2 CONNECTED ACQUISITION SERVICES our history Steve Lieberman and Alan Shor joined together in the summer of 2003 with a shared vision to build a company that would embody their high standards and team-oriented approach. On January 2, 2004, they launched The Retail Connection, L.P. [ TRC ], immediately attracting and engaging top professionals throughout the industry. TRC combined Lieberman s strategic vision with Shor s operating and management strengths. Within six months, TRC was a full-service retail real estate services and investment firm, had attracted two dozen of the industry s top players, represented over 40 retail chains & approximately 4 million SF of property listings. The Company quickly expanded its infrastructure with seasoned professionals, state-of-the-art research, technology, and its knowledge-driven platform. Today, the firm represents over 275 retail and restaurant clients including JC Penney, Bed Bath & Beyond, buy buy Baby, Nordstrom Rack, Equinox, JoAnn s, and JP Morgan Chase - more retailers than its competition combined. TRC s retail clients are the primary catalysts for the company s business model and are truly partners in the business. Development On the project side, TRC represents many of the leading investment companies in the business. Currently, TRC has 28 million SF of retail project assignments, including over 3 million SF of its own developments. In addition to tenant and landlord representation, TRC completes its end-to-end resources through its four investment divisions: Connected Development Services, Connected Management Services, Connected Acquisition Services and Connected Capital. Acquisition Connected Development Services facilitates tenant-driven, ground-up development. Connected Acquisition Serivces buys and repositions existing retail properties. Connected Management Services provides retail property management, construction management and corporate services. Connected Capital arranges financing, operating, and strategic planning for regional and national retailers growth plans, including roll out and expansion capital, as well as merchant banking services. 4 CONNECTED ACQUISITION SERVICES our capabilities ACQUISITION & DEVELOPMENT TEAM PROPERTY MANAGEMENT In addition to overseeing our acquisitions and developments, the property management group handles 3rd party assignments. Our In-house expertise includes a full team of property managers, assistant property managers and assistants, of which the team oversees approximately 3.1 million SF of retail properties. ASSET MANAGEMENT & ACCOUNTING The asset management group and back office accounting team ensures our JV partners will see unsurpassed oversight of our properties, timely reporting, coordinated software functionality with budgets, business plans and monthly reports. TENANT REP BROKERAGE We represent over 275 retailers and restaurants. We develop overall strategies, provide market analysis, demographic profiles/trends and store performance measures for these clients. LANDLORD REPRESENTATION We represent landlords in over 28 million SF of retail real estate. In essence, we have a deep understanding of the entire picture of retail real estate in Texas and its surrounding markets. 3

While we are Texas based, we also see opportunity outside or state and continue to seek retail acquisitions in surrounding states, the southeast and southwest. Acquired and or developed approximately 1.5 million SF of institutionalquality retail real estate in the last 3 years. Client-centered development, acquisition and merchant banking services enable us to align with our retail clients to deliver their objectives. Partnering with institutional investors. Our thoughtful and disciplined approach centers around long-term thinking, and an emphasis on continuity, whether it s avoiding excessive turnover of assets or changes in portfolio management. By 2030, Texas is projected to add an additional 14 million to the 24 million people already here. And that is just in the DFW, Houston, Austin and San Antonio regions alone! In addition, Texas has more Fortune 500 companies than any other state and if Texas were its own country, it would the be the 10th largest in the world and the 5th largest oil and gas producer. In short, that s why we re based here. We seek those same growth patterns as it translates to retail real estate. Texas weathered the recession better than any other state and it continues to lead the nation with job growth. As consumer sentiment stabilizes, housing growth matures, the low cost of living prevails and capital markets stabilize, The Retail Connection is poised to be a big part of this current real estate cycle and beyond. The combination of Texas economic conditions, its geographical location, natural resources, infrastructure, population trends and even its fair weather have created the perfect opportunity for retail real estate, which should greatly outpace the rest of the nation in the coming years. Texas is big and its getting bigger. As more people flock to Texas, more opportunity in real estate exists. Our major metropolitan cities in Texas work together, providing a synchronized balance of industry, with distinct but separate personalities. 