1 STANDARD FOR EXTERIOR LIGHT FIXTURES FOR THE TOWNS AND TWINS Replacement Authization Requirements: 1. If the exteri light fixture(s) is deemed inoperable, is damaged beyond repair, has deteriated to a point where replacement is deemed necessary; and the replacement fixture(s) confms to the below standard; Maintenance Committee review and approval will be required. Request Maintenance Committee review and approval by submitting an action fm to PENCO with Maintenance Committee marked on the fm. 2. If the owner elects to replace exteri light fixture(s) at the owner s expense befe the fixture(s) is deemed inoperable, damaged, deteriated to a point where replacement is deemed necessary and the replacement fixture(s) confms to the below standard, Maintenance Committee review and approval will be required. Request Maintenance Committee review and approval by submitting an action fm to PENCO with Maintenance Committee marked on the fm. 3. If the owner elects to replace existing exteri light fixture(s) with a new fixture(s) which differ from the existing fixture(s) in style finish and does not confm to the below standard, Architecture Committee review and approval will be required. Request Architecture Committee review and approval by submitting an action fm to PENCO with Architecture Committee marked on the fm. 4. Replacement of light bulbs in exteri fixtures is the responsibility and at the expense of the owners. Standard f Exteri Light Fixtures f the Towns and Twins Finish: 1. All Towns, except Towns on Lots 95 A-D and 96 A-D: An antique brass finish is required. -(1)- August 26, 1998

2 2. Towns on Lots 95 A-D and 96 A-D: A finish similar to the existing fixture(s) on these town units is required (Original fixture s finish is polished brass.). At the unit owner s option, polished brass fixture(s) may be replaced with an antique brass finish if available in the same fixture style. 3. Twins: The finish on the exteri light fixture(s) shall be similar to the finish on the fixture(s) being replaced. At the unit owner s option, polished brass fixture(s) may be replaced with an antique brass finish if available in the same fixture style. Painted light fixtures shall be replaced with a painted finish having the same col and finish as the fixture being replaced. Painted light fixtures shall not be replaced with brass fixtures under this standard. Style and Quality: Replacement fixture(s) should be similar in shape, size, and style to the fixture(s) being replaced. Fixtures shall be solid brass with beveled glass light panes; unless otherwise specified below. 1. All Towns, except on Lots 95 A-D and 96 A-D: The replacement fixture(s) shall be equal to exceed the quality standards and specifications required by Nwell Products Inc. f the models shown in the attached table. 2. Towns on Lots 95 A-D and 96 A-D: The replacement fixture(s) shall be equal to exceed the quality to the existing fixture(s) on these town units and shall be of similar shape, size, and style to the existing fixture(s). 3. Twins: Orleans-built Twins have two different brands of lights on the building: The replacement fixture(s) shall be equal to exceed the quality standards and specifications required by Sea Gull Lighting Products, Inc. Kichler Lighting Products f the models shown in the attached table. The pier fixture is solid brass, antique finish, with beveled glass light panes manufactured Sea Gull Lighting Product. Light fixtures on the garage and front do are bright (polished) brass, beveled glass fixture made by Kitchler. The light fixture on the back of the twin is a black metal finish fixture made by Kitchler. The replacement fixtures shall be equal to exceed the quality standards -(2)- August 26, 1998
