The subdivision was performed by the Laguna Beach Co. with L.C. McKnight as president and H.G. Heisler as secretary of the firm. Laguna Cliffs was the first subdivision in the City to have water pumped directly to each lot. A large banner at the main office read "Laguna Cliffs - The Tract With Water." After the subdivision occurred, only a few scattered beach cottages were built, the oldest and original house in the neighborhood being that at 390 Magnolia built in Some houses remain from the late teens, but the vast majority are from the 20's when,year-around Lagunans took up residence on these streets near to the downtown. Laguna's leading builders such as Ropp & Mackey, H.C. Hind, and Arthur Littlejohns actively developed the neighborhood and 1 ived there as we1 1. Homes were mostly owned by those who worked in Laguna--bankers, plumbers, carpenters, etc.--who helped sustain the town for those who camped and summered there. 20. See individual Hawthorne 1917 (C) m A wood frame builder bungalow with double-gabled roof and clapboard siding. This basic box-plan house shows Craftsman influences in the use of ornamental purl ins, framed windows with extended lintels and a patterned brick chimney.

Hawthorne 1925 (K) A two-story Colonial Revival house with gabled roof and shingled siding. The front of the house is perpendicular to the street, probably to maximize what was once a panoramic ocean view from this lot. A porte cochere is on the side and echoes the architectural treatment of the entry portico. Wide posts and a stepped parapet characterize the portico. Six-over-six double-hung windows on both the first and second stories comprise the fenestration. An ornamental chimney rises from the porte cochere along the side of the house Hawthorne 1936 (C) A low-to-the-ground board and batten cottage on an "L" plan. The cottage is one story with a gabled roof. Framed casement windows provide architectural accent. Lush courtyard-like garden adds Mediterranean quality.

PAGE C3 OF Hawthorne 1926 (K) A Craftsman influenced cottage with "L" plan and gabled roof. * Staggered butt shingle siding (unpainted in the traditional manner) is the most noteworthy architectural feature. A brick chimney is located on the forwardmost gable. Alice Caldwell, a local music teacher and concert pianist, lived here many years a beginning in the early 1940's. Her parents, Samuel and Carrie, 1 ived here as we1 1.. *I Hawthorne (C) A two-story box-plan house with hipped roof and clapboard siding. A lower story corner addition, also with hipped roof and clapboard siding forms the entry porch and an enclosed sun room. Exposed rafters, framed windows and porch posts comprise the architectural articulation.

I I Hawthorne (K) A Provincial Revival influenced cottage with steep-pitched, multi-gabled roof and shingled siding. The front gable faces feature rectangular venting with prominent picture windows below; west window is four-part with mu1 1 ioned transoms while the east gable face has an angled bay window with transomed fixed panes. Center of front face has a modified Palladian window. An ornamental balustrade and brackets articulate the entry porch. A brick stoop leads to the entry.

Hawthorne 1924 (K) A Craftsman house with an ocean orientation, comprised of two stories with multigabled profile and shingled siding. Typical of the builder designed Craftsman homes, this one defines itself with side-facing gables on the second story and a lower front-facing gable below. A shed roof extension on the upper story with shingled posts forms the once common sleeping porch. Several large two- and threepart picture windows with mullioned transoms adorn the house. Exposed rafters, embellished bargeboards and elongated shingles complete the Craftsman statement. Owners during the 30's were sisters Ann and Catalina Mason. They were known for the large garden parties they held here to which the elite of Laguna came. Their notoriety went beyond Laguna Beach, and often various movie stars dropped by for the lavish garden affairs.

a Myrtle 1931 (E) An eclectic Craftsman and Cotswold influenced cottage with a box plan, gabled roof and shingled siding. Main roof has side-facing gables while a smaller front-facing gable with a sunburst embellishment rises from the center ridge. The architectural treatment overall echoes that of a Cotswold cottage; this is most notable in the arched wooden door. Riverstone steps, typically Craftsman, form the entry stoop, retaining wall and chimney. A wishing well with riverstone tub and wood over-structure is located in the sideyard along with a detached shingled garage with loft above.

Myrtle 1926 (K) A Colonial Revival builder bungalow with a box plan, clapboard siding, and multigabled profile. Side-facing gables are contrasted with a central front-facing gable which forms the porch overhang. This gable overhang is supported by elephantine piers with brick bases and is embellished with slatted venting and a row of dentils. Abe Johnson, an early Police Chief, and his wife Agnes lived here in the 30's. They may have been the original owners Hawthorne ca (estimate) (C) A two-story frame house with modified "L" plan, multi-gabled roof and clapboard siding. Entry is at the apex of the "L" where a porch is formed and supported by wood posts. Second story is stepped back of the east wing only. A lean-to addition is located in the rear.

