3 Title sheet with Project name, plot no. owner name, accumulated area schedule, car parking, plot area, ground cover, total built-up area, detailed area calculations sheet and main setting out / development plans etc all similar to that of DM. Brief report about project describing design theme and use of the building including anticipated population of the buildings. Verification of compliance with all related codes for environment, health, safety, fire fighting, structural strength & stability etc. Coloured perspective. Documents, comprising covering letter, affection plan, appointment letter, license, Consultant s stamp and signature on all digital drawings sheets. Detailed area calculation as per CED format. Car parking calculation and criteria as per CED standards. Garbage calculation and criteria as per CED standards. Project expected population and bathrooms calculation. All submittal documents to be accompanied with correct affection plan (bearing rightful owner s name, land use, building height and built-up area etc), consultant s appointment letter addressed to CED, copy of Consultant s valid trade license etc. and copy of earlier approved drawings in case of revised submission. Drawings title block is to be as per international standards stating information about project name, plot number, sector, owner, consultant, sheet no., appropriate scale, developer etc. etc. Site plan, showing clearly plot limits with coordinates, setbacks, north (and Qibla direction in mosque), dimensioned driveways, numbered parking lots, landscaping, gate level, reference levels Ground floor plan related to the setting out plan, typical plan, roof plan and top most roof plan. Sections (at least 2) and elevations (all sides) with at least one section passing thru ramps and staircase. Also a section thru electric sub-station if sitting over underground floor. Topographical survey plan showing the levels of the land within and surrounding property lines.
4 Landscape plans indicating hard and soft landscape elements. Coordinates of plot boundaries with gate levels on development plan. Indication of levels on all floor plans and sections. Dimensions of drive-ways, ramps, parking stall. Ramp slopes (straight max. 10 %, Curved Max. 8 %, parking max. 2 %). Parking with appropriate size (min. 2.5 x 5.5 m) and for special need people at 2 % of the total parking requirement (min. size 3.6 x 5.5 m) with minimum of one space in each parking lot. At least one toilet facility on main entrance level for special need people. Prayers halls separately for male and female with ablution facilities in every public building located to be easily approached by residents and public, most likely on main ground level or at any level nearest to main ground floor level, with appropriate size (recommended housing 5 % of the total building occupancy). Plot limits with setback lines (if possible) to all the plans, elevations and sections with grid lines to be marked. All spaces to be with control dimensions and space name, in case of hostel or dormitory the capacity of room & public spaces to be stated.

Copy of first two pages of Sale/ lease agreement. 6. If modification is for the tenant, no objection letter from the Owner & Tenancy Contract 7. Trade License copy of the owner/ Tenant who will be operating the unit. 8. Clearance letter & approved drawings from Business Unit ( Nakheel Asset Management/ DMCC/ Ibn Battuta Mall. Not required for JAFZA units, if the total office area is less than 30% of leased area.). 9. EHS NOC. 10. For leased units only: Undertaking letter from the Client stating facility shall be reinstated to its original condition upon termination of lease. 11. For JAFZA units only: Electrical Layout drawings, Load schedule, Single Line Diagram (Existing & Proposed). 12. For racking only: Design calculations & data sheet to substantiate the adequacy of members in compliance with client s requirements. Undertaking letter from the racking manufacturer to be submitted. 13. Structural Design Calculations (If applicable). 14. Drawings required. ( in PDF format ) a. Setting out plan highlighting the modification area. b. Existing and proposed floor plans. c. Elevations. j. Cross sections. d. Structural drawings (If any) e.
