VILLAS AT JEFFERSON POINTE CONDOMINIUM ASSOCIATION Board Meeting Minutes August 29, 2016 Cull to_ Order The meeting was called to order by Vice President, Pat Wardlaw at 7:00 P.M. Attendance Board Members in attendance were P. Wardlaw, D. Chiacchia, J. Smith. Also present was a representative from Acri, Rinaldo Acri. 9 Homeowners representing 7 units were also in attendance. Approval of the Minutes.. The minutes of the July 25, 2016 Board meeting were unanimously approved. Financial Report R. Acri presented the Financial Report. The July 31, 2016 financial statement was reviewed. The reserve balance is $374,828. Management Report Action List- R. Acri reviewed the action list from the prior Board meeting. Correspondence- R. Acri reviewed the correspondence. Committee Reports Maintenance- P. Wardlaw presented the attached report. Landscaping- D. Chiacchia presented the attached report. Clubhouse- J. Smith presented the attached report. Rules and Regulations- D. Chiacchia presented the attached rule change regarding hummingbird feeders and feeding wild animals. This change was unanimously approved by The Board. Snow Removal- Bids are starting to come in for this season's snow removal. The annual opt-out letter was approved and will be distributed immediately. Old Business Nothing at this time. New Business Budget Input-The 2017 proposed budget will be presented to The Board at the October board meeting. The reserve budget will include driveway sealing. Homeowner Comments Termites-There was a lengthy discussion regarding the genesis of termite infestation and damage. A homeowner recommended that annual termite inspections should be done at the expense of the homeowners. Dryer Vent Cleaning- A new owner recently had their dryer vent cleaned. The owner stated that there was a large build up of lint at the roof vent screen. All owners are strongly urged to clean their dryer vents annually.

Landscape Committee Report 8-29-16 l. Brightview (Brickman) cut the grass on July 26, August 5, August 12, and August 23. A total of fifteen (15) grass cuttings have been completed YTD. A perimeter trim was completed on August 12. ') On July 25, a large limb broke off the Bradford Pear tree at unit 6372 during a severe afternoon thunderstorm. The debris was cut up and removed by Brightview (Brickman) on July 26. 3. Bright view (Brickman) completed the pruning of shrubs on Tuesday, July 26 1h.

EXECUTIVE BOARD MEETING August 29, 2016 CLUBHOUSE Fire alarms went off and Pat had Barry change the batteries. There is a possibility we may need new ones because their life span is 10 years. Our next Appetizers Pot Luck will be held on Sept. 22 nd hosted by Nancy Andrews and Barbara Stock. POOL Thanks to Bill Davis for repairing the crank on one of our table umbrellas. The gate at the pool was off center and has been repaired. B&R Pools delivered new liquids for the pool testing and a new skimmer. On August 22 nd, John Goodnight reported that the County Inspector visited and inspected the pool area and log book for testing the pool water. He was pleased with the recording book and our numbers coincided with his. He stated that the depth numbers should be marked inside of the pool. He is sending a report to Acri. 08/26/16 Proposed Rule Change - Hummingbird Feeders Section Ill, H. 7. (Current) " Bird Feeders are not permitted. Residents should not feed the wild animals" Proposed change: Bird feeders are not permitted, with the exception of seasonal hummingbird feeders. Only one hummingbird feeder is allowed per unit and must be placed inside of the owner's patio fence. The feeder may be attached to the inside of the patio fence or suspended on a Shepard's hook, located inside of the fence. Hanging the feeder from the awning frame is prohibited. The hummingbird feeder is for seasonal placement only, and must not be put up before April I s1, and must be taken down by November I 5 1, of each year. And add Section III, H. 8. Residents should not feed any wild animals including, but not limited to, deer, rabbits, squirrels, raccoons, feral cats, and turkeys.

We need vendor to take care of old trees when the need arises We are in the third year (of four) with our landscape vendor. There is no price increase in the 4 th year. POOL/CLUBHOUSE Pool testing chemicals and new net were delivered by B&R Ask Barry to check the pool gate along with one of the umbrellas- crank fell off. SNOW REMOVAL Snow removal bid requests will be sent by mid-august and are due back by September 30 th Add J& D Landscaping to the vendor list to receive bid proposal. 412-537-1229 RULES AND REGULATIONS Proposed rule change for hummingbird feeders will be presented and voted on at the August 22, 2016 Board Meeting. Jean will update and make corrections to rules and regulations and present at our next Executive session meeting for review and approval.