PAGE 29 OF Myrtle 1930 (K). A double-gabled builder bungalow treated in the Craftsman manner. The house has shingled siding with a recessed entry and skirted bay window on the side. A bronze sculpture by Laguna artist Anna Hills in located atop a stone drinking fountain at the foot of the park.

Cliff 1927 (K) A two-story rooming house with box-pl an, f 1 at parapeted roof and tongue-and-groove siding. Fenestration and entry are in a symmetrical arrangement; a hooded band circumscribes the upper girth of the building just below the roofline Y Cliff ca (C) A large beach house which appears to have been modified to include rooming facilities. The house below the alterations consists of a hipped roof, box-plan and probably clapboard siding. Pedimented gables with sunburst embellishments are located on each side. This is the last of the rooming cottages which once dotted this portion of Cliff Drive.

91-,241 Lower Cliff 1920 (C) a A hillside builder bungalow with ocean orientation. The house cascades over the bluff and has a multi-gabled profile with clapboard siding. Entry is through a side recessed area. Ornamental purlins and arched windows provide the primary embe11 ishment. This may have. been known as the Edgecliff Hotel-Apartments at one time.

PAGE i % High Drive ca (K) Though not visible from High Drive the building is very visible from the downtown below. This is a clapboard building which cascades over the bluff and serves as one of the last remaining cottage-apartment buildinqs which were located on this bluff durina the 20's when this portion of Cliff and High Drives had many such 4 buildings. This originally served as the home of George and Wilma Thompson.. Mr. Thompson was the manager of the Laguna County Water District and had this built as his family home.

High Drive 1924 (K) A wood frame cottage very similar to those constructed elsewhere in the county around the turn of the century. This has an L-plan, hipped and gabled roof, clapboard siding and a corner porch. The porch supports are ornamental bracketed pillars with a connecting slatted balustrade.

High Drive 1934 (E) A Mediterranean Revival estate with corner location. The house sits high on a lot and features a multi-faceted plan and profile resulting from various elevations and projections. Each wing has a tiled gable roof with circular pigeonhole tiles as an embellishment. Entry is at the center and includes two magnificently carved doors. A wooden balcony terrace spans the center portion of the second story and has an ornamental balustrade of jigsawn wood. Main front gable face has a large arched window. Spiked iron shutters are on the first story. Singer Lena Horne lived here in the 30's and used this as a seasonal home.

High Drive (K) A Stream1 ine Moderne house with a flat roof and stucco siding. A central rounded projecting bay with curved windows provides the primary Moderne influence. Main roof forms porch overhang to one side. Banding along the roofline and regularly spaced windows add to charcteristic horizontal qual ity. Chimney is located in center of rounded bay. The house was built for Frank and Frances Gardner by the firm of Ropp & Mackey. 96. J2f~i~h'~rive (K) A Mediterranean Revival estate house with modified box-pl an, ti le-gabled roof and stucco siding. The facade projects at irregular intervals providing dynamic qual ity. Entry is at second level via stairs. A Monterey Revival type balcony is at second and third levels; this is comprised of bracketed wood posts and modified spindle balustrade. Wing over garage extends forward slightly and features arched and bracketed embell ishment.

High Drive 1916 (E) What started as a small frame house has recently been compatibly rehabilitated. The house sits back on a high lot and is Craftsmanesque in appearance. Gabled roof and shingled siding provide this implication. The house is important for being the home of Dr. Day and his wife, the first doctor in Laguna Beach, Dr. Day arrived in 1914; he initially came for his own health, but stayed and became the city's first full-time doctor. The Days originally bought half an acre whose deed included special provisions for Mr. Irvine (of the adjacent Irvine Ranch) to move his cattle across the property. That provision is still in existence. A small shed structure on the rear of the property originally served as the off ice of Dr. Day, but he was sick often and couldn't practice, so he used it as a stable. Though still owned by the Days until just a few years ago, they closed the house for 45 years while they lived in Valley Center, California. Upon returning to Laguna as a widow, Mrs. Day sold the house to John and Constance Belda who have been responsible for the rehabilitation work.

High Drive 1924 (E) A two-story Cotswold influenced house with gabled roof and shingle siding on the second story and ornamental stone on the first. Entry is on south end of front through an arched brick extension; door is arched and very Cotswold in appearance. A piled stone turret with tiled pigeonholes is on the north end. Alley side of house features two modified turrets with narrow recessed windows; siding includes stone, brick, plaster and shingles. Rear oceanside is board and batten.

