3 CONCEPT DESIGN APPROVAL CHECKLIST Drawings > Shopfront perspective in A3 format (colour). > Internal perspective in A3 format (colour). > All drawings to be electronically ed in A3 PDF format > 1:50 Floor Plan indicating fixtures, fittings, proposed floor finishes and equipment as necessary (indicative only, and include photos or samples where possible). > 1:50 Reflected Ceiling Plan including light fittings and ceiling finishes. > 1:50 Coloured Shopfront Elevation, or 3D render, in A3 Format. Finishes & Materials Board > Colour PDF of finishes / materials board. > Finishes Schedule. Signage & Graphics > 3D Conceptual drawing of signage. > Proposed finishes, dimensions and illumination details if available. > Graphics concept draw Images > Mood Board / Concept Design References. FINAL DESIGN APPROVAL CHECKLIST Drawings > Transmittal / Drawing Schedule. > All drawing revisions to be clouded and cross referenced to a revision number on the drawing. > All drawings are to be electronically ed in A3 PDF format. > 1:50 Floor Plan indicating fixtures, fittings, proposed floor finishes& equipment as necessary. Base building Grid Lines to be located on tenancy plans for coordination of Cat.1 works. > 1:50 Floor Finishes Plan. > 1:50 Hydraulics Layout Plan including fully dimensioned floor penetrations / services from gridlines as required for any floor wastes, tundishes, floor waste grates, core holes, mall tile ingo s etc. > Reflected Ceiling Plan including light fitting layout, all proposed ceiling finishes in ceiling services such as security cameras, speakers and the like. The tenancy lighting design should comply with the BCA Energy Efficiency requirements. All Emergency Exit Lighting as required by the Building Surveyor must be slimline edge lit style only. Access panels must be located as required to services the base building mechanical system, any base building services accessible via the tenancy ceiling and to enable access to services within the ceiling space as required by the tenancy fitout works. > 1:50 Coloured Shopfront Elevation or 3D render. > 1:50 Coloured Shopfront Section. > 1:50 Internal Elevations. > Coloured Shopfront Perspective. > Sections throughout the tenancy in A3 format. 4 Finishes & Materials Board > Colour PDF of finishes / materials board & hard copy of Finishes / Materials Board upon request. > All finishes must be nominated on the drawings and correspond to the Finishes / Materials Board submitted. > Lead Times must be considered to ensure availability for opening date. Signage & Graphics > 1:20 detail & specification of proposed signage including all finishes, dimensions and illumination details, construction details & installation details as necessary. > Section detail including fixing details for signage to be provided. > Full graphics package including all proposed graphics to be provided. > Menu board / Screen graphics to be issued. > Proposed stationary for Food & Beverage tenancies i.e. menu s or take away vessels Images > Images of any proposed loose furniture, fittings & equipment. RETAILER PRE-COMMENCEMENT ON SITE CHECKLIST 1. Lease or AFL Signed and issued to the Landlord. 2. Bank Guarantee as per the Lease Agreement issued to the Landlord. 3. Public Liability Certificate of Currency as per the Lease Agreement issued to the Landlord. 4. All Monies Owing Received by the Landlord as required under the Lease Agreement. 5. Final Design Approval Received. 6. Catergory 1 Costs Received & Approved and / or Approved as applicable. 7. Town Planning Approval Received (If applicable). 8. Building Permit Provided to Tenancy Coordinator. 9. Shopfitter Safety Pack submitted for the Landlords Principal Contractor s Review & Approval (if part of a construction site). Including contractor s certificates of curreny for insurances. 10. Preliminary Health Department Approval of Plans obtained (If Applicable). 11. Liquor Licensing Application Lodged (If Applicable). 12. Authority meters and connections organised (gas, electricity, water, sewer, phone). 13. Signed handover notice by Shopfitter / Retailer taking possession of tenancy. 14. Signed acknowledgement by shopfitter having read and understood the Aventus Store Design Style Guide. 15. Design review fee paid. Access to site will be available for site measurement prior to the completion of the Owner s work and handover of the site. The Principal Contractor must give the Owner seven (7) days notice prior to the intended date for site measurement in writing so that access arrangements can be made to the Tenancy. Shopfronts will be installed prior to handover of the tenancy (if applicable). Shopfronts must be protected and closed at all times during the tenancy fitout works. Where shopfronts have not been installed or tenancy fitout works are being carried out whilst the remainder of the Centre is trading, an encapsulated copmmercial hoarding with dust cover to a minimum height of 2400mm must be set up outside the tenancy lease line for the duration of the fitout works. The construction and materials of the hoarding must meet Workplace Health and Safety regulations and the requirements of all relevant authorities. The hoarding is to be maintained, kept clean and painted for the duration of the fitout. The tenant must confirm the materials it proposes to use for the hoarding, as well as any hoarding treatment or graphics. The tenant is to make good and paint bulkhead where shoprfront was attached (if applicable). Page 4 of 5

5 COMMENCEMENT OF TRADE The opening and commencement of trading is subject to the issue of a Completion Certificate by the Tenancy Reviewer. This certificate will be issued on the completion of works in accordance with the approved fitout plans and upon receipt of the following: > Certification from your Designer. > Evidence of all authority approvals including occupancy certificate. > Full payment of all variations costs associated with the provision of your tenancy. Note that if the above points cannot be satisfied the lease will commence but trade from the premises will not be allowed. FITOUT DESIGN DOS AND DON TS Do > Engage an experienced retail designer. > Embrace the concepts and guidance contained in the Aventus Store Design Style Guide. Think outside of the square, and strive to make your shopfront and tenancy vibrant, exciting and unique. > Feature ceilings and drop in sections to create zones rather than suspended or plasterboard materials. > Open up shopfronts to increase activation and visibility. Think creatively about your shopfront through the use of materials, finishes and graphics. Don t > Simply think of your fitout as a layout of goods or fittings. Your shop design should be engaging and showcase your brand. > Use lightboxes for signage. > Install suspended grid / tile ceilings. > Treat bulkheads with paint or ACM. Seek to use alternative materials that extend the fitout theme. > Where possible avoid using plasterboard. Instead seek to use materials that contain texture and are interesting. > Apply decals to shopfronts and glazing. Page 5 of 5
