2 THE RETAIL CONNECTION history Steve Lieberman and Alan Shor joined together in 2003 with a shared vision to build a company that would embody their high standards and team-oriented approach. In 2004 they launched The Retail Connection, immediately attracting and engaging top professionals and best in class retail clients throughout the industry. TRC combined Lieberman s strategic vision with Shor s operating and management strength. Within six months, TRC was a full-service retail real estate services and investment firm, attracting two dozen of the industry s top players representing over 40 retail chains and 4 million SF of property listings. The company quickly expanded its infrastructure with seasoned professionals, state-of-the-art research, technology, and a knowledge-driven platform. With an exclusive focus on retail and retailers, The Retail Connection navigates its clients through the real estate market with unmatched industry knowledge, experience, relationships and a total commitment to their success making the optimal connection at every point where retail and real estate come together. 1

3 THE RETAIL CONNECTION overview EXPERTISE The Retail Connection provides tenant representation, project leasing, general brokerage, surplus property dispositions, expansion strategy for tenants, merchandising plans for properties, retail operations, acquisition, development, strategic capital, merchant banking, property management, asset management, construction management, marketing services, and corporate services. LOCATIONS TRC has offices in 4 major cities: Austin, Dallas, Houston, and San Antonio, with a fullservice, totally integrated team of 110 employees and brokers. Acquisition REPRESENTATION Today, we represent over 285 retail and restaurant clients including Bed Bath & Beyond, Costco, Best Buy, Top Golf, Visionworks and Chase Bank. TRC s retail clients are the primary catalysts for the company s business model and are truly partners in the business. On the project side, TRC represents many of the leading investment companies in the business. Currently, TRC represents 400+ shopping center listings and has 28 million SF of retail project assignments, including 4 million SF of its own developments. INVESTMENT DIVISIONS We complete our end-to-end resources through our three investment divisions: Connected Development Services facilitates tenant-driven, ground-up development Connected Acquisition Serivces buys and repositions existing retail properties Connected Capital Services arranges financing, operating, and strategic planning for regional and national retailers growth plans, including roll-out and expansion capital, as well as merchant banking services Additionally, our Connected Management Services supports and enhances our three investment divisions by providing retail property, asset and construction management as well as corporate services. 4 THE RETAIL CONNECTION connected acquisition services PROPERTY MANAGEMENT In addition to overseeing our acquisitions and developments, we handle third-party assignments. Our in-house teams include property managers, assistant property managers and assistants. We oversee over 3.1 million SF of retail properties. ASSET MANAGEMENT & ACCOUNTING The asset management group and back office accounting team ensure that our JV partners see unsurpassed oversight of our properties, timely reporting, coordinated software functionality with budgets, business plans and monthly reports. TENANT REP BROKERAGE We represent over 285 retailers and restaurants. We develop overall strategies, provide market analysis, demographic profiles, trends and store performance measures for these clients. LANDLORD REPRESENTATION We represent landlords in over 28 million SF of retail real estate. In essence, we have a deep understanding of the entire picture of retail real estate in Texas and its surrounding markets. 6 CONNECTED ACQUISITION SERVICES activity Texas is expected to be the second largest net increase in population by the year While we are Texas-based, we also see opportunity outside our state and continue to seek retail acquisitions in surrounding states, the southeast and southwest. We have invested in 3 of the top 5 employment and population growth markets in the United States and continue to seek out opportunities. We have acquired and/or developed over 2 million SF of institutional-quality retail real estate in the last 4 years. Client-centered development, acquisition and merchant banking services enable us to align with our retail clients to deliver on their objectives. We partner with institutional investors. Our thoughtful and disciplined approach centers around long-term thinking and an emphasis on continuity whether it s avoiding excessive turnover of assets or changes in portfolio management. 