13 THE RETAIL CONNECTION investment team Stephen J. Hefner President Connected Acquisition Stephen J. Hefner serves as President of The Retail Connection, L.P s acquisition platform, Connected Acquisition. Steve oversees all of the company s acquisitions and is responsible for developing and maintaining the company s joint venture equity relationships for acquisitions. A 20+ year veteran in the real estate industry, Steve is a nationally recognized production leader who has directly acquired almost $2 billion in commercial real estate throughout the US, with a significant portion of that in retail real estate. Prior to The Retail Connection, Steve served as Managing Vice President of AmREIT, a publicly-traded REIT, overseeing the company s acquisitions and the operation of its Dallas office shefner@theretailconnection.net David C. Wilson President Connected Development Services David Wilson, a 38 year industry veteran, is President of Connected Development Services, a division of The Retail Connection, L.P. He is responsible for acquiring land and existing projects for development or redevelopment as well as overseeing the planning, leasing, construction services, and financing dwilson@theretailconnection.net Chad Bradshaw Vice President Connected Development Services & Connected Acquisition Chad Bradshaw is an Vice President of Connected Development Services and Connected Acquisition, investment divisions of The Retail Connection; L.P. Bradshaw joined The Retail Connections real estate investment team in Bradshaw works on a range of disciplines that include the identification of potential investments via development and or acquisition, value add asset management and investment exit. Development responsibilities include financial modeling, acquiring raw land, site planning and design, entitlement, marketing, lease negotiations, financing, permitting, construction and daily asset management of shopping center. Acquisition responsibilities include sourcing viable value add shopping center investment opportunities, underwriting purchase and exit analysis, performing due diligence, sourcing debt and or equity, closing the acquisition, establishing and executing leasing plan via brokerage team, daily asset management of shopping center and disposition of the investment. David M. Cassman Vice President Connected Development Services David Cassman is a Vice President of Connected Development Services with The Retail Connection and has over 30 years of experience in the real estate development business primarily developing big box commercial retail stores. He began his career with Wal-Mart Stores in the legal and real estate departments working on the financing and building of new stores in the Midwest. He then moved on to Target Stores where he developed numerous stores across the nation including many in California, Florida, Michigan, New York and Ohio. Dave has also led the real estate efforts for Home Depot, overseeing their real estate program for the western half of the United States. More recently he has been involved with numerous retail developments on the developer/landlord side of the transaction, including Lawton Marketplace which is a 375,000 SF Target Academy anchored shopping center in Lawton, OK cbradshaw@theretailconnection.net David holds an MBA JD from the University of Arkansas and is a member of the Minnesota Bar dcassman@theretailconnection.net 12

The construction division of Connected Development provides development services and construction management for retail projects and redevelopment assistance to Connected Acquisition mfawks@theretailconnection.net Matt Wilson Vice President Connected Development Services & Connected Acquisition Matt Wilson is Vice President of Connected Development Services, a division of The Retail Connection, L.P. Wilson joined the Connected Development Team in 2007 and has worked on projects such as Arlington Highlands and Village on the Parkway. Wilson is currently completing a 700,000 SF shopping center in Tyler, TX, The Village at Cumberland Park, which started construction in 2013, along with developing and redeveloping additional projects throughout Texas. Wilson is an alumni of Baylor University and the Associate Leadership Council of TREC mwilson@theretailconnection.net Clay Pickering Vice President Finance Clay Pickering is a Vice President Finance with The Retail Connection. Clay is responsible for coordinating TRC s debt financings and overseeing all lender relationships. Clay works closely with TRC s Connected Development Services and Connected Acquisition divisions to provide oversight on the financial modeling, underwriting and structuring of new investment opportunities. Prior to joining TRC, Clay was a vice president and asset manager with the Real Estate Specialties Group of Bank of the Ozarks. In this role, he was responsible for underwriting and structuring commercial real estate lending facilities for development, construction and bridge loans throughout the United States. He started his career as an appraiser with C.L. McDade & Company where he performed research and valuation on all types of commercial real estate including land, retail, office, industrial and multi-family. Clay received his bachelor s degree in business administration from Baylor University, and resides in Dallas with his wife and daughter cpickering@theretailconnection.net 13
