INVESTMENT PHILOSOPHY Jaymor s philosophy of investing in existing operating properties eliminates the investors exposure to construction and lease up risk. The Jaymor Group firmly believes that the basic risk/reward fundamentals of investing are the main criteria for an investment decision. The fundamentals are determinants in Jaymor s search for properties that demonstrate potential for significant future capital appreciation. Jaymor s relationships with many financial institutions, real estate owners, developers, and intermediaries has been an integral part in acquiring assets that were not available to the general market. Through Jaymor s structuring expertise, it has been able to develop an investment offering which is beneficial to all parties concerned.

INVESTMENT STRATEGY The Jaymor Group s strategy in creating investment opportunities is to first select performing properties in cities which are experiencing economic growth and are expected to do so for the foreseeable future. We then structure the investment to maximize the overall return, comprised of cash flow, tax savings, increased equity and capital appreciation. With its experience and a diverse network of professionals, The Jaymor Group continues to focus on identifying, acquiring and developing prime income-producing real estate. Jaymor begins by studying the economic climate in a city where potentially undervalued properties are located. It looks for areas which are economically strong and are on the verge of significant growth. This enables Jaymor to obtain properties at a good value, enhance them through financial upgrades and maintain them with entrepreneurial management. In today s challenging economic climate, this approach has proven to be essential in the development of successful real estate investment ventures.

ASSET MANAGEMENT The Jaymor Group works together with top notch property managers to develop a strategy unique to each project to maximize rental income and ultimately the value of the project. The property managers function is to implement the marketing program, provide on site management and to maintain the project in top condition. The Jaymor staff is responsible for investment decisions, asset management, legal and accounting functions and reporting regularly to all investor partners. Jaymor currently acts as asset managers for approximately $250 million dollars worth of real estate in Florida, North Carolina and Ontario. DISPOSITION The Jaymor Group is committed to seeing its projects through from start to finish. Whether selling or refinancing, Jaymor combines market experience with its relationships with institutional lenders, real estate intermediaries and property owners to achieve the best overall returns to its investor partners.
