No Dear Rebecca St James s Church, Haydock As requested, we visited the Church on Thursday 5 th November 2015 to carry out a further survey and investigation of the Timber frame to the South Aisle. Sections of the timber boarding were carefully removed to determine the condition of the timber frame. Extensive repairs has been undertaken in the past to the frame by remove rotten timber from the face of the framing. The oak boards has been added to maintain the finish to the exterior and to hide the unevenness of the repairs.

Unfortunately, the boarding has allowed water to travel underneath and over time affect the sole plate causing extensive wet rot as seen in the photo below. 2

Where the decay has affected the uprights to the timber frame, the rotten timber will need to be cut away and a traditional splice repair will have to undertaken. A number of the Sandstone cills to the underside of the Sole plate have become lose and will need re-bedding during the fixing of the new Sole plate. 3

7 It is difficult to determine the extent of the decay around the Main door, some repairs have been carried out at high level and a more detailed investigation can be carried out. It is not known what infill were in the panels originally but we can assume that it would have been a lime based product which allows the passage of moisture out through the mortar and thus allowing the timbers to stay dryer over time. Summary We are recommending that the Sole plate be replaced with a new Oak Sole plate. Removal of the old Sole plate would be done in sections. The brick panels will need to be removed and the Heating pipes unattached from the framework during this operation. Repair will also have to be carried out to the base of upright posts morticed into the sole plate.
