No two marinas are alike. Our group of skilled professionals will customize and tailor a management program to fit the needs of your marina. Specializing in under performing and difficult management situations Marina Management Services has been operating marinas since 1988. MMS is comprised of a small group of highly skilled professionals with varied disciplines from both inside and outside the marina industry, whose backgrounds enable them to focus on managing the various aspects of any marina orientated business. MMS recognizes that no two marinas are alike and that the needs of each marina are unique. We work closely with our clients to customize program objectives that fit their needs. Depending upon each particular situation a program strategy may require an immediate short-term solution to alleviate a crisis with additional follow up leading to a long-term solution. There are two basic types of management programs MMS offers its clients. The first is a management oversight program and the second is a full management contract. The Oversight Management Program provides an independent perspective on the marina and assures owners and lenders that their interests are being protected and improved. We provide the owner with ongoing physical, financial, and marketing recommendations, and continually strive to improve the value of the property. We achieve these objectives through monthly visits to the property and consultations with the owner and staff to review the implementation of prior recommendations. We provide advice on maintenance and capital expenditure issues to ensure that the property will sustain and improve its income potential. By creating specific financial benchmarks for the property our progress is measured as well as the properties progress. With MMS s Full Management Service we take control of the marina s day-to-day operations while providing the same consultation as the Oversight Program. This service is geared toward absentee ownership and owners not familiar with the intricacies of the marina asset class. With the full management program, we are able to offer our clients customized management systems and financial controls with flexible reporting formats to allow the client to design a reporting package that fits their needs. CONSULTING EXPERIENCE Marina Management Services provides professional strategies for the daily operations of marinas worldwide. BIOGRAPHIES DENNIS P. KISSMAN PRESIDENT AND CHIEF EXECUTIVE OFFICER Dennis Kissman has been part of the recreation industry for over thirty-eight years and in 1988 began Marina Management Services Inc. (MMS), an internationally recognized management and consulting firm specializing in marinas. Mr. Kissman is a member of the National Marine Manufacturers Association (NMMA) and represents the Association on the International Council of Marine Industry Associations (ICOMIA) International Marinas Group. He has also served on the Board of Directors of the Marina Operators Association of America (MOAA) now called the Association of Marina Industries (AMI) from 2002 2004 and was the Chairman of MOAA s Marina Financing Committee. Mr. Kissman is an active member of the Marine Industry Association of South Florida and has served on several subcommittees of the Association. Speaking engagements include the National Docks and Marina Conference sponsored by the University of Wisconsin Sea Grant program as well as several state and regional Marina Trade Associations. The 1996, 1999, 2002, 2005 and 2008 International Marina Conferences held in Genoa, Italy, Fort Lauderdale, Florida, Sydney, Australia, San Diego, California and Oostende, Belgium respectively as well as several International Marina Institute s educational conferences. He also participated in an advisory capacity at conferences sponsored by the Florida Sea Grant program on Blue Belting. Mr. Kissman served as a member of the International Marina Institute (IMI) as committee chair, and he authored the Standardized System of Accounts for Marinas and Boatyards. Since 1995, Mr. Kissman has published a financial/management column in Marina Dockage, a marina trade publication. He has also published numerous articles in other trade publications and has been quoted in many marina industry related articles published throughout the United States and Europe. MARY KUHN WEST COAST ASSOCIATE SAN DIEGO, CA Mary Kuhn began her waterfront career as Operations Manager for Seaport Cruises in 1981. Mary also served as a volunteer for the Sail America Foundation and the San Diego America s Cup Syndicate. She launched her customer service/hospitality career at Meridian Condominiums where she co-founded the Concierge Association of San Diego. Ms Kuhn joined the Marriott Corporation and enjoyed a successful 19-year career with the San Diego Marriott Marina. As Marina Manager, Mary helped guide the marina through the Republican National Convention, 3 Super Bowls and several America s Cup Races. Mary took the lead on high-profile conventions and major marina upgrade projects including the refurbishment of the marina seawall. She also led the marina through such challenges as the marina fire of 2006, and she wrote the training manual for all Marriott Marinas. Mary was responsible for preparing the Marriott Marina for the California Clean Marina certification process, she sat on the California Clean Marina Planning Committee and has been elected President of the Clean Marina Program for 2018. As a member of the ICOMIA planning committee Mary was responsible for winning the bid to host the International Marina Conference in San Diego at the Marriott Marina in 2005. As General Manager of the California Recreation Company in Newport Beach, CA, Mary was responsible for the operation of their 5 marinas and was highly involved in the revitalization of Balboa Marina. She worked on the permit process, design and selection process of all vendors, and was responsible for the relocation of all marina guests. Ms Kuhn served as Marina Manager for California Yacht Marina and Glorietta Bay Marina as well as Operations Manager for Driscoll Mission Bay and Driscoll Wharf. Mary served as a Board Member, Vice President and President of the Marine Recreation Association. She has also chaired the San Diego Dockmasters Group for several terms over her 30-year career.
