1 November 29 Building a Future Sharing a Dream Investor Newsletter Shui On Land (272.HK) Third Quarter and October 29 RMB5.4 Billion Contracted Sales Achieved from January to October 29 Shui On Land Limited ( SOL or the Group ) is pleased to announce that we have achieved strong contracted sales from January to October, 29. The contracted sales has doubled to RMB5.4 billion in 29 from RMB2.7 billion in the same period of last year. Strong Contracted Sales Achieved in Third Quarter (Q3) and October The total contracted sales achieved during the Q3 29 was RMB3.2 billion. Since most of the launched units have been sold in Q3, RMB2 million contracted sales was recorded in October Contracted Sales (RMB/ B illion) Contracted sales achieved for the year were from five key projects: Shanghai Taipingqiao Casa Lakeville, Shanghai Rainbow City, Shanghai Knowledge & Innovation Community ( KIC ), Wuhan Tiandi The Riverview, and Chongqing Tiandi The Riviera, respectively. 2 1 Total locked in Contracted Sales as of 31 October 29 Together with the RMB2.6 billion of contracted sales carried forward from 28 for 29 delivery Jan - Oct 28 Jan - Oct 29 and booking, the Group has recorded a strong total locked in contracted sales amount of RMB8 billion as of 31 October 29. *The figures quoted in this newsletter are unaudited and may vary from the annual report. 2 SOL Investor Newsletter November 29 Strong Take-up Rate with Higher Selling Prices for New Batches Released in Five Key Developments Shanghai Taipingqiao Casa Lakeville Residential Average Selling Price ( ASP ) of Casa Lakeview Tower 11 and 12 has reached RMB84,2 per sq.m. in September. In August, new batch of apartments in Tower 9 was released to Shanghai and Hong Kong markets in August. The one and two-bedroom apartments with sizes ranging from GFA of sq.m., was well received by the market and over 9% of the units sold in the first two days. ASP recorded at RMB73, per sq.m. versus the ASP at RMB56,4 per sq.m. achieved in June of the year. Wuhan Tiandi The Riverview Residential The Riverview Phase 2 (Lot A8 & A1) was launched in August to the domestic market offering two and three-bedroom apartments with sizes ranging from GFA of 8-13 sq.m.. The three newly-designed show flats for high-rise apartments of Lot 8 provide distinguished upmarket products to the market including Shinjuku Royale and Glamourous Ginza suites designed by the well-known Japanese interior designer Mr. Takaito, while the New York Uptown suits showcase contemporary life style. RMB345 million for a GFA of 22,6 sq.m. have been pre-sold from July to October. Over 95% of the units sold out on the first day with the ASP from RMB17,-22, per sq.m. and were sold out within a week. Buyers include entrepreneurs, university students, academics, government officials and professionals. Shanghai Rainbow City (Rui Hong Xin Cheng) Phase 3 (Lot 8) Residential Phase 3 of Rainbow City was launched in July to the domestic market with unit sizes ranging from GFA of sq.m. All units have been sold with an ASP of RMB28, per sq.m.. Chongqing Tiandi Phase 1 1 Residential RMB31 million contracted sales was achieved in the first half of 29, and the new batch of the sales for the Chongqing Tiandi Phase 1 recorded another RMB18 million contracted sales was achieved during the Q3 and October. The ASP has been increased from RMB6,6 per sq.m. in the first half of 29 to RMB8,9 per sq.m. in October 29. The large size units with river view in Towers 1 & 2 of Phase 1 have been selling at around RMB13, to RMB15, per sq.m.. 3 SOL Investor Newsletter November 29 Corporate News Mr. Vincent H.S. Lo Awarded Ernst & Young Entrepreneur of The Year 29 Mr. Vincent H.S. Lo, the Chairman and Founder of Shui On Group, for his entrepreneurship, has been awarded the prestigious internationally acclaimed business award, Entrepreneur Of The Year 29 in the China Real Estate Category, and also been nominated as the Grand Country Award winner among the winners of the other 12 categories. Mr. Lo will represent China to join the World Entrepreneur Of The Year award event in Monte Carlo in mid-21. The Ernst & Young Entrepreneur of the Year Award, also recognized as The Oscars of its kind, is one of the most prestigious global business awards that recognizes the contribution of business leaders who inspire others with their vision, leadership and achievement. New Management Appointments Mr. Daniel Y. K. Wan, Executive Director of Shui On Land Limited Mr. Wan, Managing Director & Chief Financial Officer, was appointed Executive Directors of SOL in August 29. Prior to joining SOL, Mr. Wan was the General Manager and Group CFO of The Bank of East Asia, Ltd. ( BEA ). He worked for BEA for almost 2 years. Mr. Freddy C. K. Lee, Managing Director Mr. Lee was appointed Managing Director of Shui On Development in August 29. Prior to this appointment, Mr. Lee was the director in-charge of our Wuhan Tiandi project and Foshan Lingnan Tiandi project. Mr. Lee joined Shui On Group in 1986 and has over 2 years experience working in construction management and property development in Hong Kong and the Mainland. Mr. Wan and Mr. Lee are professionals with