7 CONNECTED ACQUISITION SERVICES economic outlook of texas TEXAS AS PROJECTED BY THE US CENSUS 2040 By 2040, the U.S. Census Bureau projects that 33.7 million people will live in the Texas Triangle [DFW-Houston-Austin-San Antonio]. That is almost the population today of the entire state of California or almost twice today s population of the entire state of Florida. Texas growth continues to outpace the nation. By 2030, Texas is projected to add an additional 14 million to the 24 million people already here. And that is just in the DFW, Houston, Austin and San Antonio regions alone. In addition, Texas has more Fortune 500 companies than any other state and if Texas were its own country, it would the be the 10th largest in the world and the 5th largest oil and gas producer. In short, that s why we re based here. We seek those same growth patterns as they translate to retail real estate. Texas weathered the recession better than any other state and it continues to lead the nation in job growth as the economy matures. Hefner President Connected Acquisition Stephen oversees acquisitions and is responsible for developing and maintaining our joint venture equity relationships for acquisitions. A 20+ year veteran in the real estate industry, Steve is a nationally recognized production leader who has directly acquired $2 billion in commercial real estate throughout the US, with a significant portion of that in retail real estate. Prior to The Retail Connection, Steve served as Managing Vice President of AmREIT, a publicly-traded REIT, overseeing the acquisitions and the operation of its Dallas office shefner@theretailconnection.net Chad Bradshaw Vice President Connected Development Services & Connected Acquisition Chad joined our team in He works on a range of disciplines that include the identification of potential investments via development and/or acquisition, valueadd asset management and investment exit. Development responsibilities include financial modeling, acquiring raw land, site planning and design, entitlement, marketing, lease negotiations, financing, permitting, construction and daily asset management of shopping centers. Acquisition responsibilities include sourcing viable value-add shopping center investment opportunities, underwriting purchase and exit analysis, performing due diligence, sourcing debt and/or equity, closing the acquisition, establishing and executing leasing plan via brokerage team, daily asset management of shopping centers and disposition of the investment. Mark Fawks Director of Construction Connected Development Services Mark provides development services and construction management for retail projects and redevelopment assistance to Connected Acquisition mfawks@theretailconnection.net Matt Wilson Vice President Connected Development Services & Connected Acquisition Matt joined the Connected Development Team in 2007 and has worked on projects such as Arlington Highlands and Village on the Parkway. He is currently completing a 700,000 SF shopping center in Tyler, TX The Village at Cumberland Park, which started construction in 2013 along with developing and redeveloping additional projects throughout Texas. 13 THE RETAIL CONNECTION investment team Clay Pickering Vice President Finance Clay is responsible for coordinating TRC s debt financings and overseeing all lender relationships. He works closely with TRC s Connected Development Services and Connected Acquisition divisions to provide oversight on the financial modeling, underwriting and structuring of new investment opportunities. Prior to joining TRC, Clay was a vice president and asset manager with the Real Estate Specialties Group of Bank of the Ozarks. In this role, he was responsible for underwriting and structuring commercial real estate lending facilities for development, construction and bridge loans throughout the US. He started his career as an appraiser with C.L. McDade & Company where he performed research and valuation on all types of commercial real estate including land, retail, office, industrial and multifamily. Clay received his bachelor s degree in business administration from Baylor University cpickering@theretailconnection.net Justin Wall Development Associate Connected Development Services Justin Wall is a Development Associate of Connected Development Services, a division of The Retail Connection. Wall s development responsibilities include assisting project developers with financial modeling, due diligence, acquiring raw land, site planning and design, entitlement, marketing, lease negotiations, establishing and executing a leasing plan via brokerage team, financing, permitting, construction and daily asset management of shopping centers. Justin has volunteered for such charities as Mission Arlington, Dallas Life, Feast of Sharing in Dallas, Mercy Street, and West Dallas Little League. Justin graduated with a Bachelor of Finance & Accounting from Dallas Baptist University in 2016, where he was a member of the Dean s List. Wall played Division 1 baseball at DBU, and made four NCAA Regional appearances during his time on the team jwall@theretailconnection.net Bryce Jones Development Associate Connected Development Services & Connected Acquisition Bryce Jones is a Development Associate of Connected Development Services, a division of The Retail Connection; L.P. Jones joined the Connected Development Team in Jones previously worked as a Senior Financial Analyst for Allstate Insurance Company. Jones development responsibilities include assisting project developers with financial modeling, due diligence, acquiring raw land, site planning and design, entitlement, marketing, lease negotiations, establishing and executing a leasing plan via brokerage team, financing, permitting, construction and daily asset management of shopping centers. Jones is an actively involved member of Echelon, The Salvation Army Young Adult Auxiliary, and is involved with men s youth lacrosse coaching in the area. Jones graduated with a major in Financial Management and Investment, and a minor in Accounting from the Sam M.
