6.3.1 Painted Masonry Preference: Masonry should not be painted. 6.3.2 Bright Colors Preference: Bright colors should only be used for accents and decorative details such as window details, storefronts, and entrances. Design Guidelines for All Buildings Principle 7. Building Signs, Awnings, and Lighting Building signs, awnings, and lighting play an important role in helping establish the perceived liveliness and safety of Lower Downtown street life. Policy 7.1. Signs Building signs can do much to create a lively streetscape. Recommendations: 7.1.1 Design Requirement: All signs shall meet the requirements of the B-7 Zone District and the Vital Signs Ordinance. Requirement: All signs, both flat and projecting, shall be in scale with and in proportion to the building. Preference: Projecting signs should be sculptural, three dimensional, vibrant, smaller signs, and not the primary advertising signage. Preference: Projecting signs should be a maximum of 3 feet by 4 feet. Preference: Diverse signage - including wall signs, projecting signs, and window signs -should be encouraged. Preference: Signs lit by historic type fixtures, such as goosenecks, should be encouraged. 7.1.2 Placement Requirement: Wall signs shall fit within the buildings facade. Preference: Storefront signs should be located in the sign band of the facade to avoid obscuring architectural details. Preference: The location, material, size, color, and lettering style of multiple storefront signs on single buildings should be coordinated. Preference: Signs identifying businesses or buildings should be located on windows or doors. Preference: Painted letters or free-hanging neon signs should be used for window signage. 7.1.3 Materials Requirement: Internally lit boxes with plastic or glowing faces or letters shall not permitted. Requirement: A plastic look shall not be permitted. Policy 7.2. Awnings Awnings are like eyebrows over storefront windows: they help shade the merchandise from harsh sunlight and the observer from glare. Materials, configuration, dimensions, and location of awnings must be appropriate to the building Recommendations: 7.2.1 Design Requirement: Awnings shall be designed as integral elements of building façade. Preference: Awnings should be a minimum of three feet deep (front to back). Preference: Awnings should be functional, actually offering people and merchandise shelter from rain and sun. 7.2.2 Placement Preference: A continuous band of awning should not obscure architectural details. 7.2.3 Materials As of June 19, 2007 Lodo - MP 14
S IGN P ROGRAM 1 16th Street Tenant Blade Sign, a new landmark in LoDo offering a mix of office, retail and residences is located at the intersection of 16th Street and Blake. Its architecture achieves a visual harmony with adjacent historic structures by using corresponding façade geometry, brick color and building massing. The accompanying sign program builds on the expressive modern qualities of SugarCube while recognizing its historical setting. It will be designed to meet the Lower Downtown Historic District Sign Guidelines 7.1.1 7.1.3. External spot, neon/led channel or halo illumination is required. The sign is mounted to and the power is supplied via the embedded placements integral to the building. Minimum clearance to grade is 8 feet. Wall signs will be permitted only with the approval of Urban Villages, their maximum size being 3' X 4'. Vinyl graphics applied second surface to the glazing to identify entry doors and business hours are acceptable. Their size and placement require approval by Urban Villages. 2 Blake Street Tenant Wall-Mounted Sign This is a wall-mounted Identity Sign with a convex, routed aluminum sign face back lit with a recessed light tube. Power is supplied via the interior or the canopy above. Tenant ID is fabricated of metal with painted, anodized or brushed finishes to match or compliment the dark anodized color of building s metal trim. The second identification format is a vinyl graphic applied second surface to the glazing. Its maximum size is 3' X 3'. The design and placement of either sign format requires approval by Urban Villages. 3 Public Parking ID Blade Sign A double-sided, convex face, neon halo illuminated Public Parking ID Sign positioned on the brick fascia above and to the left of the parking garage entry. The design will meet sign codes specified by the City for the Lower Downtown District (B7). Maximum size is 3' X4' (12 total sq. ft. sign face). Orientation may be vertical or horizontal. The sign mounting arms will be of a proportion similar to the design shown. The spacing width of the support arms may vary to accommodate the sign s design. The twin support tubes are 2.5" X 2.5" square steel tubes (.188 wall thickness) are painted with a MAP finish to match the dark anodized mullions. External light fixtures are B-K Lighting Sign Star Style C (MR16 50 watt lamp) with the BLP Satin Black finish. Transformers are concealed within the sign cabinet. Twin 2.5" x 2.5" MAP painted steel square tube supports are welded to the 3/16" painted steel mounting plate (24-7/8" x 2-1/2"). Paint will match existing black/anodized finish of the building s trim. The sign s electrical connection is routed through one of the support tubes. Additional bolts for the mounting plate may be required as the sign s increased size/weight/wind load dictates. Blade signs are the preferred identification format for the 16th Street elevation however wall signs will be allowed with the approval of Urban Villages, their maximum size is 12 sq. feet. Two sign formats are recommended: 1) The illuminated wall sign format detailed to the right 2) Adhesive vinyl graphics applied second surface to the tenant s door or adjoining window. Fabricated steel square tube framework with vacuum-molded convex face panels painted a MAP metallic blue. Letter P has a compound curve to match the face panels. Outer rim of curved face panels and the two P s are halo illuminated with blue and white neon tubes respectively. Outer rim is fabricated of aluminum MAP painted to match the building s dark bronze/black aluminum trim. The letter P s are pinned 1" off the face panels using fasteners with decorative silver-plated heads. The layered, dimensional quality of the public parking P icon sign echoes the clean, contemporary architecture of SugarCube. The night rendition of this sign with has a distinctive, luminous quality with the inner and outer halo illumination of the curved, metallic blue face panels. Base plate is mounted to brick face with lag bolts and shields (VIF).
