and nut. 4 Bolts used on a seam. Railing 1. Minimum height of railing to be 36". 2. Max. distance between rail components is 4". 3. 4x4 Posts are bolted to the outside of the ban board using 1/2" carriage or lag bolts. 4. 2x6" Picket nailers are nailed to the post continuously around the inside of the 4x4's aprox. 3 1/2" above planking and flush to top of the 4x x2 Pickets are nailed on the outside of picket nailers aprox. 3 1/2" apart. 6. 2x6" Rail cap is screwed to the top of the 4x4's and upper picket nailers. 7. Rail cap is belt sanded and routered smooth. Stairs 1. Stair stringers are cut from 2x12". 2. Stringers are installed 16" on center. 3. Min. 34" between rails. 4. Stair rise to be between 7"-8" according to grade. 5. Stair rises to be within 1/4". 6. Run will be aprox. 11" (2 planks). 7. Stair rise to be covered with 1x8" and treads are installed tight to closed rise. 8. 1x Wood skirting installed on exterior of 2x12" carriages between rail posts. 9. Stair rails to have graspable rail. 10. Stairways to be illuminated by existing flood light or other (solar light cap). Framing 1. Joist will be 2x10 or better (2x8 where minimum spans apply). 2. Joist are installed 16" on center (12" on center where product installation requires). 3. Joist are toe nailed at house ledger and on beam. 4. Where beam support is not used joist hangers will be installed. Planking 1. 5/4x6" Pressure treated planks are installed perpendicular to joist. 2. Wood planking is installed using ring shanked gun nails. 3. Composite or vinyl planking is installed using exterior deck screw (i.e. trapease screws) with closest color match. 9.