482 High Drive Ca (E) A Spanish Mediterranean Reviv 1 estate home with grand loop entry drive set back up on the hill. Has tiled roof tnd stucco siding. Facade is irregular with various curved and angular projectior. Casement, mullioned, arched and peep hole windows are used throughout. Brick ind stone is used for driveway retaining wall; this same work is repeated in the r imney. This house is one of the grandest examples of the style in the city. What started as an earlier ~ungalow perhaps grew into this estate under the ownership of Heil Ryder and i s wife. They were a couple from New York, he was a financier and involved in t! movie industry in Hollywood and she was a former bal let dancer. The house was 'urnished lavishly in Spanish decor. Josha Heifitz, violinist, spent a summer re with the Ryders. No doubt other well-known personalities stayed here as.el 1.

e High Drive 1922 (C) A Provincial Revival influenced house with steep-pitched multi-gabled roof and asbestos siding. The house is articulated by two front facing gables with a shed dormer in between. The house has been modified in recent years and the present facade is likely not the 1922 original. The house is important for its owner of the 19401s, Leslie T. White. She was a writer who lived here many years and wrote stories and books including Ivan the Terrible High Drive 1913 (K) One of the earliest remaining cottages in the neighborhood, this is a simple double-gabled cottage. Upper gable faces ar.e sided in board and batten while remainder of house is shingled. A bend of large windows extends most of front and north side. Exposed beams on the exterior suggest Craftsman influences.

Monterey 1920 (K) A double-gabled, board and batten bungalow with a corner entry porch under the frontmost gable. A bungalow with board and batten throughout is unusual. The house was used early on as a summer rental by artist Will iarn Riddle. He later 1 ived in Laguna permanently and served on the City Counci 1 from He became involved in real estate development and was responsible for building the Del Camino Hotel (formerly) at 1289 South Coast Highway. It is said that he is the councilman responsible for passing the resolution which mandated that a11 streets in Laguna lead to the beach so that no one residential street would bear the entire traffic burden I Monterey 1928 (C) A California cottage with double gables and box-plan. The frontmost gable forms the porch overhang. The house was superficially altered in a 1940 remodeling.

Monterey (C) Frame cottage with box-plan, gabled roof and shingled siding. portico is supported by diagonal braces. A gabled entry Monterey 1926 (K) What was a one-story California bungalow has had a very compatible second story added to give the house a full Craftsman dimension. The house has three staggered gables of which the frontmost forms the porch overhang; this is supported by elephantine wood piers. An arroyo stone chimney has been added with the second story. That, along with purl ins; exposed beams- and gable venting complete the Craftsman elements. The house was originally owned by Mil 1 iam and Claudia Clapp. Mr. Clapp was retired at the time he lived here, but had previously run a rooming house on Ocean Avenue.

Monterey (C) What started as a board and batten cottage became a clapboard bungalow by the time it was finished. The house has an irregular-plan with gabled roof and board and batten on one wing and clapboard on another Monterey ca (C) A cottage with box-plan, gabled roof and patterned shingled siding. and other windows have been replaced with aluminum frame windows. hood shelters the entry. Second story is located over the attached garage. Main entry is through what appears to be a lean-to extension; an arched opening of lattice leads to the entry porch. Casement windows are used throughout.

Cypress (K) Classical Revival cottage popular elsewhere in the county at the turn-of-thecentury but virtually unknown to Laguna. The house has the typical box-plan with pyramidal roof and corner porch with half-sized colonial columns. This was originally the family home of H.C. Hind, well-known Laguna builder. -a Cypress (K) A Colonial Revival bungalow with clipped gable roof, box-plan and clapboard siding. Gabled entry is the architectural focal point; it features two pairs of colonial columns connected by an arched fascia 1 ined with denti 1s.

The cottage was originally built by Mr. and Mrs. Spots of Orange as a summer house. When the Laguna Cliffs subdivision occurred in 1906, a prize of $100 was offered to the family who built the first house. The Spots were eager for the prize and invited family and friends to help them build. The house was finished in one weekend and the prize obtained. In 1918 present owner Pearl Clanton acquired the house; she used it initially as a beach house and now lives permanently in a new unit to the rear. The house is important both as the first house in the Laguna Cliffs subdivision (which comprises most of north Laguna) and as one of the best remaining intact examples of the early Settlement Beach Cottage style. This is typical of the many board and batten cottages which were hand constructed in Laguna which have now been lost or buried under more recent bui lding styles. 20. The cottage was built as a family project by the James Kyle Family of Riverside. Mr. Kyle came to Riverside to retire as an orange rancher and happened to come to Laguna on a camping trip; he fell in love with the town and built his family a summer cottage at this address. The cottage began as one room and was gradually expanded to its present size by the late 20's. Most of the work was done by Mr. Kyle and his two sons. The house is still in use as a seasonal cottage and is still within the ownership of descendants of the original James Kyle. It is one of the few hand-built cottages that remain in Laguna and one of even fewer that are still used as seasonal cottages. At the time the cottage was built, it was one of a handful in the neighborhood. It is located at a high point on the hi 11 where it had a commanding view and direct 1 ine-ofsight to Main Beach below. The view was so unobstructed and the air so clear that Mrs. Kyle could hang a colored towel out back-as a sign to the boys playing on Main Beach below that it was time to come home for dinner. 20.