rich knowledge and expertise in financial and property development industry respectively. With these appointments, the Group strengthen its management structure to foster sustainable growth and development of the Group. Three New Executives in Finance Department Mr. Ken Wong, Director of Finance Ken joined SOL in September, 29 as the Director of Finance and is responsible for the daily operation of the accounting and finance department of the Group. Prior to joining SOL, he was the Associate Director of Finance of K Wah Holdings Limited from and Director and Financial Controller of Sun Hung Kai Development (China) from Ken has over 3 years of experience in finance and accounting in real estate in Hong Kong and the Mainland. Mr. Timmy Leung, Head of Treasury Timmy joined SOL in September, 29 as the Head of Treasury and is responsible for bank financing as well as the treasury functions of the Group. Timmy worked in financial institutions for more than 3 years, 2 years of which was in the Mainland. Prior to joining SOL, Timmy was the Chief Marketing Officer of Fullerton Investment and Guarantee Company, a wholly owned subsidiary of Temasek. He was the General Manager of Hangzhou Branch of BEA in the Mainland before that post. Timmy is a committee member of Chinese People s Political Consultative Conference in both Huangpu District, Shanghai and Hangzhou. Ms. Michelle Sze, Head of Investor Relations Michelle joined SOL in September, 29 as the Head of Investor Relations and is responsible for all investor relation and on corporate finance matters providing proactive support to the investment community, and to the management. Prior to joining SOL, Michelle was the Head of Investor Relations of Yanlord Land Group Limited from 26 to 29. She was a Director of CB Richard Ellis Limited from in Greater China Region. She has over 13 years of working experience in the real estate sector. Michelle has an Executive MBA degree from The Kellogg Business School of Northwestern University and The UST of Hong Kong. 4 SOL Investor Newsletter November 29 Project Developments New show flats open for preview in Shanghai KIC & Chongqing Shanghai KIC Village Phase 2 2 Residential The opening of five show flats in the low rise courtyard apartments in KIC Village Phase 2 during the National Day holidays attracted thousands of visitors. This final batch in Phase 2 comprises of one to fourbedroom units with GFA ranging from 6-18 sq.m. per units. The apartments will be fully fitted with top quality materials. Serviced with a deluxe clubhouse of 3, sq.m., the development has attracted a big crowds in the sales launched. New launch of KIC in November received strong market demand Chongqing Tiandi The Riviera Phase 2 2 Residential New show flats have been open for preview in Phase 2 of Chongqing Tiandi since November 5. The new high-rise apartment towers with top graded internal fittings and unit sizes ranging from 5-17 sq.m. (net floor area) shall be available for sale from the fourth quarter 29. Opening of new sales centre for Chongqing Tiandi The Riviera Phase 2 New commencement of construction Construction of Shanghai Rainbow City (Rui Hong Xin Cheng) Phase 3 Lot 4 began in the third quarter. Two blocks of high-rise residential buildings with a total GFA of 62,3 sq.m. will provide over 64 units of high quality fully fitted residential apartments to the market. A total of 11,6 sq.m. of GFA is to be developed into retail space for the community. It is estimated that the project shall be available for sale in late 21 or early 211. Project Delivery The delivery of the physical possession of the Shanghai Taipingqiao Casa Lakeview Tower 1, 2 & 1 apartments had commenced in Q3 29. Tower 9, 11 & 12 are expected to be delivered in the fourth quarter. Other Corporate News Porsche Night in Chongqing Tiandi 69 members of the Hong Kong Porsche Club and their 38 top-class Porsches arrived in Chongqing Tiandi creating a spectacular scenery in the downtown Chongqing on 7 November, 29. A welcome party named Porsche Night was organized hosting over 8 VIP guests and citizens of Chongqing to enjoying a wonderful evening. On that day, the car connoisseurs toured Chongqing Tiandi, with a number of them showing their investment interests in the Phase 2 of Chongqing Tiandi, which is planned to be launched for presale in the fourth quarter of 29. Phase 1 retail space at Foshan Lingnan Tiandi opens for the National Day holidays Phase 1 of the temporary retail stalls at Foshan Lingnan Tiandi opened for the National Day holidays. This new initiative makes full use of the interim period before full scale construction works to be commenced in the site. It enables us to keep the shopping traffic in the area and generate rental income from the vacant site. These interim retail structure facilities are expected to last for only about three years, but are carefully planned and built with quality construction. With the customers volume grown considerably since the opening, Lingnan Tiandi has become one of the definite shopping spots in Foshan. Phase 1 has been fully leased out with a long list of retailers waiting for the opening of Phase 2. Page 4
